Oh Bluebells, many congratulations!
I had weeks of non stopping dreaming, planning when first view our purchasing house. My excitement has now completely gone as now I am so worried about so many things which can go wrong( either from buyer or seller side). We have told the kids, family on both sides but not telling any friends yet.

@mama123456 we put ours on end sept sold in January, nov/dec was very quiet (no viewings in dec) but went crazy in January, for one week it felt like I owned Blenheim palace with viewers every half hr!

@karcheer a rush of viewings is what I was hoping for! Not a tumbleweed and a single 5 minute viewing. Worried that it’s going to take us a long time to sell.

Apologies for the multiple repeated posts, not too sure why it happened. With regard to sell vs viewing I think its very much depends on luck too(and of course after price/location). It was easy to find a buyer for ours because of the location and price range. I also think I didnt get the price we wanted however we really like the house we are buying and made an offer and was accepted so we have accepted something which is lower than what we should have.

I think once everything's completed, you always get that sense that you could have got more for your house - I know I did!!! But it was a period house with all the issues that accompanies that, and it was priced to sell. We were also able to get a lovely house which suited our needs and still came out with some extra money after it was all completed. It helped that the people who bought our house not only loved it, but thought they'd got a bargain - so overlooked the inevitable issues that the survey brought up and didn't haggle for any more money off.

We have just received a draft contract with fittings and content form. Was a little disappointed that they're taking all the white goods with them (they're moving to another part of the country). As FTBs, we have very little money left to furnish the house. Of course we understand they have every right to take everything with them but thought there was a chance that they might leave the washing machine and the fridge! Sadah well!!

Was hoping to exchange on the 10th Feb with aim to complete 31st march. Want to exchange early as we are moving areas so want a letter on exchange so I can apply for my son's school place. Have given notice on rental property, given notice to daughters nursery and given notice to my job! So wanted to exchange by 10th so knew it was all going ahead ok! Well we are still waiting to exchange! And am now getting stressed out! Just heard back from our solicitor that seller solicitor asked of we can complete on 27th march... Which will mess our mortgage up so said no! Why does it take them so long! I wouldn't have given notice for everything if I knew we weren't all set to exchange!! I want to chase again but have emailed her about 8 times today asking if we are going to exchange yet!

I was really hoping this was going to be all smooth sailing!

Can I join? Trying to sell. Made the mistake of not pricing up - people still wanting to offer 10% less despite us pricing it 10% down on a couple of years ago, in line with recent sold prices. So frustrating. Negotiations frustrating slow. I guess we will sell at a low price. Neighbours moaning we will impact their remortgaging.

Also we have found the house we want and I'm terrified we will lose it. Am I the only one who finds this process unbelievably stressful??

@Terryscombover definitely not just you - we’ve been on the market a week and I’m already far too stressed about the whole thing. It’s all so unknown and out of my control. It must be difficult to have neighbours adding to the pressure. But good that you’re getting offers!

@littlecontis look on eBay for the things that are local to you, you’ll get a great bargain for things like fridges/washing machines.

It’s bonkers how quickly you go from “what will be, will be” to “when, when will it be”. We do hope to have a firm, if low offer by early next week. Otherwise I’ll be sobbing about a house I’ve seen twice!!!

I think I’ll still feel “what will be, will be” until after the survey, just a more stressed version than the original “what will be, will be...”

Congratulations to those who have exchanged or completed!

I sold at the beginning of November and had an offer accepted the next day. Our buyers are FTB and ready to move ASAP.

Our sellers had an offer accepted on a vacant property but then a family member decided to move in when she separated from her husband. She still wanted to sell the house but on the condition she was a sitting tenant! Not surprising really that our sellers pulled out.

They found another property which was occupied but the sellers were relocating and hadn’t found anywhere to buy. They agreed to vacate anyway. Then they found somewhere to buy so now they have added that property to our chain. God knows what’s above that.

The 3 of us in the original chain have been ready to exchange for weeks now but the people at the top are dicking about. Not returning forms, queries etc to buy them time.

We were supposed to be exchanging this week and completing on the 6th but right now I’ll believe it when I see it.

Hi! FTB here, everything was running smoothly then survey threw up some issues. Nothing that looks deal breaking - presumably we arrange quotes as does vendor and vendor either fixes or we renegotiate? We're keen to keep things as stress-free and pleasant as possible!

@squiglet111 we are in a similar situation with needing school places in a new area (except we need a nursery place, 2 year 6 places with high school places for September and a high school transfer too. Kill me now) and the council have been really helpful. They’ve let me apply now and provide evidence of exchange as soon as we have it. May be worth speaking to them?

No news here really. Our mortgage offer is ready, as is our buyers. Nearly all the search results are ready on both sides so we’re just waiting. The school places I’ve secured need evidence ASAP and have to be taken up by 20th April so I have told the solicitors we need to complete by then at the very very latest. I hate waiting.

@pinotnoirismyjam what survey issues were raised? Were they things you thought might be the case? Our full survey is today but we probably won’t renegotiate unless there’s way more than we expect as we priced our offer to cover all the visible issues.

@AGreatUsername It was mainly testing issues - gas, electric, boiler and fireplace all need to be inspected and tested. Other than that there's asbestos in the garage roof (we knew this and garage is detached from the house) and the chimney needs venting. So I don't think any issues. We did increase our offer to over asking as there was a competing offer so would prefer to drop the offer if we're expected to incur these costs. Plus more issues might come out post-testing.

My DD2 is in primary and likely need to move( the buying house is only 10mins away from the current house but still). We love our current school though, my DD1 went there the whole 7 year. But it wont be possible on foot anymore if we move so moving school is likely. Will need to list down things need to do in the mean time including schools this weekend( including reaching out to the buyer asking if they’d like small items( sofa etc.).

Hello. Can I join? We put our house on the market in late August as we had seen a house we loved. The market was dead slow, we had viewings but not hoards of them. In October the house we liked sold, we decided to keep ours on until Xmas as we had a few viewings booked in. Then in beginning of December we saw 'The House' I was petrified it would go before we sold but a week before Xmas we sold and our offer was accepted just before Xmas! We had surveys done in beginning of Jan and exchanged last week! Completing end of March.

Our vendors wanted early exchange as they are relocating to the other end of the country and going into rented property so wanted to tie it up as they have to put down a large deposit for rental house. Our buyers are chain free so pretty flexible, we are very lucky!

We were happy to exchange early as we will not be held up if our vendors suddenly decided to buy instead of rent and the chain had lengthened. Also happy to exchange before the budget Smile
To answer mama12345678's question, our house was on the market for four months and we had 12 viewings in total.
Didicat I would only allow viewings if I was there as I could not get my head around strangers wondering around my house. Also we have a dog. It was never a problem, everyone else was out bar me and I hid in the kitchen which I vacated when they looked around it. Almost every viewing the viewers wanted to ask questions so it was easy if I was there.

We have done it - finally moved to our new home and location a few days ago. Really loving a more rural setting after years in a big city.
thanks to all on this thread and past ones for all their support.
To those at an earlier stage in the process - keep going and don't give up.
