I've been on for 8 weeks, 6 viewings and no offers. I've dropped from £325,00.
Houses either side are also on - but the one to the right of me has just sold within a week (was on for £285,000 I think but was a rental property in two flats and needs complete modernisation including kitchen, bathroom, central heating, and only has two bedroom as they converted upstairs back bedroom to big bathroon).

House other side of me has different layout and also needs work - they started out at same price but dropped theirs too. It has much much smaller garden.

I can't do anything about the layout - I've done what I can with the money I had given my house needed complete modernisation and remedial works (think new roof, central heating etc etc) when I moved in.

Actually the dining table seats six when it's fully extended so yes when the sofa's gone on Tuesday I will put it up fully.
I just ordered a canvas wardrobe from Argos that I'll collect tomorrow.

Will be painting the two bedrooms a neutral colour as well; shopping for two beds from the local charity furniture shop tomorrow if I can't find anything on free ads.

Probably all already been said but yes your photos are shockingly bad.

You need to stage rooms for what people want rather than how you live in it.

  1. Proper dining table
  2. Can you stage the smallest room as a nursery? Would be easy to get second hand/ beg/borrow cot, etc
  3. The cat thing- I wouldn't buy a house a cat had lived in due to my allergy, you would have to work seriously hard to convince me the house could be cleaned enough for that.
  4. Garden plan along with room plan. I didn't quite get it initially.

Is there anyone you know who is around the right age/stage to be buying the house who could give you some feedback? Like if you are looking to sell to young professionals who may be looking to start a family can you get someone similar in from your family or something?

Your house is lovely the decor and presentation are great and there is nothing that would put me off in that respect.
If you have had that many viewings then the market isn't completely flat in your area and there are buyers around but your offer is not competing with everything else.

I would suggest:
-floor plan (an agent who can't be bothered to do this is probably not bothering to do other things. Can you end the contract?)
-price, a quick check of similar properties shows bigger places with additional features such as upstairs bathroom or off street parking or more bedrooms for same and lower price (although yours really is more nicely decorated!)
-photos, several are deadend photos, the one of the garden just says there is no patio and lots of bushes, the one of the bathroom says you can't sit on the toilet and open the door (yes families with kids think this stuff), the one of the kitchen says this kitchen narrows to a dead end and won't it be a pain to get that washing machine out.

Seriously I reckon the problem is your agent. Have you been around during the viewings that take place?
I once discovered that an agent didn't bother showing viewers our garden which was a major feature of the house we were selling.
Equally, overbearing vendors can really put people off. Are you sure that viewers haven't been put off by something on their visit?
Final point, it's a dodgy time to be selling a family house as people will be on holiday and unlikely to want to move at the start of a school year.

I've seen videos of people staging beds and just using double air mattresses hidden under quilts instead of buying new!

If also think about some mirrors to bounce the light a bit and make it look bigger.

What's going on with your curtains in your bedroom? Is it because the photo is stretched that they look all bent? But distracting to the eye but it wouldn't put me off.

We used the agent with the best photos when we compared local sites- turns out they used a specific company. I was at home whilst they were taking photos and the flash they used was so so bright and really did the house justice.

Mostly mentioned but make sure the hedge is tidied before new photos and get a description of the house, not just the area. Also curious what I’d the blue thing sticking out above the microwave?

And actually, if your bathroom has a full sized bath try a get new bathroom picture too, to show that you’ve got one!

The blue thing is actually the edge of my Kitchen Aid coffee grinder which is red!
Photographer did the thing with the curtains, I didn't like that either.

I know - its the photo's and an agent who needs to do more alongside what I know I need to do. I'm going to check my contract in a minute because I want to be sure of the small print if I terminate and go with another agent.

Just to mention, our neighbours are on the market (sadly they are great and we are sorry to see them go). Good price, pristine condition (unlike mine!!) and they have had only four viewings since early June. FOUR!

