if you had to pick based solely on floor plan, which one?

I fell In love with the Garden room of house 1. It’s bright with floor to ceiling windows but unsure if house 2 would work better with floor space.

House 2- flows much nicer. I also don’t like houses over 3 floors

It looks to me that the 'family' space in house 2 doesn't look very useable, unlike house 1 which looks like a pace with purpose.

I can see house 2 now. Either would be workable. I would love a garden Room though, so I think I might lean towards house 1.

I'm still going to say House 1 (because of all the other things you listed on your previous post but also because it is really over two floors with a bonus attic room. I thought you might have meant a narrow townhouse type thing but that layout is not hugely different to the two storey one.)

What's the total surface area of each house? House 1 looks bigger overall.

I don't usually like houses over 3 floors but I think house 1 works. It's basically a 2-storey house with a loft conversion (rather than a small 3-storey townhouse with living space over 2 floors, which I hate!) What I like most about it is the ground floor plan. I think the kitchen/family room/garden room will flow well and be a lovely space.

I dislike the ground floor plan of house 2. Weird to have a massive garage taking up so much of it! I've watched loads of home improvement shows and everyone ends up converting their garage into living space! I also dislike the long, thin kitchen/family/dining room - I think the family room will just end up being an awkward corridor.

If we had house 2 then the “family” space would be a dining table and the “dining” space would be a sitting area for the kids to play/watch tv.

I’ve seen it set up this way and it does work quite well.

I prefer house 1. The living space seems much more practical, whereas you’re left with a strange kitchen-glorified corridor- sitting room situation in house 2.

Plan 2 for me too. I much prefer houses over two floors.

However, if the garden room was a properly seperate room (ie had a door) then I would probably compromise on the three floors and go property 1. However, as it stands it would just smell of cooking and be too much part of the main family room to be the quiet refuge I'd want.

The double garage would probably be a waste of space for us tbh.

Neither is perfect. This is the problem with new builds!

I would prefer to buy a doer upper and reconfigure if necessary.

House 1 for me too. I thought it might mean the bedrooms were split in half between two floors, but really it’s just a bonus bedroom on the third floor.

Does depend on ages of kid/number of kids. For my with 3 kids hurtling towards being teenagers house 1 would be my choice.
Middle floor has 4 bedrooms for kids and us. Attics room would be a teens lounge, games consoles etc could be up there.
Downstairs nice lounge, kitchen with the garden room being the dining area with sofa seating if size allowed and the other area across from the kitchen could be a study area.

House 2 doesn’t really offer the same sort of usage even though it’s actually got same number of rooms etc As not so segregated

Actually, I've changed my mind. House 1.

I hate the excuse for a utility room in house 2's garage. A well designed house that big should have space for a utility room.

And the section they have marked as "family" in the kitchen diner is just a corridor between hallway and garden doors. You couldn't put a sofa there for example. Not without blocking your way to the dining table. Whether you'd just be left with a big empty space would depend on room dimensions, but the ground floor of 1 has more usable space

House 1, 3 floors gives you a feeling of more privacy in the long run. I also think it adds a little more interest to a house.

That dining space is really cramped. I would use the garden room as a dining room and make the space where the dining table is now into a playroom (if you have young kids) or a snug (if you don't).

House 1! It's a lovely layout and a more family friendly/flexible space than house 2.

2 children still quite young and live downstairs. We currently have a playroom with lots of toys and mess and we shut the door on that and have a living room separate. I could see each house working better as they get older but currently as they are quite open plan it does worry me slightly.

Actually yes agree with Brie could be a study area rather than a snug (wouldn't be too peaceful though with kitchen opposite, depends if person studying wants peace and quiet or still wants to be around others eg doing homework and asking for help?)
