Overpriced or worth it?

Lovely quiet area. But neighbours have had to lower ceilings to extend into the loft. Only two bedrooms. Nothing needs doing but.... it feels too small.

I think it’s beautiful. Not everyone needs/wants lots of space. Location over spare, empty bedrooms any day for me.

Why is it too small? If it’s for a family then yes not enough bedroom space, butif its for a couple it looks fine to me.

Looks very overpriced if the offer was close to the asking price. Looking at other houses that have recently sold in the road, this property is much smaller and much more expensive.

Are the train trucks at the back of their garden or across the road?

And how far is Beckenham town centre? On the map it looks far away.

To me it looks like FTB falling in love with a pretty property and not engaging brain to see if numbers stack up.

This one has just sold for 440k. Whilst it needs doing up, it's a third bigger.

At over £600/ft2 it seems very expensive to me.
Very few properties sell for over £500/ft2 in outer london boroughs

There arse also 3 3 bed houses for sale on the same street, all bigger and on for at least 50k less
I would say it is grossly overpriced and the price should be 400k ish

I'm not the seller, and exactly, I just think they've fallen in love with a beautiful house without thinking practically about space or room to expand.
They said the train line is at the back of the house
I live up north where that amount would buy a much bigger place not at all disappointed they are settling so far away

Lovely, but overpriced on a £/sq ft basis. Checkout sold prices of similar spec 2 and 3 beds on the area and compare £/sq ft not price per bedroom or house.

You want them to live near you so nnothingbthey buy will be ‘good enough’

Try to see it from their POV and let them buy a house without feeling overwhelming guilt. It really won’t make them want to move closer to you at any time it’ll just make them

For a couple it looks big enough, but it’s irrelevant. They’re adults. If THEY like it & are happy with the price then be pleased for them if they get it.

It's nice. I wouldn't choose it myself as I wouldn't want terraced, train tracks or to spend so much on something so small, but presumably they like it so wish them well!

I wonder if the bank will even lend them the money. If the valuation comes back too low, they might not be able to proceed.

I'd be bothered if anyone in my family or a friend wanted to overpay so much for a property. It's sad to then see someone unable to sell and get their money back or move up the ladder etc.

It does seem nonsensical to pay over 50k more for 1 less bedroom and circa 200 soft less... some people are very taken with how a place is decorated though especially if they have no vision... and no diy skills

Checking the ‘houses sold nearby’ feature and they are all three bed. Seems this house is selling for more and only two bed. Have they looked at slot of houses? If they have and this is the standout then it’s worth what they want to pay for it.

DH and me have been looking for a house around bromley since October with a budget of 450-470k . We need a 2+bed in a nice leafy neighbourhood . We finalised a house in Eden park (Beckenham ) . It is a 2bed terraced house and looks quite all right but we are not in love with the property . Being first time buyers we were not too sure what to pay and it was our first time in eden park as well . This is the property www.rightmove.co.uk/property-for-sale/property-74972777.html . Do you think 450k is too much ? And how is Eden park ?