They will sell eventually as the area is convenient for everything, and the road is very quiet, with lots of parking within our own drives (that is a plus!).

Things are always quiet during August especially I think. People are off on hols, kids are off, no time to view much. But come September things seem to pick up a bit. Some may just want to move within their catchment for schools to something a little bigger than a starter home. Older people may wish to downsize to a nice convenient area.

There are lots of ifs, buts and maybes. But OP I really hope that early September, with the bits you choose to change will bring you good luck.

Please keep us posted. I for one am rooting for you. Where you are living is a nice area. Best of luck to you.

It's probably the lack of parking and small kitchen that isn't making it sell.

A few better pictures and the right person will come along and I wouldn't bother doing much to the inside as it won't make much difference

For me only one loo and a downstairs bathroom would mean that I would not be interested, even though it is an attractive house in other respects. I think these factors probably limit the number of people who will want to view. 100% agree you need a floorplan.

The only things I would add over and above what has been said is:

  • prune the bushes so they are less imposing on the garden, they make it look smaller/narrower than it is
  • paint the darker fence a brighter colour and cover up those rust marks on the concrete posts
  • remove the drying line
  • buy a few simple pots with cheap flower plants, e.g. senetti and perhaps place them around that shed decking. I think that might be a table and chairs hiding back there so stage these to make it more of a sitting area

I would also get some rugs on those painted floorboards in the bedroom. Just to warm it up and to stop that clomping/hollow sound you get when walking on floorboards like that in outdoor shoes (e.g. during viewings).

Well -

I've been to the estate agents (and B&Q and Argos and the local secondhand furniture place and Go Outdoors for a blow up double mattress.).
They've ordered a floor plan which they wanted to charge £120.00 for but I objected and they aren't charging me anything Grin

Some of the photos have been removed and the photographer was going to come back today and take photos with me there to vet before agreeing but I've said wait until I've had the garden done and the other bits

Garden is being overhauled this week Weds Thurs INCLUDING taking the front hedge and wall completely away and finishing it off with an edge so that people look at it, they can see the house more easily and think 'dropped kerb potential'.

I have done away with the dressing area rail and put in a double canvas wardrobe which has got rid of all the untidiness in the area.

Estate agent has been instructed to order the pics in line with the floor plan and to say more about the actual property than about life in Whitstable.

They've offered me a 'vendor viewing' which means i basically have all their sales staff round for a viewing and I talk about the house so that when they show folk around they can talk fluently about the place (not sure about that).
They in turn want me to consider a sale board which I've resisted because I'm a really private person but I'm thinking about it.

That's what this thread has done for me so thank you. And I have a viewing tomorrow. Feedback from Saturday's viewing was that my house was top of their list of all the houses they viewed that day but they have more viewings booked for Weds so I'm not holding my breath but it was good to hear (and the agent told me that before I'd even had a chance to say what I'd gone in to say so I think it was genuiine feedback).

Glad to hear those things are being sorted out (though personally if I viewed a house with no front hedge I'd need to factor in the cost of putting one in, but I know I'm in the minority). Do try to get your EA to get off their lazy arse and write you a proper description - cut and pasting 50% of it from their standard blurb file about Whitstable is absolutely pathetic. And instead of the unutterable shite about dressing areas for 'today's modern living', they need to mention that you have given it new central heating and a new roof. That's something that actually helps to sell houses and it's something that any halfway competent EA should know to highlight.

Sorry if I haven't read the posts - where's the floor plan? This is a massive thing for me.

Where are the other bedrooms? I'd dress them and get some pics up.

Also, get rid of the rug in the lounge. The striped one.

If you don’t have a picture of a kitchen people will think it’s a wreck and not view it at all. I would get another picture done but you cannot make the kitchen bigger so buyers will have to decide if the kitchen is for them!

God yes - not having photos of a kitchen or bathroom is a sure fire sign they are terrible and need replacing.
