I've been on for 8 weeks, 6 viewings and no offers. I've dropped from £325,00.
Houses either side are also on - but the one to the right of me has just sold within a week (was on for £285,000 I think but was a rental property in two flats and needs complete modernisation including kitchen, bathroom, central heating, and only has two bedroom as they converted upstairs back bedroom to big bathroon).

House other side of me has different layout and also needs work - they started out at same price but dropped theirs too. It has much much smaller garden.

I can't do anything about the layout - I've done what I can with the money I had given my house needed complete modernisation and remedial works (think new roof, central heating etc etc) when I moved in.

Lack of floor plan would put me off and offers over for the price - tell me what you actually want to sell it for and we can negotiate from there.

Also, as soon as I saw the cat tower I thought 'bet it smells of cat' it might not be cat pee and really strong but as someone who doesn't live with any pets I can tell when I walk in a house if there is a pet there as they do have a smell never mind how clean the house is which would put me off.

I agree with the whole floor plan reccomendation.

I guess the bathroom being by the kitchen might put some people off but by having it on a floor plan, at least they know when they view (and stops you having to tidy the house/ faff for a viewing of people that wouldnt buy a house with your layout)

I agree with trying to make the rooms clear, as the photo with the sofa and little table seems to be in the living room, and as the couch in the dining room is similar to the dining room couch it makes it look like youve lost a room.

Make sure theres photos of every bedroom, in terms of the cat bedroom, i wouldnt mind the cat stuff but i guess other posters do so it might be worth it to maximise viewings etc

Its nice and looks immaculate but ...I can't put my finger on it - its a bit bland?

As others have suggested, dress the room (ie get rid of the cat tree, as much as I love my cats, I wouldn't see the "cats room" as a selling point!)
Maybe some nice flowers to soften the front room?

Agree there's nothing you can do about the narrow kitchen and downstairs bathroom. But people are kind of expecting it when they look at your style of house. They would have the option to move the bathroom up into the "dressing room" or something if they wanted to in the future.

Your living room in Pic 3 is really lovely though and needs to be seen before the "yellow room".

Really odd photo order - why two pics of the front of the house? Your dining room doesn’t look like a dining room. You definitely need pics of all 3 bedrooms - and it would help to show them as bedrooms I think, even just to help people visualise what size beds they can fit in (ie can the blue one fit a small double - 2 doubles and 1 single is more appealing than a house with 1 double bedroom and 2 singles). Then once the agent has retaken the pics re-order as you logically through the house. And add a floorplan.

The 2 other bedrooms are very small & are ‘dressed’ in the photos to give people a better option - they looked cramped. A part of the garden looks overgrown which again would put me off especially for 300K

Yes now I see the way the pics are taken 1) makes the rooms look oddly shaped and 2) higgledy piggledy lay out but actually the house flows very logically (except for the kitchen bathroom thing.

I'll get rid of the cat stuff today. I do appreciate your feedback but I'm beginning to feel like I won't be able to achieve my moving goal without spending a ton more money that I'm trying to save up. Or shoudl I just invest some of it in doing the cosmetic work?

And there is no dressing room as such, it's a partitioned off part of my bedroom which is very big. I think it might have once been used either as a study area (it has sockets in it) or a 'nursery'.
I'll get that photo and description of it as dressing room removed.

@doolinennis the bedrooms are all good sized, two doubles and a single but I see how emptying them has made it harder to tell what size they are.

I don't think you need to spend any money
You need to be clear on price, not offers over
A reduced price will get a quick sale
Your also need a better agent of ask them to take better photos and add a floor plan

Exactly my thoughts.

I had given my house needed complete modernisation and remedial works (think new roof, central heating etc etc)
Where does it say this in the particulars? Get that written into the description!

1 - new windows throughout, still under guarantee and transferable to new owners.
2 - new roof 2.5 years ago.
3 - complete Central heating system newly installed 5 years ago and serviced every year.
4- damp proofing and woodwork treatment all still well within guarantee which is transferable to new owners
5 - new ceilings upstairs to all areas except my bedroom (which doesnt need it)
6 - new kitchen and bathroom suite 3 years ago.

I know the garden needs a tidy as well. I'll get a gardening service to do it because I can't do it.

Anyway, thank you all. I will go down to the agent tomorrow and do a face to face with them with a list of everything I want changing. Whether they're prepared to redo pics and everything under the terms of the contract or not is another thing but if they're not I'll just cancel the contract. However, I can't immediately put everything right that you suggest in terms of decorating so that leaves me a bit stuck in terms of whether I just take it off for now and try and remarket when I've done what I can.
Sorry if I'm being a pain but what do posters think about my taking it off whilst I do the necessary?

I think you can definitely get the estate agent to work harder for you - non-wonky photos, floorplan and a description that sells the house rather than a brief mention of the property and an essay on the wonders of Whitstable!

Looking at nearby sold prices your price seems reasonable but I do wonder if the layout is putting people off a bit especially having quite a small kitchen. But not much you can do about that except reducing the price or holding out for someone (like my DH) who isn’t fussed about kitchens! Otherwise it looks like a nice, well-maintained property - what’s the market like in your area more generally, it might be the Brexit/summer holiday effect slowing things down?

I think it needs:
a) a floor plan (as others have said, and no, it isn't clear that the bathroom is next to the kitchen)
b) more photos (unless things are clearer when there's a floor plan)
c) remove the cat house (as someone else said, it implies cat wee and hair)
d) removal of the living room "dining table"

Just seen your most recent post. I'm in the camp of it's better to remove and relist when you're ready. We always made super low offers on properties that had been on the market for ages.

I think the one thing that the agent WAS realistic about is that the kitchen bathroom arrangement will put some people off. It did me at first but at the time I was in a position where I had very limited money to buy and stay close to my DC's and DF.

So I think that Whitstable is a very sought after area of the SE but it maybe that Brexit and summer holidays might account for the slow down. There is a huge market for developers who buy and sell on quickly and for those who move from London - but they tend to either seek properties for weekend us or the bigger more exclusive type houses.

Theres so much to think about.

Agree with others that a lack of floor plan puts people off. A lot of people won't like the downstairs bathroom but a floor plan might give an idea of whether an upstairs loo could be added.
The write up and pictures are poor. It looks like 2 sets of pictures, one with a funny lens and one without have been cobbled together and it feels a bit cheap and nasty. EA doing the bare minimum.

The only thing that really jumps out at me is the cat climbing thingy, maybe put it away and redo that photo and put it away for viewings too?

Make the dining room look like a dining room.
Add a floorplan.
Add a pic of bed2.
Add a pic of bathroom.
Remove cat tree.
Dress beds 2 and 3 with either beds or a desk.

Is the photo of the living room stretched? The fireplace and stove looks really wide. I'm thinking it's been distorted and will then be a disappointment in size on viewing.

As others have said, the house is clearly looked after and I think a floor plan is essential to really get the feel for the house.

With regards beds etc - My buyer moved out on the day we were going to exchange. As we had planned to exchange and complete on the same day so my house was empty - I have already moved. I refurnished minimally with furniture I had taken with me but didn't use on a regular basis.

I couldn't spare beds though for 3 double bedrooms. I borrowed a futon from my sister that is rarely used and got 2 beds from freecycle/freeby face book sites. I wouldn't want either of them for my own use but dressed with spare bedding (mine and borrowed) it gives the room purpose and scale.

I have sold again (for the 3rd time as 2 pulled out) and hopefully it will be third time lucky.
