We’re going on tomorrow hopefully. Builders finished yesterday, outside photos today and inside already done. Don’t think our market is as lively as some of these.

Really love my house, well its an old cottage, wood burner etc but i really need to sell and buy something cheaper☹️

Nothing i really like on market to be honest, all modern houses, just worried i will sell and not find anything.

Dreading moving as well 🙄

Yes can understand that . One step at a time with this situation I guess, get buyer and then see what comes on. Finding a steady stream coming on where we are looking including a lovely cottage I am convinced will be gone by the time I am ready. I absolutely hate moving so can relate.

If it came to it and hopefully it won’t, any of the modern ones that you can have go at and make more cottage in feel maybe? One i’m Interested in is a 60s bungalow that very uninspiring but good plot so I have lots of ideas of what I can do to it to give some charm that is badly needed. I think if location and plot good a lot can be done.

@slinkysaluki sorry for your loss. The house we're viewing today is less than two years old, I have reservations about it but also the thought of moving into something new that I could put my stamp on, isn't a money pit and I can just get on with life without major renovation work is quite tempting!

We got our house all ready to put on the market back in March and then... well, we all know what happened.
It is really annoying as the house was in such a good state back then but we have now had to turn over half our living room for an office and the kids have trashed the fresh paintwork. It's all cluttered again after me being absolutely ruthless.
I am not sure what to do now - just stick it on the market as is (photos were done in March so they are fine) or leave it until the DC are back in school in September.
I am also worried about what to do if we sell but we can't find anywhere we want to buy - the last two houses that came up went very quickly with up to 20 viewings and offers over asking price. We haven't been in a chain before and so I am tempted to sell and rent but the thought of two moves fills me with dread.

Please can I join this thread? 🙂 My house went live on Rightmove on Monday. We are in North Wales, I don't think it's as fast here as in England.

We had 3 viewers yesterday afternoon. The first couple said they were going to make an offer but we've not had a call from the Agent yet, I'm really worried they might have changed their minds. So stressful!

Thanks Pepper 😊 you are both probably right by saying somewhere with minimal stuff to do would be the right thing. Totally, when we moved in here it was 2 bed so we planned to convert loft and then husband passed away. We have two boys 18 and 22 still at home so needed a third bedroom. I went ahead with it anyway. Im glad as its worth quite a bit more having had that done.

Fools i actually like bungalows, 60's built usually spacious too but they are always quire a but more expensive than a normal house, not sure why ? Have seen a few bungalows i like but mainly 2 bed. One don going in the military end October wondering if i could get away with 2 bed.

Hi slinkysaluki 🙂 I'm in Llanferres near Ruthin. Well we finally had a call from the Estate Agent and the viewer has offered the asking price! I am slightly in shock! Our property is an ex council house in a tiny village so we thought it might be quite hard to sell. We now have to find something we like - very excited 🙃

My selling experience has been very prolonged. We first put our house on the market in 2018, having recently missed out on a property due to not having sold ours. So we thought we'd get into a better position to buy. It took a long time but we eventually got an offer in a painfully slow market. However, also due to the slow market, there was nothing suitable for us to buy. Buyer then understandably pulled out and we took it down over the winter.

Take two. We put it on again in 2019 and accepted an offer after maybe 2 weeks or so. Market was still very slow. Found a house two weeks later and offer accepted at full asking price. To cut a long story short they strung us along for 9 months then decided they didn't want to downsize anymore - during which time we lost our buyer and frantically tried to get another, which we did, but all ceased when the chain was broken. We came off over the winter once again.

Now in 2020, due to stamp duty giving the market a big kick up the backside it's gone a bit crazy here. We decided to go back again in the hope a property would come up and one did as soon as we were listed. Suddenly we had 7 offers immediately on ours and we managed to get (via best and final offer!) our home we are hoping to move into. So finally in a position to move after so, so long.

Speaking of long that was quite an essay! Now am hoping so hard it all goes through, but every stage in the process seems slower due to mortgage backlogs from lockdown and the sudden surge in demand that goodness knows how long it'll all take. Good luck to everyone selling.

@Wherewhatwhy goodness that's been a trial for you, we had a chain fall through in 2019 and we're trying again now. That was bad enough so I can't imagine what it's been like for you.

