Great that everyone seems to be able to get through their sales so quickly at the moment.
Has anyone got any thoughts on exclusivity contracts, from the seller POV? Our various prospective agents seem to think they are great but I still can’t see the advantage from my end as a seller.

Sounds exciting @Orangelover. I fell in love with our new house the minute I saw it on Rightmove. It's on a through road so it's a busier road than we'd hoped for a forever house but the house is otherwise so perfect it doesn't even feel like a compromise! We viewed at 6pm and the sellers invited us in to sit in their living room - we sat and listened to the noise at what was presumably likely to be the busiest time of day and it wasn't anywhere near as bad as what I expected and, like the house you've seen, there's a big driveway so don't think it'll be an issue. It's amazing how your requirements soften a little when you get the feeling it's the one. Keep us posted on how you get on! Love hearing positive house love stories from other people now our house hunt is over!

Hey NannyPear, yes bit of an update. On Thursday we offered £285k (95% of asking) and it went down ok. The EA said vendor thinks it’s too low at the moment but when we have a buyer it’ll be a different story. We have instructed them as our EAs as it’s in everyone’s best interest and they have done the valuation and photos. Hopefully will be on the market first thing Monday! Also tips for keeping it perfect with a little one- no idea, our daughter is 20months and we are doing far too much screen time to save getting the toys out.

That sounds good T40. Good tactical move using their EAs as well, as they will hopefully convince the sellers that your house is very sellable and it keeps communication more simple.

How is everyone doing ? We’re going in right direction I think. Viewing number 8 today and coming up to end of second week. Nothing like some of the amounts on here but quite steady.

There is someone who loves it apparently but needs to get an offer on theirs then someone who viewed yesterday was sounding interested but lost their buyer literally as they were viewing. Today’s viewer is under offer I think . We’ll keep plodding on but I am sick of it already!

Those of you who have sold so quickly, how have you done it? Does it depend on the area you are in? Mine has been up for 9 months, a handful of viewers and we have reduced the price, but no offers. We are going with a different estate agent from next week, but I don’t see it making much difference. Good luck to everyone on this thread!

My mum's in Yorkshire and has accepted an offer and had hers accepted in a week.However the house next to hers is empty and has been for sale for 2 years and is now on lower that hers.
The difference is the bathroom and décor but a lot of people can't see past that.

@WaynettaIsMyStyleIcon - I think that it can a) depend on the region you live in (some area slower than others) or b) it's overpriced in some way.

You could say there are drawbacks, e.g. decor, modernisation, garden size or busy road.. But it means the same thing - the price exceeds the price at which a buyer will overlook any drawbacks the house has.

Where I live, there are houses on sale for 2 years in what was a lively market until a couple of weeks ago. These are the ones that are holding out for a mythical price. Many people like me won't even view a house out of price range.

@FoolsAssassin you're in a very similar situation to me. We've had 7 viewings so far and two more booked in. Apparently the last person who viewed it said it was the best they'd seen (out of 9 houses) but is waiting for an offer on theirs before putting in an offer. We're exactly the same in that we're waiting to go under offer before putting an offer in on the house we like. So just continuing to play the waiting game!

I am not great at waiting !! Had viewing number 8 this afternoon but nothing more booked in now. One of yesterday’s didn’t like it so at the moment it is down to hoping that the people get a buyer and still want to put an offer in when they do . Currently sick of all the cleaning and told agent to blank out tomorrow and Saturday as hot and I need a break and just a couple of days knowing we have the house to ourselves.

We got a great offer yesterday, 7% over HR value, and accepted it this morning, 6 days after going on the market.

BUT I'm in Central Scotland and this is just what's happening right now. We viewed, offered and got offer accepted within 3 days of our new house going on the market.

So it's onto getting a mortgage offer and hopefully start looking at dates. I think we're in a rather long chain...

When I read these property threads it's crazy what you guys put yourselves through. Things always go much faster here. Even viewings, you don't have time to have a second one and usually you spend max 10-15 minutes looking about the house before you decide to offer. Home report/survey is paid for and carried out by the seller before you view. And the whole process from selling your home to getting in your new one tends to only take a few months. I don't get how so many people in other parts of the UK are waiting months on end to move home?! Sounds bloody awful!

Our offers over and closing date system can be a bit shit though.

I'm with you @NannyPear we're selling and buying with an 8 week turnaround from when our offer was accepted. Lawyers won't do anything until mortgage offers are in. We're now four weeks to go, lawyers have been on holiday for two weeks with no holiday cover, no mortgage offer in (no idea about our buyer's offer either) and everyone is saying that's plenty time so not to worry. Our timescales are being set by our sellers who already had an offer accepted on another house with a date of entry agreed in principle but we were happy to work with that. We were told it could be done in 4/6 weeks if it wasn't for all the mortgage delays right now.

I read these threads and agree that the English process sounds far more stressful. It's difficult to believe the process can be so different. Offers over and closing dates are awful but at least there's no risk of gazumping or gazundering and it doesn't seem as easy to pull out after offers are accepted.

@Basillify do you have an idea how long it takes to get a mortgage offer? Dying to have an idea of when we'll be moving but won't know until we get past this step.

