Why doesn’t anyone want our house?!

Been on the market since January.
Dropped the price twice, recently switched agents.
Lots of viewings, generally positive feedback. People like the house, but no one wants to buy it!!

It’s a very nice house and garden and well presented but I would never buy a family home with only one bathroom/loo. That’s just a personal preference though, ultimately if a house hasn’t sold after 6 months it’s because the price is too high. Once you get the price right it will sell regardless of any perceived shortcomings.

I think it is lovely. I would tidy up the front as others have said, get more lighting by the front door and take a picture of the front door with a mat and some pots or something. You likely would not leave them there for practical purposes but just for the photos and viewings. Love your kitchen!

It's the old 'something is only worth what people are prepared to pay for it' scenario. And unfortunately people aren't prepared to pay what you are asking.
It's lovely and clean, nice kitchen diner, spacious lounge, but the upstairs really lets it down.Someone looking for family home in this price range really will expect more than one toilet, and preferably more than one bathroom.
It may be classed as detached but it's practically attached due to the very close proximity to the neighbours.
And as others have said the solar panels are a huge issue.
While ever there are similarly priced houses in the area, that have the extra toilet/bathrooms, no solar panel issue and better upstairs layout, yours will never sell. You will have to reduce the price enough for the negatives to be worthwhile.

Kerb appeal is non-existent. Suggest you put 5 large terracotta pots filled with flowers in bloom evenly spaced along the house edge with 1 at each end, one in the centre and the other two in between.

The master bedroom is really boring. Put on a full set of white bed linen. I think a large beautiful painting above your bed would make a big improvement. The curtains do nothing for that room. Put up some full length curtains. Could you either add a beautiful romantic ornament to the window sill or drape sheers across each other on the window.

Living room furniture could be better placed - bring it in a bit! Whatever is under the chair, remove it. Put the plain cushion on the patterned club chair and bring the footstool in. A vase of elegant flowers would look great.

Remove cloth from kitchen table. Put fruit bowl on worktop (or a signature piece) and a vase of stunning flowers on the table. Clear more off the kitchen worktops, leaving just kettle and toaster. Remove dish rack.

In bathroom add Molton Brown hand wash & matching hand cream. Remove bath mat and pedestal mat. If you have to leave any mat, make it a large snowy white top quality mat. Add one posh top quality towel.

Your house is clean and lovely, just a bit boring. Quite how you keep it so neat and tidy with 3 children is amazing!

I think the main problem (as subjective as this is) is that I can’t imagine myself living there. I think some redecoration could go a long, long way.

Neutralise the bedroom decor (plain walls, full length curtains), remove the feature wall from the kitchen, add some lovely planters to the front...

The price may be too high (I don’t know the local area) but for me, the issue is that I don’t want to live there, it is far too clearly your home.

I've just googled 'leased solar panels in house purchase'. Honestly, if you genuinely don't think it's going to be a problem then you need to spell out why, but given that and the weird access I think you've got a very small market tbh

It looks nice, but on the basis you got rid of the garage I would be worried about storage. That is why we haven’t done our garage, no idea where we would put everything!

the issue is that I don’twantto live there, it is far too clearlyyourhome.
I'm the opposite. I'm happy to pay less and know that I need to decorate to my taste. What I hate are properties that are immaculately decorated in neutral colours and then the expectation is people should pay more for a pre decorated house. I'm going to decorate either way.

It is a lovely house but I think the photos are a bit deceptive. The sitting room looks huge but when you look at the actual measurements it is just a nice size. Also the lay out of the kitchen wouldn't work for me, the oven way to far from the hob and sink.
Probably the main issue is the end of the bridge toll means Bristolians are coming into Wales and getting more for their money. Properties generally aren't moving that fast at the moment but try asking your agent for honest feed back although I doubt there is much you can change other than price so it may just be a case of waiting for the market to come to you . I assume everyone who can’t understand why it’s not selling are able to buy it without a mortgage - as getting a mortgage on it will be not straightforward.

Another person here worried for you re the solar lease. Its very hard to get a mortgage with a leased roof. You might have try to attract cash buyers? Or go to auction? Or buy out the lease.

Not all people want to redecorate and happy to pay for a house they can just move into. Neutral colours provide an environment most people are happy with. I would get rid of the yellow in the bedrooms.

Was your decision to move based on what you initially thought you would get thinking what house you would buy. Could you stay where you are, remortgage and make some of the changes recommended on here?

Currently only on page 4 and working my way through but, firstly, I want to say that your house is gorgeous! That kitchen is amazing! I love these threads and find a lot of the comments hysterical. Remove the bath mat is my favourite one so far. It baffles me why anyone takes the sellers decor, furniture & furnishings into consideration when buying a house - we all have our own taste so it's pointless. You're not buying the bath mat! Beautiful house and I hope it sells soon for you.

If no one has mentioned before photo 3 on the rightmove link doesn't do your kitchen justice - I'd consider having that one removed. It looks so spacious in photo 2 and very narrow and small in 3.

Same with the lounge photo 6 - it's not adding anything and looks a bit odd.

I'd move the tall set of drawers in photo 7 and its picky but the curtains don't co-ordinate with the duvet.

Photo 9 isn't good either - basically it's a photo of a big wardrobe. Can it be taken out as there's already a cupboard in there. The bunkbeds whilst fitting perfectly against that wall do make the door entrance not look as spacious but I guess there's no room on any other wall for them.

I'd turn the unit on the right in photo 10 round so you see the front of it rather than the side and a smaller drawer unit on the left if possible would make the room seem bigger - or it possible take it out completely.

A coloured shower curtain would jazz up the bathroom.

A set of planters out the front would soften the look.

The houses are detached but too close together really. The passage way to the front door seems really narrow and dark.
I think the kitchen/diner is stunning. The lounge is nice too. The bedrooms seem a bit small. I find the decor inoffensive but would want to change it - but that isn't a really big problem.
I don't know why, because it's all very nice, but I can't imagine myself living there - can't imagine where my things would go.

Someone will buy it and love it but maybe the price is too high.

Photo 7 and 11 would be the issues for me plus no idea where you get in the house. The front is very unusual and plain, add flower pots?

No amount of planters at the front, paint jobs inside or furniture placement will help -as the OP effectively has a sitting tenant living in the roof.

Things that put me off:

It's very close to the house next door.
It seems to have the hot air vent heating? (if not, what is that grill at the bottom of a kitchen cupboard?)
The bathroom looks quite dated and I don't like the floor tiles
The rooms are all really small - smaller than in the semi we have just moved from.

Things I love:

The kitchen diner - I wouldn't need to change it.
The lounge - no changes needed (leave the books behind please!)
The decor is lovely.

The solar panels are going to be a massive issue. There’s no point putting planters outside when people aren’t sure whether they’ll be able to get a mortgage on your house.

Your house is lovely and for that price i would want a downstairs toilet. Not a dealbreaker in my price band but going up defo needs another bathroom