I am really cross with our estate agent, we have a video doorbell and got a lot of commotion on it this afternoon during tj the viewing at ours. Watched the footage back and the prospective buyers arrived on time but then the agent was 20 minutes late and then really struggled with the lock and couldn't get in until one of the buyers had a go and did it first time (it's not a difficult lock.) They were only inside the house for 9 minutes so I would say that's a no! It just feels like such a waste of time, going to have a strong word with the agent when he calls me.

Slinky I think they are more expensive as the plots usually bigger and there are fewer of them around .

We have wondered about 2 bed as DD a year younger than your DS and at university and rarely here for very long. One thing I am considering if we did do that is a log cabin in the garden to use as an extra bedroom when needed.

In theory ours is going on today. Builders finished Wednesday, agent cake yesterday to take photos, EPC guy came, we signed contracts and approved the text for the details. The sign is supposed to go up today and the video man coming next week.

Can I ask how much people are expecting to pay for conveyancing ? I’m emailing round for quotes and tempted to ask our old solicitor in place we are moving back to as we’re good and I expect cheaper than down here. Figure at some point when we hopefully get an offer we will go up to look so could go in and do the ID stuff then everything else can be done by post.

@FoolsAssassin when we were in a chain last year our conveyancing quote was £1200. That was for the work associated with the sale of our property and purchase of another.

I strongly suspect it's a buoyant market primarily. But what I tried to do was make the back garden look particularly attractive, with plenty of flowers and neatly trimmed foliage (it's a 'mature' garden so often the shrubs overhang). I figured that gardens might be an extra selling point after lockdown anyway so may as well make it look nice. But main thing is the stamp duty. Ours is a definite FTB property, and paying no stamp duty on it suddenly makes it a lot more affordable.

Yes i thought about a cabin or something but not sure about legal standpoint there, council tax etc. All you need is a shitty neighbour to complain or report then iit goes tits up Hmm

£3.3k sounds extortionate to me! It was the cheapest of the quotes we went for but I'm sure they were all around the £1500 mark or thereabouts.

Can I ask people's thoughts on borrowing? We're looking at houses up to £450k. Saw one we really liked yesterday that's only £390k but aren't in a position to move yet as haven't yet got an offer on ours. EA wanted us to talk to the in house financial advisor to check we can afford what we say we can which we were happy to do, I'm sure they get a lot of time wasters. Anyway they've come back and said we could comfortably buy a house up to £550k but it would mean extending the mortgage from 20yrs to 30yrs (that would take us to age 65.) It's definitely given us food for thought as could afford the dream home, but then again could also be happy somewhere smaller paid off sooner. Argh I don't know what to do.

I’m feeling a bit disheartened with selling ours. Been on the market for 7 days now. One viewing in that time, no offer and no feedback. I think it’s overpriced so we’re going to reduce it late next week as we’re going on holiday for a few days early next week and can’t do viewings anyway.

When we first started looking 4 weeks ago there were about 8 suitable properties we could have looked at, now there’s 2 and one of those only came on the market today. The type of property we want is just not being sold.

I’m worried now that if we reduce ours and it sells, there will be fuck all suitable for us to buy. It’s so stressful and all consuming. I’m on Zoopla and Rightmove constantly.

We accepted an offer 2 days after lockdown restrictions were eased - I think if you have a garden and parking / driveway then it should sell fairly easily in the current market.

Pepper next quote has come in , 2.8k this time. Did they add on the searches to yours? On the length of term I would love to be finished mortgage at 55 now Imam 50, we are finishing 64 but hoping to be able timover pay and get it dow sooner. Hopefully this move will help this, but only you can decide what’s more important.

TheGriffle it’s really hard but I think all you can do is get yours under offer to someone prepared to wait a bit.

@googlepoodle all the old tricks. Declutter, remove anything personal from view, remove some pictures from the wall to show more space. New kettle and toaster. Dress the house with fresh flowers, fluffy towels, new soap, stunt fruit etc. Doors and windows open, lights on for viewings, and make sure your house is immaculate, gardens weeded, any outstanding jobs done. It is hard work to be honest, but seemed to very much pay off in my case!
