That sucks, and it's not dramatic. Buying and selling houses is ridiculously stressful and often emotional. Everything crossed for you.

jelly being mortgage free may affect their credit rating so they may not pass the tenant credit checks for renting.(They wouldn't admit to this though).

Sorry I will catch up but just came on to say we decided to let the other agent bring around a client to view and this morning we sold for full asking price. This evening we've been to see two lovely but very different houses literally across the road from one another and just can't decide.

House 1 5 bed. Small downstairs, kitchen diner, small lounge, separate dining/play room, utility, wc, biggish garden but slopes, quite overlooked, double garage,4 double bedrooms on the 1st floor one with en-suite, bathroom, huge master bedroom and en-suite on the top floor. Needs decorating throughout. Carpets need ripping out too as it absolutely stinks. Will take a fair bit of cleaning. Chain above. Would be 5 of us in the chain.

House 2 Bigger downstairs, huge kitchen diner across the back of the house, utility room, wc, built in slide out drawers/cupboard under stairs, bigger lounge, separate dining/play room, smaller garden but all landscaped and flat, less overlooked, single garage, long driveway, huge master en-suite, two further doubles, one slightly smaller bedroom and one larger than average box sized room , big bathroom, move in condition. No onward chain.

It would be house two for me, we live in the bottom of the house much more, also less overlooked is important.

Do you need 5 bedrooms?

@Ellieboolou27 thanks for the info. Was worried our mortgage provider might not like the idea of an empty flat.

Our buyer refused our latest offer. We refused his revised offer. Will see if he comes back again but will continue to market the flat. No viewings booked yet which is not great.

@dimmu your buyer is odd. Clearly he wants it, hence making another (?) revised offer - I don't understand why he doesn't just concede and accept your counter offer as it's still a reduction. Playing silly buggers isnt getting him anywhere.

Has your agent said whether there has been much interest since you remarketed?

@BeauticianNotMagician81 house 2 sounds better, for me downstairs living space is important, both sound good though but 2 just pips it.

@dimmu my god your buyer is a total nightmare! He obviously wants your property but wants it all his way.

So agents called this morning to say buyer is going through the report, is that the survey? It was done 6 weeks ago! I've told agents I want to exchange mid August and my solicitor said we are ready to go it's just the buyers solicitor 🤬 I can't stand it, why can't people just communicate and to the job that are paid to do!

@namechanged2000 you should have no problems with your buyers waiting. 6 weeks is nothing. Sounds like things are going well.

@Amber17 we had problems with finding removals but if you message everyone in your local area pop out a message for recommendations on social media and I'm sure you will find someone.

@catndogslife you will sell it only takes one person. Keep the faith. We have been on since last August. Had a break as we weren't getting viewings, went back on in Feb this year, sold in 5 weeks and buyer pulled out. We've been back on for two weeks and sold again.

@Violetroselily I feel your frustration. It's a joke. I hope you get things moving along ASAP. I would negotiate the reduction now.

@Blobby10 Great news. So happy you have a nice buyer.

@MrBobLobLaw You could offer higher but I would be wary of buying from a vendor that's already changed the goal posts before the process has even started.

@dimmu sorry you are back on the market but I'm a firm believer that everything happens for a reason. We were so upset to lose our buyer but I'm much happier this time around with our sale and feel excitement that I didn't last time. Today our new EA told us if we have the searches back they can often be transferred from the buyers solicitor at a much reduced fee to the new buyer or sometimes free.

@jellytot24 I second would they not go into rented? That must be so frustrating for you.

@PooWillyBumBum Sorry both are 5 bed. We have four children so main reason for moving from our four bed is for own bedrooms as DH doesn't want to do the work on our current house. It's too difficult with two younger children.

@Ellieboolou27 I'm not sure what the report is. I'm sure someone mentioned report up thread I think it's different to the survey. Fingers crossed for an August completion.