@NannyPear mortgage advisor said Nationwide would turn it around in a couple of weeks. We're currently at 3 (as a result of an oversight at Nationwide) but it's expected next week. On the other hand he told us to avoid Barclays because they're so unpredictable he couldn't have confidence they'd issue an offer within our timescales. The volume of offers and bank staff on furlough really seems to be having an impact but the advisor was good at narrowing down the lenders with best turnaround time. My DP was reluctant to use a mortgage advisor because he thinks they're all salesmen and could find the deal himself but it was definitely worthwhile for that kind of info as we'd never have known those things otherwise.

Having had a low offer the week it went on sale (& the person then ghosted the agent...), I had a near asking price offer from some ftb who love the house last Saturday which I've accepted. Was a bit wary of their financial position due to banks being so careful but my estate agent says they check out fine with the financial advisor (and I trust my agent - worked with them when me and exh split up and sold the family home). So I sold 2 weeks after going on the market. I think it's a combination of me making sure the house was presented to its absolute best, and a hot market. Now I'm subject to the hot market with offers on properties I've seen before I get chance to see them! Fingers crossed I find somewhere. But it can be a jungle out there and you need nerves of steel

Hey how is everyone doing? Our house went on the market on Wednesday and tomorrow we have our first viewing. I was starting to get panicked that no one liked our house but I think the market is just getting flooded now. Plus it’s definitely a FTB house and if anything the current climate has made it difficult for those buyers not easier. Speaking of which I googled our viewer for tomorrow (after the EA gave his name in the confirmation email) and he has a pretty blatant digital footprint. Facebook pics imply he is single and linked in states he’s just left his job and is looking for work. Now I know the company he left have been giving out handsome redundancy packages but surely you have to have a steady income to be approved for a mortgage? Or am I reading into this too much?
No other news on the house offered for yet x

Mine has been in the market for a month. Had about 15 -20 viewings and at least 4 came back a second or third time. Quite a few cheeky offers but today's one was much closer to asking but they are not in a position to proceed as their house only just went on the market. 3 more viewings this week.
I had lost interest as there's not much I want to buy - but if I get a serious offer I have a few ideas of where to look having checked out rightmove and expanded my search area and done a bit of driving around.

Wow you all sound very busy! I’ve had my late father’s bungalow on the market for about two months now, 3 viewings and no offers. Were told at the start how well the market was doing and how sought after properties like this are 😕 Wish we’d put it on the market a bit sooner though as thanks to crappy probate solicitors we will have to start paying council tax on it now!

No real news on ours yet. We've been on the market 2.5 weeks, had 9 viewings, 2 of which were very positive apparently and discussed offers but both have yet to get offers on their houses.
I do agree with @T4Opal that the FTB market is quiet at the moment. Ours is a funny one, small 3 bed so quite a few FTB viewers but also single people or those in 2 beds looking to move up.

We’ve been on almost two weeks now. One viewing, two booked viewings cancelled. Agent said they have had a lot of cancellations this week for some reason.

I’m really stressed! Worried we are on at too high a price. Our neighbours house is on too - it’s a very different house but our viewers last week went straight from us to them! We are both on with the same agent. Basically we bought an older house from some people who had divided a very big plot and built a house in the garden. It’s the new house that is now on too so a new build compared to our Edwardian house. Extra bedroom and a studio over the garage. I don’t think their price is realistic and ours is not too far under. So hard to know what to do. Don’t want to reduce price online just yet we don’t want to scream desperation!

Will give it to end of this week and see if we get much more interest.

We have a phone appointment with HSBC tomorrow for our mortgage application. Had the fear of God put into us on Saturday when we spent 40 mins on hold to get through to someone, who told us we had to upload documents onto our account online and then phone back again to make an appointment to speak to a mortgage advisor, with the soonest appointment in 4 weeks time!! Don't think our seller would have been chuffed to wait that long for us to even start arranging a mortgage.
Thankfully I managed to find a way to book a phone appointment online and it appeared I must have snapped up a cancellation. We aren't long into a 3 year fixed rate so need to port.

The market's gone a bit weird. I wouldn't say it's died down a lot, but the initial madness to buy any house that came up doesn't seem as obvious. Agree it's not really a FTBs market, which isn't great for home suited to FTBs.

Houses towards the top end of the market around me are now dropping prices. In fairness they have been "aspirational" since the end of lockdown so I do feel sorry for those who bought in a hurry just after lockdown. Some of those are reappearing onto the market again. Obviously I don't know why but possibly valuation or mortgage issues.

Having sold mine to ftb just over a week ago I've finally found somewhere I really like. My offer has been accepted so now it's on with the mortgage and the legal stuff. My mortgage deal ends on 31 October and they are being very slow to port me. I had to wait two weeks for the affordability check and now I've got an appointment with a mortgage advisor on 7 sept....and this is for a mortgage I already have and am overpaying Hmm
Even the mortgage company told me I'd be quicker going through my advisor with a new provider.
The aim is to use some of the equity in my current house so my new mortgage will be 30k less but give me money also to make improvements.

Moving from a 3 bed end terrace with en-suite into a mid terrace with one bathroom and a downstairs cloakroom....I'm going to miss my en-suite Sad
But it will be worth it as I'll hopefully now be mortgage free in five years 🤞🏻
