littlecontis if your offer has been accepted, you can arrange a survey. You will need to ask the agent to ask the vendors for dates that they are happy for a survey to be done. Then book one in on an agreed date. Surveys take from an hour for a basic survey to several hours for a more thorough one. Choose a type of survey carefully. So for example on a newer build house still under NHBC guarantee you might not need a full survey but on an old house with a dodgy looking roof, a full structural survey would be worth the money.
Ask your solicitor for advice if you are unsure which to go for. Ours advised a full structural survey for the old house we are buying.

If it throws anything up you can negotiate with the vendor on a reduction in price or an agreement for them to undertake some work or just accept that it will be something you will need to address when the property is yours.
Of course, if there is always a risk that if the sale drops out then you may lose any fees you have paid for a survey but unfortunately this is the nature of house buying. Better to be fully informed about your house purchase in my opinion.

My survey was done earlier in the week but the surveyor couldn’t get access to the garage because the estate agent didn’t have the key. The house is empty. I’m waiting for the key to be located but I don’t want to pay for another survey! Surveyor said he’ll look at photos if I take some.

It’s detached from the house so shouldn’t impact on things hugely but it’s very annoying. I can’t believe how rubbish the agents are for the fee they will be paid!

We have just been notified that our mortgage application has been successful but we haven't seen the details yet. The broker has gone home now but I am just a little worried that our house is valued under the purchase price - would they still have offered us the mortgage if that's the case?

@littlecontis was it the valuation done for the mortgage application that put it under the purchase price?

I’ve just seen on Rightmove that the house we viewed last week and loved has sold today. Gutted! We put ours on the market to try and buy that house. Just hope similarly lovely ones come on soon as apart from that one there’s currently nothing of interest in our price range where we want to live (fairly strict area due to school catchments).

littlecontis if your bank have approved the mortgage application then it is fine, they are happy so it will be fine even if you think you have overpaid for the house. They have approved that amount Smile

@Mama12345678 it happened to us too but then we found an even better house, 'the House!'. Don't lose heart that one that one was not meant to be yours. You will find the one Smile

We have the valuation from the buying house came back and the value is fair so no problem with the mortgage offer. Now is the waiting games on both sides of the chain(the seller is buying a no chain house, the buyer is living in a rental property so no chain from their side either). Still this waiting is killing me.

Our survey results were supposed to be in today but they’ve said it’ll be tomorrow now. Nervous. All our enquiries have been dealt with and Ive replied to our buyers enquiries today so I’m hoping to get an exchange date as soon as possible. I think we are still waiting on a drainage search though.

Sorry to read that Newhome. I hope it's sorted soon. It's so stressful. I forgot how very stressful it is.

We've had a really good offer on ours from a FTB but the new build we wanted had three of us chasing it Monday morning so we had a race to get paperwork sorted. We got it but now they want exchange 23-03!!!

We've filled out the forms for the sale, sent all the documents for our mortgage application and are sending a tonne of completed forms re the purchase tonight but I'm so worried the buyers can't move that quick as mortgages can take ages for no real reason!

Gin. And chocolate. I'll leave the WW thread.

Turns out the buyers solicitor had raised queries but they got lost in the post!!

Weeks lost and it took the estate agent to find out.

The EA tried to reassured us that they still want to sell but are looking again. They are both in the end 60s and one isnt well so they wont sell if they havent found anything they like. Likely we will loose the up and down solicitor fee plus the anxiety and stress. To make it worse, the kids keep talking about the move and have their heads all around it, awgg!!!

We have three viewings on our house today! We’ve only had one so far which lasted all of about 5 minutes and was a definite no so fingers crossed today brings better luck.

Please can I join this thread? Currently trying to move and struggling.

House has been on for almost 2 weeks and only one viewing in that time. 2 viewings have been booked and then cancelled and the people who did view our house said it was beautiful but they had found one ever so slightly bigger.

Feel very disheartened.

We have found a house we love and agreed a price with them but of course they cannot take it off the market until we sell. I just know we won’t sell quickly and will lose that house :(

Hi Simon, I’m in a similar position except the house we loved has sold 😭 I’m waiting now until we have an offer on the table before we go and look at any more because I don’t want to be disappointed again, but what’s worrying me more is that there currently isn’t anything on the market in our price range that I want to see even if we were under offer. We need an offer on ours AND for more houses to come on the market that are suitable for us. Fingers crossed that you’re able to sell in time to get the one you like.

Thanks Mama. I am preparing myself for us to lose out on this one to be honest. It’s just annoying isn’t it because you start picturing yourself living there. If this one goes we will be in the same position as you as nothing else is currently on the market. We are lucky I guess in that we have agreed that we could move in with family temporarily if our house does sell and we don’t have a suitable house to buy, but it wouldn’t be ideal.

My main concern at the moment is trying to get interest in our current house - I’m not very patient 😂

So the chain issues are everywhere with almost all of us, I didnt have it the last 3 purchases(2 sales) before. Spoke to our solicitor this morning to tell them to hold off for another 2 weeks then we might drop. They also said that they tried to contact the Seller solicitor but no luck. I am so gutted that they must have known the fall out for the last 2 weeks but didnt tell us.

Exchanged yesterday after setting the date as 10th feb! So 15 days late! Luckily we set the completion date as 31st march, so I'm hoping that means it's set in stone?

Do I still need to chase my solicitor around time of set completion to make sure it happens?

Also got a letter from solicitor to say we exchanged so was able to apply for my son's school place. Thought all would be ok as online it says there are places at the school, but I phoned up the school today and they said there are people on the waiting list and they just approved 3 people yesterday so if there are others on the waiting list he might not get the place! I really hope he gets a place! There is one place left so fingers crossed!
