I've been on for 8 weeks, 6 viewings and no offers. I've dropped from £325,00.
Houses either side are also on - but the one to the right of me has just sold within a week (was on for £285,000 I think but was a rental property in two flats and needs complete modernisation including kitchen, bathroom, central heating, and only has two bedroom as they converted upstairs back bedroom to big bathroon).

House other side of me has different layout and also needs work - they started out at same price but dropped theirs too. It has much much smaller garden.

I can't do anything about the layout - I've done what I can with the money I had given my house needed complete modernisation and remedial works (think new roof, central heating etc etc) when I moved in.

The photos make some of the rooms look like they’re a weird shape (unless they are?) and the rooms look too small so if I was looking for a family home that would put me off, and as pp said I’d be pricing up carpet and taking that cost off what I offered. And I know it’s been said but you need a floor plan, I wouldn’t waste my time viewing if I haven’t seen a floor plan.

The photos have all been taken at weird angles which makes it hard to see the actual size of the rooms. Not having a floor plan adds to that. E.g., the one room with a bed in look she like a single bed!

Hate cat smelling houses, and that cat frame would put me off Grin

Mainly, the pics make it look like all the rooms are unusually shaped (diamond/trapezium) instead of square or rectangle. These fears are not waylaid by a floor plan

It just feels like something does not add up

So get floor plan, remove cat palace (and smells, if you can, cats spray their homes and their wee stinks, though owners cannot tell as they are used to.it. sorry) and retake some pics.

Looks like a lovely house, so if price is right it should sell. Though uncertainty over brexit etc may have an effect....

i would agree with pp if possible dress bedrooms as bedrooms and get a floor plan ASAP, but I just came on to say your house is gorgeous!

The dining room needs either a sofa or a table, rightly or wrongly it looks like a student house with both. Definitely ‘dress’ the bedrooms. The cat bedroom doesn’t look big enough for a bed in the photo so this will help people visualise it. Maybe cut back the bushes in the garden? It looks a bit overgrown in some of the photos and you can’t get a sense of the size of it.

Definitely a floor plan.

I like to see the dimensions of the rooms laid out so I can really assess if there is enough room.

Dressing a room also helps as it helps the buyer see how the room works as a bedroom.

I'm also not keen on pets so to see there's a whole room for the cats to me is off putting.

The other one for sale has an extended loft and downstairs plus off street parking.

I don't think it's a family house either with a downstairs bathroom.

I think it's just priced too high to be honest.

Neutered cats do not spray their homes and they do not smell! I would move the cat tower and not show it in photos though.

Completely agree about dressing the bedrooms as bedrooms although having the smallest room as a study or tidy hobby room won't put buyers off providing they can see they can get a bed in there.

So whenever I look at a rightmove listing it’s always in this order: quick flick through the photos to see if I can get a feel for the general condition of the house (as said upthread I’d change the order of the photos), then floorplan - will the living space work for us (I would potentially write a house off on the basis of the layout), finally location - would the location suit/what is the street like/school catchment etc (this is potentially the most important but I’ve already usually covered it with my search criteria)

Get rid of the weird little folding table in the first living room. Get rid of cat climbing frame. Paint all picture rails white. Re order photos so the larger living room and then kitchen are first.

The top half of the front of the house isn't painted, it's pebble dash (as are all the houses in my terrace) and doesn't look as dreary in good light as it does in the photo's though.

I will be onto the agents tomorrow re the floor plan and photo's and I'll tell them to take off the 'offers above' instruction. I will also look into renting some furniture and storing stuff. Iwish I'd posted this two weeks ago when I started my annual leave, I am due back at work on Wednesday so time to redecorate the two empty rooms is very short.

Agree with the other comments, I'd add:

Floorplan with measurements on is a must. Most people would want to change the kitchen and see if you could knock through to anywhere which isn't apparent without a floorplan.

