Hello everyone,

We are relocating to Middlesbrough from Hampshire for my husbands work. I don't know the area and would really like some advice on where is a safe place to live. I have a 9 month old and my husband works nights so I need to feel safe in the house on my own. My husband is happy to drive 20-30 minutes to work. We are considering renting or buying. Renting would pay up to £700 a month but only have a small budget for buying £100,000 so really just depends what's available. We want to find somewhere to settle as don't want to be moving again for a few years.

Another vote for Sedgefield (we live in the area).

There’s just been loads spent doing up restaurants etc in the village, there’s gp, nearby supermarket, food primary schools.

If you need Middlesbrough, then Marton/Nunthorpe/Stokesley would be better. If you don’t drive, the Eagle park/turnberry way area of Marton could be good. It’s walking distance (about 15-20 mins) to Coulby Newham and the Parkway centre (Tesco, Aldi, Home Bargains, that sort of shop) also has a leisure centre with swimming pool, a doctors, and a dentist. Stewart park is a 10 min walk from Marton, there’s Marton shops (which recently has a couple of cafes and restaurants) good primary schools, library with baby groups like music bugs. There are regular buses every 15 mins to the town centre, and half hour to Stokesley.

I’m not far from here so feel free if you want to inbox me. Personally feel it’s a safe, family friendly area of town and I’d definitely recommend it over some of the other areas that have been suggested on here.

I've been looking at Billingham is this just a big no or does it have good areas?

There is a reason why it is cheaper than some if the other areas mentioned!
It's fine. The forum (leisure centre) is good. Town centre is basic, full of cheap stores (B&M, range sort of stuff) with an Asda and a Lidl (maybe it's an Aldi?) And a Tesco a bit further out.

But I couldn't name an area to focus on.

Don’t go to linthrorpe. It’s very much like the town centre now (somewhere to be avoided)

No one has mentioned Coulby Newham. It won’t blow you away but it has a good community, bus links and is within easy driving distance of most things in the area. Close to the a174 etc. It has lots of green spaces and is close to the countryside (Roseberry topping etc) and Teesside park.

I would stick to south Middlesbrough. It’s your choice but commuting from Sunderland would be a massive ball ache.

Yarm is nice and often has affordable houses to rent. You want to make sure you are on the right side of the town though as traffic is a nightmare in rush hour.

These guys often rent out the cottages on 6 month contracts for about your price range. Only a mile or so from the town.

That house is stunning only thing I forgot to mention is we have 2 cats so finding a pet friendly let is a must. If they even exist now. Thank you for the thoughts on Billingham.

If he works at Middlesbrough train station there is a direct line to Seaham to the north. Property prices are very low here, might be worth considering if you want to get on the property ladder. It’s a very nice seaside community. Obviously has not so nice bits but on the whole good. It also has the best primary school in the area.

Also look at Guisborough.
Redcar has some lovely houses that are very affordable, unfortunately there isn’t much else going for the area at the moment. There are a couple of estates that are nice to live on and not ‘rough’.

Hartburn is really nice and good transport links to Middlesbrough only 5 minutes away
Also good bus links

Don't underestimate how busy the traffic gets. Having the option to get the train to work is so good.

Also means once you're driving he can train it and you have the car.

He works nights so he should miss all the traffic he works anything from 9pm to 6am and in bed through the day so when I do learn to drive I will have car there. A few people have mentioned Hartburn will have another look

Middleton St George which is close to darlington is good and doable in your budget
There are a few 2 bed terraces up for sale that are in your budget, rentals are sought after but there are a few about
DH works in Middlesbrough and outside of rush hour can do the commute in 20mins by car - not so easy in rush hour.
There are trains to Middlesbrough and Darlington from the village and buses to Darlington
There are pubs, shops, community centre, cricket club, primary school, gp and dentist in the village and is quite a big and expanding village so a bit more of a suburb with a country feel than a cute village.

I can’t imagine somewhere safer than Wynyard (the original development, don’t know much about ‘Wynyard Manor.) It’s not a gated community but feels a bit like it - there’s only 2 or 3 entry/exit points to it and all have cctv. They also have their own, um, not police force, but ‘team’ who will come out if there is an ‘incident’, and you have to pay a monthly service fee to cover this and other things like additional communal gardening in excess of the council services. You will need a car though, it is set apart from everything else, although I think there is now a limited bus service, provided by a private business (ie not a council funded service). There’s a pretty decent ‘village store’ (the rest of us would know it as a co-op!), and a pub with a dent restaurant part. It’s a bit artificial and it’s quite spread out so I think it lacks the community spirit of an organically grown village, and there’ll be lots of materialistic types and social climbers there but it does feel very safe. A primary school opened a few years ago and parents I’ve spoken to are very happy with it. Secondary state is an issue, but it sounds like that won’t be an immediate problem for you. You should be able to rent fir £700 but as a pp said, you won’t get anything to buy for £100k.
