Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

We've had three viewings so far and two offers (one for asking price, one for 5k over cash buyer). The interest we've had has been insane and I beginning to wonder if it has been undervalued.
This is the first property we have ever sold so is it reasonable to continue viewings that are already arranged and then make a decision over the weekend or is that too long to get back to the people who have made offers?

Baldatbirth · 22/07/2020 15:22

I agree @ChristmasTree999

I have a WhatsApp call with a removal company. We are trying to sort bits. We only got our offer accepted on the house we are buying late last Friday but I want to be ready to go when we get that call!

I don't feel like I am sleeping at all. We also want to go back to the house and measure up but not sure when to do that. I feels a bit soon.

I've also realised how awesome our current house was for storage. I won't have a wardrobe when I move in etc... We also need to buy a kitchen bin. Lol I feel like I am over thinking everything. Nothing will happen until Monday next week when we have our mortgage offer meeting and I assume they will book in a surveyor.

To the op that asked about surveying, it seems banks are doing them online/ drive by for 'normal' properties. So new build etc... Others they are sending people.out. the one we are selling is standard but ours the one we are buying is not, so I hope we don't delay things.

Simonsaysitschristmas · 22/07/2020 15:49

@Cluckycluck if they’ve only made the offer this week I think it’s reasonable to keep your viewings for the weekend.

How many estate agents valued it? Did they all say a similar price to what it’s currently on for?

houseofrabbits · 22/07/2020 15:56

Joining this thread for the first time!

We have just had an offer accepted on a house. Unfortunately the vendors don't have a property to go to yet so not sure how long the chain will be. We are bottom of the chain as my parents are buying our current house from us as cash buyers. We've instructed solicitors and searches should be underway soon. Applying for our mortgage tomorrow.

Cluckycluck · 22/07/2020 16:05

@Simonsaysitschristmas
Multiple EAs valued all roughly the same. We went with the an EA that valued high and she lives in the village so knows the area and market really well. It just feels with the amount of interest it has had that perhaps we could have got more for it.
Feel better about keeping people waiting now though.

daisymill · 22/07/2020 16:25

Can I join please? Grin

We're FTB, had an offer accepted on a house on the 10th of July and got told the vendors where moving into an empty house as the people they are buying from had already emigrated but nothing was mention about needing a quick sale etc.

We instructed our solicitors and applied for our mortgage on the 13th with Santander, all been moving along fine but haven't had an official offer back from Santander yet and then I had an email from the estate agent today stating the vendors want to complete on their new property at the end of August, I replied that of course we would move everything along as quickly as we could, said our solicitor was beginning searches this week and the mortgage application is in but obviously we couldn't guarantee with all the covid backlog how quickly things would be back and nothing was mentioned about needing a quick completion when we viewed and offered. Then he asked me for mortgage brokers name, number and email and who our mortgage provider was so he could 'hurry them along'?! It's only been a week! I haven't replied as of yet - is this normal EA behaviour?

Not helped by the fact I'm 30 weeks pregnant and stressed to the max Confused

PavoReal · 22/07/2020 16:58

@daisymill hello and welcome Smile. My recent experience is from submission of paperwork for the mortgage to offer was a month. It's the bank that will be glacially slow, not your broker (I imagine). My bank came back to me three times, once for my June payslip, second to say they were dropping what they were going to lend me by 1k and third they extended the term. Everytime I seemed to go back to the bottom of the pile. However, it seems I am chronically unlucky in this house buying/selling marlarkey so hopefully you will fare better than me!
@Cluckycluck definitely keep your viewings for this weekend, particularly if you think it might be undervalued. It's only a couple more days.

Kelsoooo · 22/07/2020 17:37

Week we've just received the paperwork.

Seller is leaving some bits, including his oven so I'm quite happy.

Even has all his certs. Whoop

Kelsoooo · 22/07/2020 18:00

@daisymill

It appears there are lots of different experiences at the moment.

We offered early July, mortgage offer mid, survey last week, and today received the documents and our solicitor has the draft contracts. Again for an end of August completion.

Our EA asked us to provide the DIP before she'd even put our offer forwards, and then took solicitor details etc at the same time. Some are super pushy.