I'd get rid of the first picture - it makes it look as if that's the living room and the only place to eat is that tiny table pushed against the wall. It wasn't until I read the description that I realised there was a dining room as well.

Some of the photos are taken from v awkward angles with corners of walls included in them (eg pic 8) which makes the house feel awkward/small.

You do need to stage the rooms to show whether (for example) a bed can fit in the room with the cat tower. Most people have difficulty working things like that out and it looks v narrow/small.

The whole house (other than the living room) looks dated (sorry) and therefore buyers are going to be factoring in redecorating, new kitchen/bathroom etc. A relatively cheap way of making a difference upstairs would be painting the skirting board and picture rail white - the bare pine wood doesn't look good imo.

Is there a reason your neighbours are selling too? I'd be concerned that there was a new development being built/problem in the area/new noisy road or rail or something if all three of you are selling.

I can see but you can paint over it to freshen it up we have on the back of ours but perhaps it is the lighting. A sunny day makes a huge difference

Oh god, your feedback makes me realise I need to get the agent to completely re-do the whole thing in addition to what I can do. I hadn't realised how my house comes across in photo's.

so there are things I can't change - I can't change the kitchen and bathroom layout - both are tiny as it's a 1930s house and that's how it was built. If I was staying (which isn't an option) I'd build on to achieve that). But I have modernised both of them and they're well equipped and clean.

Agree you need a floor plan - buyers want to see how the house "flows". Is the "yellow room" the dining room? If so, lose the sofa and borrow a decent size table to people see it as a proper dining room.

Agree with dressing the bedrooms as bedrooms. The garden looks a bit overgrown and the foliage is making it look a lot smaller than it is. The room you're using as a wardrobe - is that a bedroom? because it looks tiny, and storing everything there maybe says to a viewer that there's not room for storage in the bedroom proper.

I would also get the agents to cut out all the generic waffle about Whitstable. If people are looking to buy in the town they know all that already.

Do local agents usually do floor plans? As much as I LOVE a floor plan, they’re never on for houses local to me, so it’s wouldn’t put me off in that situation. Sounds like it’s a common thing to include in other areas though, and it can’t hurt to add one.
Definately reorder the photos.
I can’t comment on price, as around here that would easily be under £90k and anything to the south from here is incomprehensible money to me.
I think it looks lovely, and maybe you just have to hold out for the sale?

The cats thing - I am very allergic to cats and wouldn't even view a house where it was obvious that a cat has lived. Appreciate that not everyone has such a strong reaction to cats but for the pictures at least you need to remove all signs of them.

Get rid of the cat thing & put bedroom furniture in there. You could get an aero bed type thing (double blow up bed) or cheap ikea bed.
The yellow room needs to be either a sitting room or dining room. The table is too small at the moment. Something bigger & more central. Perhaps some flowers in centre & an oilcloth to brighten table up?
The kitchen & bathroom look fine. The lounge & bedroom are fine too.

So I went to Right Move and some agents use floor plans and some don't. But my agent does have houses at the same price range as mine with floor plan so I want one.

I am signed up with this agent for another 12 weeks so I can't sign up another agent without a massive leap in agent fees in addition to spending more or on dressing it and maybe dropping the price again. I have a narrow window whereby this move will achieve what I need it to achieve (downsizing in every way).

The picture with the sofa and tiny table to the side made me think there was no dining room and you just had a table in the living room. It’s the first picture after the external pic so I wouldn’t even look further than that, especially with no floor plan. It needs a bigger table and no sofa so that it looks like a dining room.
The no carpets anywhere would have me mentally adding up the cost of underlay & carpet for each room too. It does look like you only have one bedroom. They shouldn’t even have the pic of your dressing room on but that would also put me off if I was looking for a 3 bed house because it looks like there isn’t enough storage space for my clothes in the main bedroom. Could you get a wardrobe for your bedroom and put everything in it? Agree you need to show the bedrooms set up as bedrooms.
