Our EA quite clearly doesn’t get on with/like our vendors, and seems put out they accepted our offer rather than another one - we think he has a developer friend who was hoping to buy the place. At the viewing the agent buggered off and left us chatting with the vendors for ages afterwards (probably why they chose us in the end I guess). Honestly in all this viewing and things I haven’t really met an EA that came across well.

I’ve seen my agent has been omitting things from the particulars that he thinks might put people off, for example one building nearby has an unusual construction that’s hard to insure. What do you think to this? I imagine he thinks he can always talk around it if he gets the viewings in first but I wonder if some people will think he’s being dishonest

We had our valuation and got a text/email at lunchtime saying mortgage offer has been issued! Haven't heard from broker yet so will email him tomorrow for the actual details of the offer. I can't wait to find out what the flat got valued at. We managed to get a really good 5 year fixed rate that's not available anymore so hopefully they honoured that.

@BeijingBikini you don't normally find out the valuation price sadly, only if it meets the asking price or less (from my experience at least?) we didn't even find out when we remortgaged.

I received the management summary of the survey, i need to get a CCTV survey done of the sewage/waste pipes done. The rest was all as i expected, windows need refurbing, general maintenance (stuck in the 80s). So im happy with that.

Got a call from our EA today that our seller is at survey stage with his purchase as well, its booked for end of next week, not too sure why they said contract could have been exchanged last week while the seller is in fact still at the survey stage( we had our survey done in February), so frustrated. It means a week for the survey to be done then a week for the results and not even sure how is it going with the survey results etc. Our current mortgage contract expires in July and we will be on a very high variable rate if we havent completed or roll the current contract to a new contract. It might not go anywhere with this purchase after all(wasting 10 months of uncertainty and minimum £4k for all fees already paid including solicitor for both buying and selling).

@Newhome321 oh what a pain in the area, I just don't understand what some people do, why do they wait to get these things done. I'm such an inpatient person I do everything immediately, I don't understand people who are the opposite. I hope the survey goes ok.

Have you spoken to the mortgage company? We are with Nationwide and they apply an automatic 3 month extension. We will be cutting it fine on ours too.

We finally have a bit of an update. Our buyer has had his mortgage accepted subject to valuation, should have the date through for that by early next week, they are considering a desktop valuation which surprises me at 85%LTV but we will see if they actually do.

He struggled to get a mortgage with 90% but thankfully managed to find another 5%. I'm hoping this will keep Barrett off our backs for a little while!

Me too, I dont understand why they didnt het it done the last many months. They actually felt on their purchase end of last year then found this probation property since beginning of this year. It still has been 5 months or so, survey should have been done from the first place I would have thought. The chain buy and sell thing is so stressful, no wonder many people go with no chain cash buyer with lower price for cash in hand and certainty.

We have asked for a 6% lower price - I am at major risk of redundancy and the current price is just slightly above what would be affordable to borrow/pay on my husband's salary. Hopefully they agree...Otherwise we will probably have to pull out, I am having major stress & nerves about such a big purchase at such an uncertain time.

Well we had our application approved today so long as the valuation is okay.

They're doing a kerbside valuation, so shouldn't take too long.

EA seems to think we can complete and exchange in six weeks. So long as, and I quote "the solicitors pull their fingers out".

Sorry to hear about your purchasers pull out ☹️

@Kelsoooo what percentage deposit are you putting down out of interest? We are waiting to hear if our valuation (for the house we are selling) will be kerbside.
