Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

I phoned up nationwide to get a mortgage appointment today and the next available appointment isn't until the 27th!

Got an email from my lawyer today to say that the buyer's lawyer has confirmed he's representing them which means that they've started all the paperwork etc and put some money down which is reassuring (I always think it's most reassuring when people start putting money down). Mortgage valuation is on Monday so hopefully can start moving a bit quicker after that!

It's all chain free so should hopefully be fairly smooth sailing and they won't try and gazunder me or anything (hopefully they won't be so daft as to try and Gazunder a chain free seller)

I have knots in my tummy. We have found the perfect house that before lockdown we could afford. Now the banks have changed there lending criteria we no longer can.

The lady has given us a ball park figure about what she will accept but we can't get the banks to lend it to us. It is such a perfect house that I really want it, but I am so scared we will have to walk away. Argh!!!!

Hope everyone else is doing well.

@notyetthere We applied 29th June and got our offer today. We are porting an existing mortgage and borrowing a bit more so I dont know if that would make it quicker as they already 'know us.

@seaduck that was quick. We are doing exactly the same. Porting and borrowing a bit more, so hopefully the 8-10wks was an overestimation from our bank. Them just being on the safe side.

Had a call from mortgage broker earlier to say they’d done the valuation survey, which came back fine, as expected, and requested one last bit of paperwork (which I thought had already been sent but hey ho). She reckoned we’d have a decision in a week or so, which will make it 2 weeks (ish) from getting application in (which took about 2 weeks in itself!) to decision. Which is reassuringly quick after all my panicking! Of course they might reject it in which case we’re back to the drawing board...I so hope not.

@Baldatbirth WineBrewCake for you. What a horrible, stressful situation. I really hope everything works out somehow and that you manage to get the house. Do you know anyone you could borrow the ££difference from?

We managed to raise funds using the in laws. Offer was accepted after the estate agent closed!
I haven't slept well last night but am so pleased. I am going to ring our estate agent today to tell them (not sure if they need to know but may be useful for them!)

Worst nights sleep for me..

Worrying, making mental lists, trying to pack etc. Also DD's birthday yesterday so out for that today which cuts the hours left to sort everything out.

Called solicitor yesterday who still confirms everything is set for the completion on Monday - she expects everything to be ready + set by midday.

Its going to be a long weekend 😬

Another day of decluttering.

I've done my own wardrobes today - 2 binliners for recycling and 2 for selling.

Lesson learned - I need to buy better.
Some of this stuff has never been worn.

Then onto the girls playroom and the cupboard under the stairs, dreading both of those.

Our landlord/friend is coming round later to discuss what he wants us to leave for him and his girlfriend (really bizarre set up ours is) cause we won't be taking fridge freezer etc, we'll either leave for him or sell on.

We put the house we currently live in on the market yesterday at what we deem to be a fair price but about 10k lower than the agents wanted to put it on for and we’ve had 6 viewings today and another 3 Monday and 4 Wednesday! The last of the viewers have just left and I’ve had two calls from the agent With asking price offers 😱😱. It’s on at the stamp duty cut off and it seems the market in our area isn’t as dead as we thought!

@bellyislikejelly you’re almost at the finish line! All will be well I’m sure, sounds like you’ll be too busy to spend too much time worrying, which is good!
@GherkinsOnToast congratulations! Are you feeling a bit overwhelmed?? I’m not seeing the dead market here either, SE (Hampshire/Surrey) and it’s been absolutely nuts since lockdown lifted. Looks like you might end up getting what the estate agents said after all!

Hello all. This thread is making me feel better. We’ve been trying to sell and buy a new house this year. This is where we are at:
Chain complete
Mortgage offer in
Instructed home buyers survey for this week.
Solicitors instructed and they have sent all the paperwork through. There is a lot 😬
So I’m at the stage of gathering every bit of paperwork I’ve ever owned ready for the solicitor. We’re also extending the lease on our flat for the new buyer - so more stress and expense there. Everything about this process is just eye-wateringly expensive! 😭

@Melrose86 we did all our paperwork yesterday. Managed to find everything which is a complete contrast to the last time we sold!
None of us are sleeping well now. I'm really worried we're going to lose this place!

