Hello everyone,

We are relocating to Middlesbrough from Hampshire for my husbands work. I don't know the area and would really like some advice on where is a safe place to live. I have a 9 month old and my husband works nights so I need to feel safe in the house on my own. My husband is happy to drive 20-30 minutes to work. We are considering renting or buying. Renting would pay up to £700 a month but only have a small budget for buying £100,000 so really just depends what's available. We want to find somewhere to settle as don't want to be moving again for a few years.

At rush hour times you could be looking at well over an hour from Sunderland to Middlesbrough.
Seaton Carew is nice, and would be within 30 minutes of Middlesbrough, with public transport, seaside, supermarkets etc in Hartlepool

Again parts of Darlington are nice enough, decent transport links. Though I would say during rush hour traffic to the centre of boro you'd been looking at 45mins easy, again depending on which side of Darlo you were on.

I work in Middlesbrough and live in Sedgefield, 20-30 mins commute and affordable. Great community for families, usual shops, good schools.

Darlington to mbro at rush hour is a good 45 min - 1 hr drive. We live 3 miles outside of the centre, marton. You could rent a 3 bed detached on my estate for 650 a month (neighbours is rented) it's a 40 min walk into town or like 10 mins on the bus. Weve just sold our house and moving to ingleby barwick for schools and the fact we get more for our money there than this way (marton/nunthorpe)

I grew up in Darlington. It is as mixed as Boro, but smaller. Town centre decimated by loss of big shops - if the House of Fraser goes it will be all over.

West End of Darlo is traditionally the nice bit but other areas are fine. You could also look at Middleton At George, on the train line between Darlington and Eaglescliffe / Boro

Sedgefield is nice, plus various villages towards Stockton - Carlton, Thorpe Thewles, Bishopton (or at least used to be)

Lots of lovely villages only 10 miles away Stokesley has a lovely high street and lots of baby groups etc also as mentioned Great Ayton, Yarm is also nice but a lot busier with traffic etc

If you want to stay in Middlesbrough then have a look at Marton and Nunthorpe areas. Agree that Great Ayton and Stokesley are worth a look ( Stokesley has a pool which is a bonus). Also maybe look at Guisborough which has a decent high street, pool and fantastic forest within walking distance.

Sunderland is fine to live in. Ashbrooke, Barnes, Thornhill, Fulwell, Roker and Seaburn are fantastic areas. You can buy terraced cottages in Fulwell and Roker for £100000 or so. Most will have had the loft done for bedrooms. Bear in mind that the closer to the beach north of the river the more expensive it gets. Rentals, depending on the area, average about £600 a month.

Have a look at Northallerton it's 30 mins to boro.
Lots to do for young kids in Northallerton and it's all on walking distance shops town centre etc.

Laughing at the idea of anything for 100k in Wynyard.

DH works on teesside and we used to live in an East Durham village. Live in Durham City now so he has a slightly longer commute and you'd not get a family house in a nice area here for 100k but it shows how good the road links are.

I went to Stokesley last week and was very pleasantly surprised, it's a lovely place. Defo worth a drive to check it out. It has a very North yorkshire feel to it.

Stokesley does look lovely. Not within buying reach but the rents are good so will definitely be going in the list

Linthorpe used to be ok back when I lived there, is it still?

I would look at renting near the railway stations such as Allen's West, Eaglescliffe see if that's an option. Saves the hassle of driving...

It's definitely worth renting for a while before committing to buying when your budget is so low.

Actually there some 2 bed properties for up to £100k in the more desirable areas. 2 bed cottage Laburnum Road, Eaglescliffe 😍.

Preston Park is lovely, near the train station and bus routes. Schools (I believe) still work on catchment areas not distance so that's less of an issue compared to some LEAs.

I work around the corner from there it's a lovely area definitely. Rents are fab. Stokesley is brilliant, I grew u[p there but had to move out as we couldn't afford to buy in the small village/towns. Only a 15 min drive though.

Stockton on tees little villages you have stillington and redmarshal.

Norton, yarm although can be pricey.

Billingham is another town although not much it's not a bad place to live.
