More signs of life here...contracts are supposedly on their way to my solicitor...vendor is awaiting the management pack from the managing agent

I don't dare feel optimistic, but I have cracked a smile today

Sounds like some of you are moving along well. Feeling a bit more confident about ours. Just a few enquiries going backwards and forwards on both. We've got an electrical survey this week to just know what we're dealing with. We've thrown out end of July for exchange as no one else has mentioned a date yet!

My solicitor is on leave till Monday!
Her assistant has chased buyers solicitor and they say he is 'nearly there' (God knows where) now and we may be able to sort dates out next week!! I have a feeling he has his own date in mind and is just dragging us through this SH1T to suite himself

Gah. So the deed of variation has been agreed for the lease but not delivered yet. Vendor is pushing for “everything else” to be sorted while that’s pending but my solicitor says he can’t do anything till it’s confirmed. We have searches and survey back, not too many enquiries so I think the rest is more or less ready to go once we get this bloody bit of paperwork !

Had a mini panic that mortgage offer would expire but my broker called them and it’s good for 6 months (not what it says on the offer but apparently policy has now changed)

More waiting.:..

DH and I are 6.5 weeks in to the process now and have been told all searches are now back, but solicitors have raised second lot of enquiries.
Still quite happy with progress as have my final exams in 2 weeks. Dilemma is what to do about kitchens and bathrooms. It need a updating which we plan to do as soon as moving in, but haven't looked at anything for fear for jinxing it. Do I give myself a morning off study to start having a look to see what we want or leave it?

Trying to target an exchange date 6 weeks ahead is nigh on impossible. It's rather like trying to predict what the weather will be on July 24th.

To many variables that can affect things. Wait until you're a bit further down the line before worrying about dates.

Hi all, sorry for the silence, on top of the house move, we're a team member down at work so I'm doing the work of two people. Aaaaagh.

So, everyone in our chain has been working towards 28 June as completion date, only for our vendors to now say that they can't do it. They're the ones who have been on the market for longest, and most keen to sell in order to downsize, and despite us telling them umpteen times we're all aiming for end June, they've not started looking for somewhere to rent! Apparently they're going to 'take a look' this weekend - seriously, where is the sense of urgency?

Other than that, it seems everyone in the chain is virtually ready to go - we're waiting for a handful of queries to be dealt with, and then we're ready to exchange. Just need them to find somewhere to move to!

Has been a nightmare with just us, a buyer and a vendor :(
I bet they were leaving it till the last minute as they don't want to rent before exchange!
tbh I would be glad to have an overlap - I am dreading moving day

seaorrel, yep, me too. They're definitely not short of a bob or two, so could have afforded to rent and pay the mortgage - they've just come back from their third holiday since we made an offer.

I suspect they're wobbling a little - they've been there 20 years or so, and while they're committed to the sale, I think they've put their head in the sand about actually moving.

I think we would have give up long ago if we hadn't got the dream of our flat to look forward to :)

DH and I just got an update from the solicitor (on a Sunday?!) that everything is back and we're being sent the documents to sign. I'm a FTB, do this mean the paperwork to exchange?

Nero, yes I would think so. However, it may not mean exchange is imminent! We signed ours about 5 weeks before exchange the first time (January) and the solicitor will just use them this time

Buyer had a full structural carried out on Wednesday and cam back with a few things some fair others I feel they are not buying a perfect house
EA sugested a £10k drop which we have accepted
Checked with our solicitor and he has sent draft contracts out last week so now we are waiting for searches and any subsequent enquiries
Local Authority are saying approx 3 weeks for searches

@neron I think solicitors all do things differently. We signed our contracts and transfer papers in the first couple of weeks, then the searches were finished and now we are just waiting on 7 enquiries. I'm hoping our enquiries are back tomorrow as our vendor goes abroad on Tuesday. I had hoped we would exchange contracts by last Friday now I'm really hoping it will be this week as I don't see what else is left to do after the enquiries.

Weekends feel loooong at the moment.... I'd agree with others we signed our paperwork quite early on (called signing in anticipation....) but hopefully it does mean you are nearing exchange Grin

@seaorrell no completion date hasn't been set. Everyone has mentioned the 28th June but no one is set on it yet as the solicitors have said it's too early to set dates. I'm going to call our solicitor tomorrow as I think that's ridiculous.

The completion dates need to be on the contracts at exchange, so until that is settled the exchange cannot take place. However, if everyone agrees the 28th then exchange could take place next week. Good luck

its a rubbish system in this country for both vendor and buyer alike

I dont have an answer but seems as if both parties need to put a deposit into escrow that is forfeited if either pulls out

@BeauticianNotMagician81 I would ring them, it's crazy that it's too early to set dates but completion could be as soon as the 28th... now is the perfect time to agree on dates so exchange can actually happen... good luck!