The conversation yesterday with DH about when we wanted to move in. He seems to think it took about 8 weeks last time. I thought October was reasonable, as in half term... How long has it taken others during covid?

Hello team!

Sorry I’ve been awol since Wednesday, we’ve been busy and tbh I was knackered so gave myself some time away from the Internet.

The house and particularly the garden is lovely, but omg there’s so much to do... I will set up a graduates thread.

Moving day went fine, but one thing I’d definitely watch out for is the removal men and any extra money needed for overtime, for us, if they were unloading after 5pm it was £25 per man per hour. Luckily they were only here till 5:45, and we’d allowed for a tip... but I could see that becoming quite expensive - read the t and cs carefully.

Anyway good luck! And see you on the other side 🙂

We had our offer accepted June 20th. Solicitors, mortgage etc were all put in motion on June 22nd. All surveys are back and we are just waiting on the mortgage valuation which seems to be taking ages to get arranged. We keep being told that there is a delay on valuations at the moment but the mortgage lender is not forthcoming with a timescale so feel very stuck at the moment.

Our house is due to go on the market next week (we fortunately don't need to sell to buy). Its the first time we have ever sold a property so not a clue what to expect. We initially decided not to beginning the selling process until we had moved but we've been advised that properties like ours are in high demand at the moment so to get it on the market quickly. Cleaning and getting the house ready for photos/viewings has been the bloody death of me, I never realised what hard work it was! How the bloody hell am I supposed to keep my level of cleaning at this standard until it sells!?

Our house went on the market this week, had a viewing yesterday so will hear back from the estate agent tomorrow on how it went, have another booked in for Tuesday but I agree the cleaning is a nightmare! Have two very young children at home who seem determined to trash the place constantly Gin.

We've viewed a couple of houses so far, both nice but don't think either is the one. Until we have an offer on ours we can't really offer on anything else anyway so trying (and failing) to be patient.

@Karcheer glad the move went well. Definitely yes to the grads thread.

No development from us so far. We have a mortgage full application on Thursday morning. We have in the meantime instructed our solicitor to get on with the preparing and sending the contract to our buyer's solicitor. A bit risky but with mortgage applications taking longer, we would rather get the conveyancing process quietly shifting along in the meantime.

We had delivery of 25 boxes from dh's friend yesterday which made my day. It is still early but we are definitely decluttering all our cupboards. I found a bottle of ginger beer that expired in 2018!

Hi all, decided to take a few days off, it's been a stressful week.

After being chased by the developer and having to send many emails and angry phone calls I got the estate agents to light a rocket under our buyer's arse. He has now instructed and I've said we will only rent in between if he picks up the pace or he will have to wait until November.

In good news, Barratt are gifting our stamp duty incentive as a "mortgage cash back" so £8250 saving basically, was very pleased with that. Didn't even need to ask, they just did it.

@SollaSollew we are porting our mortgage with nationwide, it was all done in less than 2 weeks including valuation, are you using a broker?

Our buyer took 7 weeks to sort his but he needed to find more money

@FourForYouGlenCoco we had a similar seller with our first house, couldn't sell in the 4 weeks he wants so tried to charge us council tax while it stood empty Hmm

Oh god I feel your pain re house cleaning for viewings. We have outgrown our place - my eldest returned home after finishing uni and I work as a very busy childminder. These things are not compatible with clean and tidy homes at all!! 😆

Congrats on graduating @Karcheer!

I feel like nothing has happened with our purchase for an age. Mortgage lender valuation was Friday but has not been updated on the online tracker yet. The lender’s tracker also says further information pending for underwriting, which I uploaded to the broker a week ago, and broker hasn’t responded to my email 3-4 days ago querying this, so that’s annoying.

Electrical survey booked for Tuesday. Once that and the mortgage is sorted, we’re just waiting for the vendor to reply to the questions I sent nearly three weeks ago now. For people who apparently want to sell ASAP it doesn’t feel like they’re putting masses of effort in to make it happen! I don’t feel I can chase them until absolutely everything our end is done though.

Occupying myself with musing on paint colours and wallpapers, and doodling garden designs. Pinterest boards filling up!
