Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

We had our house photos taken yesterday afternoon and it went on rightmove at 10am this morning. We have viewings booked for this afternoon and another two tomorrow. I hope we have an offer from these four as all this cleaning is going to drive us mental.

Karcheer, so not long now, definitely not enough for packaging plus organising what keep/give/sell.
Oh Fern, fingers crossed for the cash buyer to save on the chain. Totally agree chains are pain but then most of us have to be on it to be able to move. I have convinced myself that it wont happen this time then its fine, we lose solicitor fees but save on stamp duty. That money could go to the next few year holidays and even to a new car as our car is dire.

Lol our first few viewings the house was immaculate with things hidden, with the last couple they were lucky if I'd remembered to hoover!

@notheragain4 Grin I hope we don't get to this point. Our house is affordable compared to similar sized square footage houses in the area. It is ex-council which somewhat depresses prices on our road so I would like to think that you get good value for money. We bought this house based on the same premise. But obviously, 7 years later, people's priorities could be different. We shall have to wait and see.

Ahhhhhh A house came up this morning on the street that i've been in love with for years. The house is a little smaller than I'd like but only a few K over our limit. Hopefully we can get them down a bit if we like it.

Seeing it tonight. Can't wait!!!

Can someone please share their thick skin? First two viewings out of way. 1st one said it was not big enough and that's fine. It's a family of 6 so I understand. The 2nd one asked why there wasn't a downstairs toilet! Words fail me.

This is going to he a long process and we haven't even started the conveyancing process yet.

So the sellers asked for delaying another 3 weeks for exchange and wish for middle of August completion and dont give ANY reason why. We decided to walk away, cancelling both our purchase and sale. The estate agents called us and saying us not being reasonable. We jumped through all hoops, accepting lower offer for a cash buyer because the seller demanded quick sale then wait for the seller to find another property when their purchase felt through and even now they have done nothing with their purchase. We are going to renew our mortgage contract for another 5 years, we should then almost done with our current house mortgage. Then maybe thinking of moving again by then. Oh well, that is it for now for us. I am now with a glass of wine, will be on my phone with moving company on Monday to cancel our bookings, calling our lenders for renewing our current contract.

Eeep we saw a house today and really loved it!! Crunching numbers tonight and putting in an offer tomorrow. Only thing it's had 4 viewings and 1 second viewing alrwsdy and it was only put pm this morning. We can offer about 96% of asking price so they may not accept it but we are chain free and happy to move at their pace so you never know 🤞🤞🤞

OMG we've had a nightmare day.

Our Buyer - due to some screw up with his finances wants to exchange and complete on the same day.
Our Seller - The surveys came back. (
I had seen online that the run-off water was high risk but after further investigation, so is our current house, so after initial freak out i was fine. Rivers etc was low risk..)
Anyway the search from the solicitor is completely different Rivers is High, chance of subsidence High!

We are going to pull out - I really don't know where this leaves us.
We've spent a fortune in solicitor fees, as you may remember we pulled out of the new build we were buying before Covid.
DH doesn't want to sell here with no-where to go. I don't want to stay.

It's a freeking mess!

Oh dear Karcheer, same here Karcheer, we are paying both buying and selling solicitor and on high end fees. The decision wasnt made light hearted but we think the sellers are not serious about selling and we’d like to move on( or rather to stay on) and live in certainty. Who knows in few years time, next time lucky!

Oh no Karcheer! Can they explain why their flood risk is different? Did you look up here flood-warning-information.service.gov.uk/long-term-flood-risk?_ga=2.46098468.1820771287.1593807098-1744956921.1593240645
The environment agency will do an individual flood history report on a property for free as well www.gov.uk/check-flood-risk

The house we’re buying is moderate-high risk of subsidence but so is literally the entire area we’re buying in so we wouldn’t buy anything if we let it put us off, but the survey shows no sign of subsidence and obvs will ensure insurance covers.

I think ‘high’ risk in these instances doesn’t mean ‘this is very likely to happen’, it’s just ‘more likely than another area’. Flooding and subsidence can happen anywhere, even a low risk property/area.

Contracts exchanged + deposit paid yesterday.

Expect to complete 20/7
Frantically packing this weekend with working during the week only gives us 6 days to get everything sorted.

We are currently in rented so also need to sort this place out, been here 10 years so alot of stuff 😬

I'm a bit concerned that our buyers are taking an awfully long time about surveys and what have you. If they get everything back and change their minds we will have lost 2 months active selling. I really had forgotten how stressful this all is, and what a ridiculous system.

We spoke to the bank yesterday and we aren't any further on. Still waiting on value survey. Apparently they were doing kerbside but now they're waiting for an appointment.

I'm not in any rush, but I still want it moving

Also not heard anything from our solicitor, not even confirmation of us paying fees

Thank you all, we’ve calmed down a bit today.

@Lemonylemony thank you for your comments about subsidence that did put my mind at ease a bit, and when you look at the reports the whole of london is at risk!

I’m still really confused why the gov website says low risk and this homebuyers solicitor report says high risk regarding flooding... it’s a big difference so need to go back to the solicitor and query that.

I’m still super stressed about our buyer wanting to exchange and complete on the same day, this only causes issues for us, as neither they or our seller are moving that day just us... and they’ve been super flakey with this financing the whole way through, but our estate agent is so biased to him, we can’t get a sensible POV.

Our seller now wants to sell us all the curtains, I’ve already said to my husband on day one we are pulling them down, there isn’t one curtain that’s my style #fussymoo he’s written a whole essay about how much they cost and the house was decorated as their forever home etc, but moved due to schools... he doesn’t realise I’ve googled the house he now lives in which is a palace tbh! And they’ve no need for the curtains...
Still haven’t broken it to them that we have to exchange/complete on the same day... he wanted a week... so did I 😢
I’m so over all of this...

@Karcheer just curious, what's the issue with exchanging and completing on the same day? I know it can cost a bit more but my parents have always done it that way and hasn't caused any issues?

@notheragain4 I’ve never done it that way, nor do I know anyone that has, so it’s good to hear it’s worked well for you parents. I could just see us all packed up in a van, cat in a cattery 100 miles away and it all falling thru... or not completing till very late in the day...

I’ve said I’ve someone who wants to make some for us 🙄

Ah I see what you mean, it leaves everything quite last minute. Have they said why they want to do it that way? You might want to check with your solicitor as ours charges about £150 extra for that.

I’ve still not heard anything from the solicitor about the list of questions I sent on Monday. Or anything further from the mortgage broker who said we’d be expecting a decision the next day about 3 days ago. So will prepare chasing emails to both for first thing Monday, and have also chosen an electrician to instruct for the EICR so will put him in touch with the estate agent to get that arranged.

It feels like I’m doing all the work rather than the people I’m paying!
