Anyone up for a helping find in an affordable flat in London?

My sister is a first time buyer and at the moment lives & works London.
She's a bit overwhelmed with trying to find somewhere that's to £300k.
She wants somewhere in North or North West or West London (so she can easily get to elderly parents) but she currently works in Aldgate East.
She's looking for 1 or 2 bed but not a studio flat. Up to Zone 4, but need to get to work in Aldgate East she need to be near a station so she has a fairly easy commute.
Anyone fancy helping me try and find her some possible flats?
Somewhere to park, happy with on-street paid council permit.

I live in north west London and know lots of agents. Can put a message on local groups too. You can pm me with more details if you want. Is she thinking Hendon? Edgware? Mill Hill? Cricklewood?

CatAndHisKit · 22/05/2020 01:22

Not a 2-bed, OP. But 1 bed may be possible in locations mentioned by Never. These ar a hike to Alfgate East though. She'd have more chance in the East - Bexley / Deptford, and less of af a journey.

*Aldgate

Yes just had a look. Not even many one bedroom flats. The majority of them are second hand "new builds", loads in the huge Beaufont Park estate. They have notoriously high service charges amongst other issues.

Neverending2020 · 22/05/2020 01:47

This is the best I could find.

Pluses are - it's Hendon so not too far out/it's a nice road right next to a lovely park/got large garden (unusual)
Minuses - not great looking from the outside
Lousy pictures and hard to see room sizes.
You don't get much for £300,000 in London. It's ridiculous!

Has she done a search on zoopla and rightmove? I’m buying a flat in SE London, 200k. You can get 2 beds for under 300 down here and there are a lot of flats in the 200-300k bracket. Not sure what prices are like in north London but I can’t believe that there isn’t anything!

searchforsista · 22/05/2020 09:25

Thanks @Neverending2020. she currently lives in Kilburn/Cricklewood and the commute is manageable as she can take the train, plus will probably WFH a bit more when she moves (or change jobs at some point)

She's not interested in anything south of the river - even though it's more affordable because she wants/needs to be close to our elderly parents who live out of London, on the NW side

She has been looking at help to buy and shared ownership....but not had much luck there either.

Ugly building but great Golders Green location right next to Hampstead Heath. And a parking space!

Britten Close, Golders Green, London, NW11

Might have a few more options if she was willing to look NE, e.g. Leyton: www.rightmove.co.uk/property-for-sale/property-69403095.html

Would work for the commute as well.

INeedNewShoes · 22/05/2020 10:42

Presumably she has properly considered and discounted living further out?

£300k would by a nice two bed in quite a few towns with train stations commutable to Aldgate.

searchforsista · 22/05/2020 11:01

She won't live out too much further, she wants to live in London. She needs to be in N or NW or W London, because of elderly parents.

Thanks Cactus, I've passed that on to her, Its fairly near where she rents now.

Thanks Peeas, but that is too far from elderly parents.

she's asking for a lot for her money. Might be worth considering something which will need some doing up:

Have a look at Wembley. Flats usually going for about 300k and good train links etc

Oliversmumsarmy · 22/05/2020 12:09

Rightmove do a search to find areas of where you can get to an address within 15/30 or 45 minutes etc.

So she could put in her work address and your parents address and how long the travel time she wants to be from them and for her budget which areas to look in.

I use this search quite frequently and am always surprised at areas it comes up with I wouldn’t have thought of.

Wembley would actually be a good bet as she could get the met line straight to Aldgate. Where are your parents based btw?

Much like others have said, you deffo get more for your money South of the river. I spent close to 2yrs struggling to find somewhere reasonable that wasn't a shoebox in North London (I grew up north...). South had much better options for me.

maybeflower · 22/05/2020 20:15

I'm actually selling my flat in Wembley Park, 7mins walk to station (Met and Jubilee line for easy journey to Aldgate), resident's car park (comes with permits, no extra charge), communal courtyard, chain free, video tour for online viewing and happy for in person viewing (I've moved back in with my mum). Happy for you to PM me if you or your sister want to chat about it :) www.rightmove.co.uk/property-for-sale/property-68991696.html

spotlighton · 23/05/2020 20:12

Thanks all, she is going to look at Wembley, its a good position for getting out of London for her too.
I've sent her your flat Mayflower Smile
