living in Tiptree,Colchester Essex

Hello everyone, we are planning to move to Tiptree with 9 and 5 years old kids, could someone please tell me which area is good to buy a house. we are looking to buy near (Baynards Primary School State school)
how is the place like? are there many council houses in the area?
is the area safe to live?

It's nice enough, thurstable is a bit rough as a secondary with some drug problems. There is also nothing there really town wise but colchester and chelmsford are easy to get to. I would consider buying my next house there!

I lived in tiptree until a couple of years ago. No kids though.

There are a few shops nearby including Asda with a petrol station, Tesco, boots, decent GP, butcher, bakery etc. It's not really village it's more of a town. I have dogs and would say the dog walking wasn't great. There are some ok walks but they're right on the edge of Tiptree. When we moved the parish council we're getting a private security firm to do some patrols because of kids hanging around. I lived on one of the main roads and sometimes you'd hear kids being loud chatting and joking about at 9pm but I don't remember anything bad ever happening or it going on and on. I didn't feel unsafe walking 10 mins to the Chinese by myself in the dark or anything.

As I said, can't help re kids and schools etc but happy for you to message me if you have any questions. If you give me the name of a road I can say whether it's a nicer bit or a worse bit. On the whole Tiptree is alright.

I would avoid thurstable school and maybe look at closer to colchester itself

Also probably worth asking where you are based now. I would say Tiptree is like Chelmsford in that people keep themselves to themselves and don't neighbour's don't really get to know each other straight away. I found it a bit like people were still programmed to do the rat race and didn't really stop to chat or say hi if they recognise you when they walk past. Where I live now anyone walking past stops for a natter. I like that, though! If you're used to something like that then it might feel like people are a bit grumpy but it's just how a lot of Essex is I think. People are busy, they are doing x y z. We did get to know our neighbours and have them cards when we moved in but when we left a few years later we still didn't really know them.

we're from Woodbridge Suffolk, hubby got a job in South Colchester.
Due to a tight budget, we can only afford outside the Colchester area equally, we are looking somewhere safe to live and close to the Primary school.

We are looking around Elm close in Tiptree, we would like to know if the area is safe and if there are too many council houses around Elm Close area.

Seriously, can’t he commute from Woodbridge? If I lived there I wouldn’t be looking to move. I’d drive to Ipswich and get the train to Colchester.

Good Afternoon all thenks for the support....

Tiptree is slightly cheaper for a 3 bed room house with large size garden and decent size rooms.
Its actually 10 k cheaper compare to the one we've seen in west side of Colchester( stanway, prettygate, marks Tay area).

Yes, there are some cheap houses in the east side of Colchester
( Greenstead, Monwick area), but the place itself has highest crime rate and also the school are not very good, hence why we chose Tiptree

greenstead is actually mostly students now because university of essex is next door, and colchester academy in greenstead is better than thurstable. I am happy to give opinions/advice on areas of colchester

I live in Colchester, I wouldn't consider Greenstead or Monkwick personally.
Rowhedge is really good value, not the brand new houses but the older part of the village. I lived there until 3 years ago and I really liked it but the senior school is TLA and it's not great.
Pretty gate is nice, good schools too.

I wouldnt consider monkwick, but I would consider lower greenstead, but tbh, family houses are really expensive there now because they divvy them up into HMOs for the students. Its been hard to get a bargain there for years.

Id look at newtown area. relatively cheap, walk to town, nice community, close to the town station. Old Heath is also OK.
Rowhedge is lovely, but its not cheap anymore

Thank you all for the info. we are now looking in Manningtree (Lawford) and Colchester as Branleuse suggested lower Greenstead, seems to be ok.
We are going to view some property this week, I will update.

Stanway/Prettygate side has good primary and secondary schools if you can stretch to it.
We go to tiptree sometimes (the garage is nearer to us than the colchester one), but it's not that exciting and the secondary school not highly regarded.

I wouldnt have thought that was the best area, but it does look a decent house. Its right in the middle of st annes estate/white city
