Walthamstow or Tottenham

hello

We're looking to move from a one-bed in Hoxton to somewhere we can afford a couple of bedrooms and a garden for (future) kids. So we've narrowed down the affordable areas to Tottenham or Walthamstow. Both have some lovely properties, but the areas are a bit of an unknown.

We both cycle to work in Central London so Tottenham has the edge on transport, but from what I can see Walthamstow looks like a generally better area / community.

The two places we are are in the Stamford Hill area of Tottenham (almost Stoke Newington!??) and the Lloyds Park area of Walthamstow.

Any advice on either area would be much appreciated!

Lived & owned in both. Walthamstow, although if you need the tube Seven Sisters is good.

Tottenham has a lot of gangs, Walthamstow is going the same way but is not as bad. I wouldn’t want to live in either but given a choice between the two, I’d go for Walthamstow

Tottenham has a lot of artists' studios, pop up / short lease clubs, old pubs being done up, hipster street food etc. Lots of couples moving to the area to start families (I can't go to the refurbished local pub cos it's basically a creche). But it also has gangs and street crime.

I grew up in Tottenham and moved away years ago but have some family there. I'd say Walthamstow all day, much better and that little bit safer.

Walthamstow for sure. And I agree with poster above that parts of Leytonstone are nice too, lots of independent shops etc too.

Tottenham is generally awful. Lloyds park is nice bit of walthamstow. Upper Leyton stone is nice and Leyton around Francis road..no big estates or gangs etc.

Definitely Walthamstow of those two but have you looked at Harringay? Not sure of your budget but it's pretty family friendly, far nicer than Tottenham and a shorter bike ride into the city.

Lived in both. Definitely Walthamstow. Lloyd park is a great facility. They have a lot of activities there as part of the free ourparks.org initiative. Hoe Street from Lloyd park to Walthamstow has some nice cafés too. Walthamstow village is rather 'posh'. But quite a bit away from Lloyd park. The market in Walthamstow is great.
Tottenham is grotty and lacks any character.

Walthamstow over Tottenham, but Stamford Hill isn’t Tottenham.

Stamford Hill is pretty decent, big Hasidic Jewish community.

stamford hill will totally change at some point as the jewish community is leaving en masse to canvey island etc...they are slowly all moving out and buying in canvey.
