why is this house 'only' 225k?

Do some research on the area, the local economy, and the local people.
Depending on where you are moving from, it might be a bit of a culture shock duck.

It is the potteries and mining area. Stoke is several towns, so doesn't have a city feel.

It's north midlands and your nearest big city is Manchester.

It's awful! All the wood is orangy yellow!

Ah, ok Thanks @Livenearhere, I did wonder about the building work I could see in one of the pictures. I think we'll look elsewhere - we had thought we might be better off in Cheshire. Put the kettle on though please, we'll be up your way at the weekend Grin

Not sure why people are knocking Stoke, we like living here and the area is nice. I tell people we live on the Cheshire border 😏

What are those white curved things in the living area? There's one by the fireplace and another kind of opposite. You can see both in picture 13. Are they like some kind of dalek-inspired occasional table? I like the outdoor fireplace though!

livenear I don’t think anyone is knocking Stoke, just pointing out that 225k for a 3 bed terrace is expensive for the area.

Do you tell them you live in Stoke Livenearhere or do you deliberately avoid telling them?
I'm not knocking Stoke BTW, but like most cities, it has it's own vibe, and if OP is from a different part of the country, it might be a bit of a shock.

It's a bit over done. No period character at all. The porch doesn't fit the surrounding houses.

Nantwich is nice. Much nicer than the Stoke/N-u-L area.
The average house price for Nantwich is £286,282, Stoke £158,053.

I think the spec is too high for a 3 bed terrace and agree with other comments on location.

I’d feel a lot happier ripping everything out of the house before. It would seem daft to rip out all the new stuff after paying over the odds for it just because it’s fugly.