Thanks for the feedback regarding the houses. My heart says house 2 as well. I'm a little nervous about selling to a buyer that is also selling as I wanted as small a chain as possible. However, we were assured that the FTB buying our buyers house had their mortgage survey done today. Plus with house 2 they move out at the beginning of September.

Can I join please?
We accepted an offer on ours beginning of April had an offer accepted on the house we want to buy a couple of weeks later.
Everyone was ready to complete this Friday but then our vendor changed jobs, so we are awaiting her mortgage offer and she is totally out of contact. I have been asking for an exchange and completion date since May! Grrrr possibly outing but it's a matrimonial and we just can't pin her down.
My DH sent a stinking email to both sets of estate agents this week as we really need to know what's going on. It's a small town and on the local grapevine I've heard our very patient buyers are now getting fed up.
What I can't understand is why she won't talk dates. She knows we've got kids. She has 4 of her own we both have pets we can't just move overnight (although I would if I could!) sorry for the rant!

Could your buyer be waiting for paperwork from her new job @ranoutofquinoaandprosecco? Does sound frustrating though. Have you been waiting for this info from her since May?

We're hoping to hear back from our revised offer today but my instinct is that they'll stick with the FTB, despite us offering £5k more and asserting our position. I'm still so pissed off they led us on for a week though and have jeopardised our position with our buyer. The vendor actually works in the same building as my DP (unbeknownst to the vendor) and DP is scheming ways to get back at him Hmm

We went to view 2 other properties in the same building last night but neither of them were as nice and the original features had been ripped out of both which was disappointing. Can't seem to find anything else we like!

Our offer was rejected yesterday which we knew would happen. I’m worried if we put another one in and the seller still thinks it’s far too low then they will be very unhappy!

This is the second house I've sold in the last few months but this one is much more stressful.

Everything is done now so that should be us all sorted and ready to progress over the next week.

I spoke to our agent yesterday who is managing all 5 houses in the chain and told her i couldn't complete until 3/4th October and my buyer was Ok with that etc etc. She then said that even these dates were optimistic as its only 9 weeks away!! I'm now in a panic that even though I NEED everything to complete on one of those two dates for mortgage, work etc etc that it wont! Gahhhhhh - come on guys - be honest - do ANY of you know anyone who has had a smooth and stress free house move? Is it me making unnecessary mountains out of molehills??

New offer was also rejected but the seller has told the agent the minimum he can accept so we are getting somewhere but it’s a bit much for us! We will have to do some sums and consider alternatives possibly. Haven’t heard from our solicitor re the sale of ours for a while so I hope that’s all okay. How often do you hear about your sales?

@MrBobLobLaw - we were also dumped by a vendor in favour of a chain free buyer. I take great comfort in the fact we have exchanged on another house and progress has stalled with their 'new' buyer. Treat people badly and it generally comes back to haunt you.

The bloody agent hasn't got back to me all day about our reoffer, I just feel so sour about the whole thing. I'm looking forward to getting over it cos at the moment it really stings.

I don't know what we should do either as there's not really anything else we're interested in, and we're viewing what we can but nothing else is right. I'm due to give birth in 3 months so don't know wether we should sell anyway and rent for a while or take the place off the market and try and sell again after Xmas.. but it took us 3 mos to get our current buyer and we got a good price from him. Ugh FUCK the vendors AngryAngry

@MrBobLobLaw - we had house no 1 (my first choice) and house no 2 (DH's first choice). It was house no 1 who dumped us and we will complete on house no 2 hours on 30 August (exchanged in early July).

Our buyers did stick with us (it wasn't the easiest purchase) and I think they did because we kept them informed throughout - I was in direct contact with them. Communication is key! Plus they are nice buyers - there are some nice people around still Smile

Heartbroken, our buyers have pulled out. The prospect of gutting the entire house again (trying to keep tidy with two under five is near impossible), viewings and anxiously awaiting feedback all for potentially another 9 months again makes me feel sick. Sad

We are relisting, but also looking at the possibility of a loft conversion and extending instead.
