why is this house 'only' 225k?

It's 3 beds and in Stoke on Trent. Seems like a fair price to me.

Road looks pretty busy and the neighbouring houses don't look great. House itself is nice but wouldn't want to live in it with the surroundings as they are.

I thought that but looking at the way it's been done up it's nicer than other ones which cost more. I don't want to view it if there is something wrong with the area.

Yep, 3 bed end of terrace in Stoke. It has been nicely done but there will always be a ceiling price for an area.

It seems similarly priced to other properties in the area. Maybe even overpriced.

It is somewhat "overdeveloped". It looks like they've spent way too much money on decorating it that they won't ever get back. It all looks beautiful but in reality it's just a 3 bedroom end of terrace house next to what looks like commercial premises in the photo. They probably could have bought the house next door for the price of all the work they've had done Confused

Being situated on Butt Lane probably doesn't help much either...

It's in the Stoke area and it's overpriced.
You could get a 3-bed in the area for less than half that.

I wouldn't say the area is terrible but one end of the road is nicer than the other. And I wouldn't really class as it as truly being in stoke as it's so close to the edge of the boarder with Cheshire. But if you are property searching in the area you'll already know this I assume.
The road is a busy one and when the M6 is shut the A34 is used as a cut through.
There is a sewage plant near by so depending how far down the road it is you might be able to smell it in the summer.
To know you need to go and view it and visit the pub by the canal and maybe ask locals if you're unsure about the area?

It is fairly reasonably priced for a 3 bed extended terrace property in the area. There has to be a ceiling on the type of house and Road it is in despite how nice the decor is as everything dates eventually.

It's very "done" to a particular taste so will put a lot of people off. Plus, it seems to be much more expensive than nearby houses. I can't find the previous sale to see what they paid when.

Looks like they've watched too much George Clark.

Garden is lovely and I like the way they have used the toilet rolls to make a nice pyramid design feature (why not just put them in one of the many cupboards!)

It backs onto a public park, and you have a gate giving rear access.
I wonder if teenagers congregate at night, and how good security is

It's to expensive for the area, you can get 3 beds from 150k, I wouldn't pay any more than 200k in stoke personally.

I imagine it’s at the very top end of what anyone would pay for a 3 bed terrace in Stoke. They’ve certainly extended and done a lot of work to it but that still doesn’t stop it being a 3 bedroom terrace. Personally I think all the grey looks awful and I’d not want to spend loads of money having to de-grey everything.

No parking (on street only)
On a busy road
Land for sale next door (noise/no idea what someone could possibly build)
I live round the corner and paid £170 for a 3 bed with a drive. It’s far too expensive for Stoke. There is four beds a few streets away with parking going for less.
If it was 2 miles away in Cheshire with the Cheshire postcode probably would priced ok!
Name changed as I live a few streets away :)

It’s already been reduced a few times as well. It’s just too pricey.
