@dimmu he's a BTL landlord and is apparently just selling this flat to reduce his portfolio, so I don't think he is desperate to sell at all.

He was very quick to agree to carry out some remedial electrical work that was identified on the survey, so I'm really surprised at the refusal of the retention.

I genuinely don't feel that the price I'm paying has accounted for the cost of the works, so I really don't want to have to stump up another 5k on top.

My worry is that if I threaten to pull out, then he will call my bluff and withdraw himself to rent it out again. It's in SE London so a good rental market.

@Violetroselily oh that is annoying, guess as he is not desperate to sell he is in a better position than we are.

We had some bad news today. There is another potential major works bill in our management pack and the buyer would like to reduce the price further. We are already selling at a very discounted rate as it is. The other thing is that they have had the management pack since May and are only bringing this up now, it could have all been negotiated ages ago. Makes me think they knew all along but left if so late to force us to a last minute price reduction. It's infuriating.

@dimmu Sad what are your initial thoughts? Are they asking for a large reduction?

Very cheeky of them to have held out until this point if they've known since May.

Hi all, I'm back for those that remember me, our flat is sold and now 8 weeks in, searches and survey all back but buyers solicitor is appalling, no questions/ enquires raised yet.

The reason I've not been on is my lovely mum died in June, very suddenly and unexpectedly (only just turned 67) so have been very distraught.

@dimmu 12 weeks waiting is crazy! Our LA took 2 weeks to return searches! I'm glad you've found a rental.

Just had EA on the phone after the seller called him spitting feathers about his solicitor going on hols and no one else taking over the file. He (seller) has thrown an absolute wobbler at the firm and apparently someone else has agreed to chase up the thing we’re waiting for and update him today, but I’m not holding my breath

@dimmu - absolutely infuriating they’ve left it so long - possibly being cheeky?

@Violetroselily very difficult situation, if you think he might refuse to discount the whole amount could you meet halfway? I know it’s super hard

Hello everyone,
We’ve been in the “exchange today/tomorrow” mode for the last 3 weeks. I’m super stressed. They have all now transferred deposits to their respective solicitors. Waiting for the signed paperwork to arrive. Wtf? This should have arrived last week! My EA doesn’t seem bothered at all.
So, we are unlikely to exchange today.

Bring on another weekend of stress please!

Hi everyone,
Joining in the fun over here if I can please!
We've accepted an offer on our flat in SE London and had our offer accepted on another place in the same area.

Just finished filling out all the forms (so many forms!!!) and I feel like I'm throwing money left right and centre!

Our mortgage got sent off for valuation this afternoon, I thought it was a quick process but after googling am I right in thinking that it might take a few weeks to come though?

First viewer from new agent has offered and we've accepted. Fingers crossed all will go well. After being burned last time I'm aware it could lead to nothing, but very positive to get such an enthusiastic potential buyer so quickly.

Agent has told us there’s another delay with buyer’s mortgage.
We still haven’t made a decision on buying. Down to a choice between three very very similar houses and it’s too hard to pick. I’m overwhelmed by the decision TBH. Top end of our budget so it feels like a HUGE decision. Did anyone else find their budget going up and up and up?

@Nutellaontoast19 thank you, yes we are going top end of budget, bit nervous but as the vendors have been waiting for us since November we feel it would be unfair now to change. It is a lovely house we are biting but stamp duty is the killer.

I am absolutely furious. Our buyer is properly trying to screw us up. He's asking us to reduce the price of by a huge amount, the full major works and some extra on top. He claims he has only just found out about the extra bill but I don't believe it for one second.
I think we will offer a small reduction, if he doesn't accept we will walk. We can afford to pay both rent and mortgage for a few months. I just don't want to give in to this person, I am absolutely certain he has known all along and left it so late to put us in a bad position.

I can't believe this far down the line the buyer is doing this, they already have a discount and it's a dirty trick to play. We are 7 months in paying both rent and mortgage and it's very very stressful. Fingers crossed for you the buyer sees sense.

@BeauticianNotMagician81 I'd try and negotiate a 1% fee with the agent, the market is slow and I managed to get 1% multi agency fee despite being told there was "no way"

@dimmu - that's rubbish, what an arse. I'd call his bluff if I were you. It's not on to treat people that way. This process brings out the very worst in people and those of us who try to behave honourably too often get shafted.

@Ellieboolou27 - lovely to have you back but sorry to hear about your Mum. 67 is way too young.

@Hawkmoth - great that you have another buyer and so quickly as well.

5 weeks to completion today for us. Have 'booked' DH to go furniture shopping on Sunday (he does a lot of sport at the weekend). Very exciting! Another weekend of boxing up stuff and dump runs beckons. Managed a good old back garden tidy last weekend as wont get much of a chance before we complete and it needed cutting back.

Having slept on it we will remarket. It is infuriating that we have to do this so far down the line, but I think that's why the buyer has done this, he thinks we will have no choice but to accept his ridiculous offer. It will be tough financially for a bit, but hopefully we will sell again within 6 or so months and we will ok at the end.

So glad now that we have decided to go to a rental and have no purchase depending on this sale.
