If you were looking for a new house what would your top few wish list things be? Realistic ones for a mid-income family! Wink

Decent size flat garden, downstairs toilet, kitchen with an island, nice fireplace feature in the living room, good sized bedrooms.

For us it was plot size and location in a leafy area near a good secondary school. Everything else can be changed or added (budget permitting).

Decent sized garden for outdoor space & growing things. Ideally with side/rear access.

Off-road parking so my next car can be electric and be able to charge it at home overnight.

Location for easy commute for both me & DP, & close to family.

Most internal things like room layout, kitchen, bathroom, etc you can change over time to your own preferences. I have very particular ideals about a lot of home things, but the above 3 points can’t really be changed/added later, whereas renovations/extensions etc can probably take care of everything else
on my wish list over time.

We are after a period house, with high ceilings and a big front door. A garden that faces the right way (we currently have north and it sucks). Somewhere with good size rooms. Somewhere with potential to really improve.

We have decided that we can sacrifice off street parking and a big garden from our “ideals” list, as frankly we can’t afford somewhere that ticks all those boxes!

Utility room. Never had one until this current house and u just love it. I would compromise on garden size (not a compromise really as we dont like gardening) for a utility room.

Parking, a small private garden that gets some sun, and close to amenities. Indoors a decent sized kitchen, two separate living spaces, downstairs loo and two bathrooms. A spare bedroom to convert into a dressing room.

Ours are detached (ideally), off street parking with enough space to also wash / tinker with cars, garage, utility room. 3/4 beds. Separate dining room ideal, but kitchen diner ok. Definitely not a living room diner. A good feeling flow.

Outlook to be mostly green and garden that isn't overlooked.

It would need to be cheaper than the house we currently live in, but within a 2/3 mile radius. And have a downstairs loo. A utility room would be fantastic!

New build- I just prefer the idea of being the first ones to use it.
Garage and off road parking.
Ensuite bathroom to main bedroom if possible.
Utility room would be lovely.
Easy to manage garden but with enough room for patio, shed, playhouse and a bit of grass and flowers.
Near decent schools without being inner city or too remote.

I think really you know when you've found the right one for you, each family will have different needs and wants so what's best for you may not be for someone else.

Sitting room with sliding doors to garden
At least 3 decent size bedrooms
One ensuite , one main bathroom and a downstairs loo
Flat garden with a patio( and outside tap )

Walking distance to school for the kids so you never have to drive them and as they get older they can get themselves to and from school without adult intervention. We have this and it saves hours of previous time every week.
Walking distance to a supermarket or shop.
Cycling distance to work.
Sun. Airy feel.

When we were looking it was:
Downstairs/2nd toilet
Quiet road
Near good schools
3 proper bedrooms, not 2 and a box room/study.
Off road parking.
Not overlooked at the back

Now we would want the above plus:
Flat garden
4th bedroom

We got a garage and en suite as a bonus and now wouldn't want to be without either.

Equal sized rooms for the kids

These are the non-negotiables.

Then I'd also quite like a porch, some useable outdoor space, a kitchen large enough for a table as well, and at least one office, as well as a large outbuilding or other storage.

We actually got everything on our wishlist when we bought, but it was a wishlist based on our budget so sensible.
Our list was
*catchment
*space for a dining table in the kitchen
*utility room
*log burner
*spare bedroom
*attic conversion already done