Baldatbirth · 22/07/2020 19:03

@daisymill I agree it seems to vary depending on your provider. Our provider (virgin money) has a average wait time (14 days - not sure if that is working days) and one by area. Our area is low so should be quicker. I found that quite reassuring and helpful.

Good luck.

StormyLovesOdd · 22/07/2020 19:33

Where are you all getting your packing boxes from? Are the supermarkets still letting you have their empties or are you buying them? I really need to make a start now my house has sold and they've accepted our offer on the new place

Lemonylemony · 22/07/2020 19:35

EICR is Unsatisfactory 🤦🏻‍♀️ with complete rewire recommended at £6.5-7k 😱 so that takes care of most of the stamp duty windfall! 18 items of C2s (potentially dangerous, urgent action required) and one C1 (danger present, risk of injury, immediate action required) in that apparently the circuit to the garage isn’t earthed! So it wasn’t even safe to test.

Ah well. At least when we have it done we’ll have the benefit of it and we’ll know everything is 100% up to scratch. Think it’s safe to move in but won’t be using the lights in the garage until it’s fixed!

Estate agent update today was that the vendors’ solicitor has sent my solicitor the answers to our questions today, so hopefully I should have that update from my solicitor tomorrow - what do you reckon Grin? I’ll chase Friday morning if they haven’t.

Simonsaysitschristmas · 22/07/2020 19:44

@StormyLovesOdd we’re getting ours from a local removal company - you can pick them up from their offices even if you aren’t using them for your move. I’m sure I’ve seen wilkos also do packing material and boxes

Kelsoooo · 22/07/2020 19:50

@stormylovesodd supermarkets will still give them out.

StormyLovesOdd · 22/07/2020 19:55

Thanks Simon and Kelso - We're on a budget so I'm hoping to get the boxes for free and it's just occurred to me that with Covid the supermarkets may not be giving them away anymore.

We're moving to a smaller (and newer) house so I need to thin down our stuff.

Simonsaysitschristmas · 22/07/2020 20:08

@StormyLovesOdd if you want them for free I would ask on a Facebook community group - there always seems to be people on mine who have just moved and happy to give them on to the next person Smile

SollaSollew · 22/07/2020 20:20

Hi Everyone. Finally after just over a month from our first phone call to Nationwide we have had our mortgage agreed at underwriting (husband is self employed and borrowing up to very close to our maximum affordability). Survey booked for Monday and am feeling confident with the price based on previous sold prices and getting a good deal.

I think tonight I will sleep well for the first time in a month if I manage not to transfer the mortgage anxiety onto something else to worry about!

ChristmasTree999 · 22/07/2020 21:04

Great news @SollaSollew - onwards and upwards!

Kelsoooo · 23/07/2020 08:07

@stormylovesodd you could always just email the store manager, or just call them.

For Sainsbury's it's [email protected]

Tesco is the store number so [email protected] for example

@sollowsellew fantastic news!

DeeplyMovingExperience · 23/07/2020 08:19

It's 5 weeks since we accepted an offer for our house and still no sign of an exchange date. Getting a bit pissed off now.

notheragain4 · 23/07/2020 08:37

@DeeplyMovingExperience 9 weeks and the same :( do you know what's been done? Our buyer has his mortgage but searches only requested this week Angry

SunshineAndSand20 · 23/07/2020 08:51

@notheragain4 Its the waiting for everyone else that makes this process stressful. Did your buyer wait for mortgage to be approved before starting the searches?

StormyLovesOdd · 23/07/2020 08:58

Thanks again Kelso - that's really helpful, I didn't even realise you could email the store manager, going to ask them right now x

notheragain4 · 23/07/2020 09:02

@SunshineAndSand20 yep, despite me saying a month ago I wanted solicitor started or we'll go back on the market, they lied to us 😡 took him 7 weeks to get mortgage and took another week to instruct 😡

Simonsaysitschristmas · 23/07/2020 09:42

God @notheragain4 your buyer sounds annoying. Never understand people who put offers in for houses and then try and drag the process for as long as possible.
