Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

I've spent the afternoon filling in all my solicitor's paperwork. There's so much of it and it's so confusing. I'm not an idiot and I work with complex information all the time but I still find house stuff bamboozling.
I haven't bought a house since the mid 90s and I naively thought that it would be much simpler as we don't need a mortgage.

I had one day of blissful happiness when we had our offer accepted and now I feel really stressed. Ah well Smile

@Paperairplane I know you say the feedback is rubbish from EA but what sort of stuff are they saying? Are you with a traditional high street agent or an online agent like purple bricks? Are things shifting in your area? Do you think you are priced fairly? 8 weeks isn’t too long, especially in the current climate.

@DareDevil223 the solicitor paperwork is such a headache isn’t it 😖 I filled ours in end of last week and have just dropped it off at the office. Just need to forward on the 2 or 3 bits I was missing at a later date but I’m glad to get the bulk of it sent it!

I have to admit I found the solicitor paper work SO boring I really rushed it, now we are in a rush I'm worried I'm going to have made a mistake with it that'll slow us down now!

Thank you for your thoughts earlier. We've spoken to the agent who has suggested changing to a guide price range rather than offers in excess of, and also rejigging the main picture that comes up, so we've agreed to that and will hopefully get some people through the door.

Yes, now I’ve handed the paperwork in I’m worrying I’ve made a mistake on it. Oh well, nothing that can’t be put right I suppose.

I'm back! After chain collapsing the day before exchange, we went back on the market. 8 viewings and one offer at asking price. So now desperately trying g to find somewhere to buy. I have three lined up tomorrow, two of which don't have a chain (might be slightly biased), so fingers crossed this time actually happens. We started this process in May 2019, it's been a shockingly long road.

Thanks @Simonsaysitschristmas It’s with one of the big high street agencies, and things are shifting around me. (One house opposite me went for £10k under asking last month post lockdown and the sale has completed.) That one was on for £45k more than mine (nicely done up) v mine which is nice (new bathroom etc last year) but not immaculate. So really do think it is priced fairly... I don’t think the estate agent can really understand it either. I think I just have to be patient but it is so hard when you’re doing the financial splits!!

Hi all, does anyone know how a down valuation on a mortgage application effects you if you have say a 50% LTV? say on a 100k House, the down valuation is 95K - does this mean you (the buyer) needs to find an extra 5k? Even though you already have a 50K deposit?

We had an offer accepted on a house 3 - 4 weeks ago. We still haven't got the draft contract from the seller's solicitors despite all parties chasing. Is this kind of delay usual? No idea how to get round it at the moment. We had hoped to be getting searches done by now, but this has just stopped everything.

We had our second viewing to measure up tonight.

Can't stop laughing at the difference from tonight to three weeks ago, tonight it was a bombsite where they're packing and the sellers partner is living out of suitcases because she's moved in temporarily whilst all the purchases go through.

@Maybenexttime08 we had our valuation survey done last week, came back fine with house worth what we said it was, but still no mortgage offer - they wanted a bit more paperwork which is all now with the underwriter; will have a decision at some point this week apparently. Hoping it’s not a bad sign!

@Zebrahooves no purchase contract here either despite signing & sending ours back last week. Our conveyancer blaming sellers’ solicitor but who knows. Very annoying! The whole thing just takes such an age; it’s like bloody Chinese whispers. Wish it was acceptable etiquette to just talk directly to buyers/sellers, I really think it would make everything a million times easier!

@Fern204 oh my goodness. Ditto! First spoke to an Estate Agent in May 2019. 14 months later and onto our 5th buyer now. Was under offer 4 months (failed to get planning permission for an extension in advance), 2 days (realised they couldn’t afford), 2 months (Covid 19 - cash buyer who didn’t know which way market was going), 3 weeks (found somewhere else they preferred) and now, buyer 5. Waiting to exchange at the moment. In truck tons of debt as I don’t even live there - accidental landlord and my tenants left last October. I honestly don’t understand how chains of 10 could work!! Good luck everyone, English law is shit when it comes to house buying Sad

Finally got some news on our valuation, its happening today! Not expecting any problems but still feel very nervous about it.

Urgh! No, at least spared the tidy up every time @Happydaysandhappysmiles! Just not handling the stress of it very well... you just feel so passive! And the place we’re renting is far too small for us and was only meant to be a V short stopgap and it’s just lengthening and lengthening!

I can't relax at the moment. Solicitors were all instructed yesterday and we have the call with our mortgage advisor on Monday. I am hoping to upgrade their valuation survey to a full building one but need to wait until I've spoken to them.

I feel in limbo, we can't get too excited incase someone pulls out, but everything seems out of our hands. We sorted the loft out last night but we are spending our evenings working out what we need to do (which is nothing) and stewing!
How is everyone else finding it? Those of you that are nearly there with completion, how long did it take? I spoke to a removal firm who thinks we are likely to be out by the end of August/ early September! I honestly thought we'd be closer to Halloween!

@PavoReal that is truly awful, I feel your pain. We did consider remortgaging our house to allow the move to happen, but it would have cost us money every month, let alone the extra stamp duty and fees. Felt like too high a risk.

We are viewing three properties today, all the same basic house but one has a rear extension and one has a loft extension.
The first one however is 50k less and has no chain. I predict an asking price offer by mid afternoon!
I have nearly lost it over this move, tears, alcohol, mild depression, the lot. But, it is the right move for us as a family, and will give us many more opportunities. So staying strong and carrying on.
Good luck everyone, if I had known what we were letting ourselves in for at the start, Im not sure I would have agreed to it.

We are going to the solicitors this afternoon to hand in all of our paperwork and the bank said they will contact the estate agent of the house we are buying to arrange a valuation! Still very stressed at everything that may go wrong though Gin
