I've been on for 8 weeks, 6 viewings and no offers. I've dropped from £325,00.
Houses either side are also on - but the one to the right of me has just sold within a week (was on for £285,000 I think but was a rental property in two flats and needs complete modernisation including kitchen, bathroom, central heating, and only has two bedroom as they converted upstairs back bedroom to big bathroon).

House other side of me has different layout and also needs work - they started out at same price but dropped theirs too. It has much much smaller garden.

I can't do anything about the layout - I've done what I can with the money I had given my house needed complete modernisation and remedial works (think new roof, central heating etc etc) when I moved in.

For me. OIRO / OIEO put me off. Would still offer less.

No floor plan.

8 weeks is no time really and since the change of PM the arse has fallen out of the market round here. Prior well priced houses where selling quite quickly.

There needs to be a floor plan. What is the blue room with the cat house thing? It looks like there is only one bedroom not three, can you dress the other two rooms as bedrooms if they are not currently/get photos of

Looks absolutely lovely. Being picky is rearrange the order of the photos so they same room all appears together.

One big thing though is that there doesn’t seem to be a floor plan?

When did you drop your price?

I would remove picture 2 as initially thought it was the living room. The same room pictured from a different angle looks much better.

Crikey thank you for the quick response. OK will get agent to do floor plan and rearrange the photos as well.
The blue room is the back bedroom, I just realised there aren't any photos of the middle bedroom which is also empty.

Does dressing rooms to sell work? I can see how it does in a new show home.

I agree with pp re floor plan as it's tricky to see from your photos how you would live there. I think if it's a three bed, it's likely to attract a family, but I'm not sure where they would sleep. I wonder if as someone else suggested that it's possible to 'dress' it as well as possible, eg put beds in bedrooms etc.

The bedrooms don’t look like bedrooms. Also I get really put off with no floor plan. I imagine the bedroom is a wide part of the hallway or similar and you’re hiding the fact by not having a floor plan. Also the photo of the kitchen is too close so you can see it properly.

I agree about the floor plan. If I cant clearly see the rooms and layout I wont go to view. I've wasted too much time visiting houses without a floor plan and being disappointed.

So it's not obvious from the pictures that the bathroom is joined onto the kitchen? Both are tiny and that's the feedback I've had (not from everyone but there's no denying this fact).

Would I be unreasonable to ask them to take more pictures if I dress the rooms as you suggest and also to try and photograph the kitchen from a better angle. The truth is there just isn't room to take photo's of the kitchen as it's so narrow.

Upstairs is a proper landing with the bedrooms all coming off it.

I think your house is lovely. It looks like the pictures were taken on a gloomy day though and I would ask the estate agent to come and re photo on a brighter day as I think it would make it all look much cheerier. You could even take the photos yourself and ask them to use them if it is difficult to arrange them coming out.

It was chucking it down with rain the day of the pics and that black coffin type box thing was my DS's tool box (now gone).

It's clearly a looked after house. However, it's lacking homeliness and looks more like a holiday let to me. Some large plants to soften things in the living room would be good. The lack of carpets mean it probably sounds empty walking round and you want cosy and inviting. I'd be mentally pricing up carpeting everywhere. Yes, you need a floorplan as a pp states.

Remove the washing line and make the outdoor seating area more prominent in a photo of the garden.

You need to make one of the ground floor reception rooms into a proper dining room - at least for the photos and viewings. Put the sofa from there into storage.

Price is the major reason people don't view and reducing the price but asking for offers in excess of £300k suggests you won't negotiate. I think you should price at £290k and see what happens - the kitchen of the 3 bed that sold in March is bigger than yours and I think that a family looking at your house would be looking to extend to get a bigger kitchen and would be factoring the cost of that in.

Buyers need to imagine it working for them. Pictures of every room are a must and dressing them to appeal to your markets is sensible. So bedrooms should be bedrooms. It's very clean and clutter free, so that's a winner!

Definitely get rid of the cat climbing frame picture, firstly because it makes the room look like a bit of a ‘nothing’ room and secondly because people will wonder if the house smells. Is there anything you can do to give the outside a bit more curb appeal. It looks a bit grey. Also your photos were taken on a grey day, it might be worth retaking when it’s sunny.

Agree with everyone else on the need for a floor plan. The last picture - essentially a wall with a pile of coats and shoes doesn't add anything. It would make wonder about lack of storage.

It's a lovely house. I personally would change the offers in excess of - it puts people off as it sounds very prescriptive. As others have said, you also need the agents to publish the floor plan. I think downstairs is beautiful, upstairs bedroom 1 is great, but 2 and 3 need dressing as bedrooms. People don't necessarily have imagination and you need to present them as such. I had a room like yours when we were selling, a small bedroom where I had my clothes rail. I took mine down and (cheaply) dressed it as a bedroom - got a day bed off Amazon and one of those canvas wardrobes. I think the market is slowing too, because of the clowns 'in charge'. Boris's hints at stamp duty don't help either. As others have said, eight weeks is really no time at all. Good luck with selling - it's a difficult process (understatement of the year!).

You need a floor plan and the lack of wardrobes/ bedroom furniture would make me concerned about the size of the bedrooms.

I’m not too far from you and would honestly not even view that. The front looks so grey and dreary. Id recommend painting the top half again or if that’s not possible arrange some photos on a sunny day and add some flowers to brighten it up :) the front door is lovely though and the rest of the house is ok

Definitely floor plan and logical order of pics when they are retaken on a good day - they should go in the same order as the room descriptions

Mentions dressing area but need a pic
