I've moved house several times and am just about to go on the market again to downsize. It never ceases to amaze me how every single buyer has to have searches done on their property when it should (in this day and age) be possible to do one search per week (or something) and have that apply to all properties in a particular postcode! It would certainly speed up the whole completion process Grin.

seaorrell · 10/06/2019 16:33

Blobby10. I wish the process could be made easier. The present system is very distressing. Good luck with your future sale

avalanching · 10/06/2019 16:39

Hi everyone! Feeling a bit sick and want some support! So we live in our first home, had it 2 years, used an initiative through my husband's work to buy it. It's very small but we love the location. Our dream house a few houses over has just come up at a stonking price, they want a quick sale. Forever home stuff. Kids would love, would only cost us £200 more a month (as we over pay mortgage currently).

Que us calling the agents today to try and get ours sold ASAP, I feel sick how impulsive is that?! I'm not certain we could sell it for what we need in a decent amount of time. Very little equity to play around with. We're likely to be pipped to the post. I'm not 100% we could get the mortgage, affordability says so but I'm dubious.

HATE the idea of selling, sounds so stressful and hate having our house all over the internet. But I want this other house so bad, it's so scary going through all this knowing it's unlikely to succeed.

Violetroselily · 10/06/2019 19:20

Fobbed off again by their estate agent. They say they will chase him up, but clearly that isn't working. I'm going to call them or my solicitor every day until I get a meaningful update from them.

I hate this whole process.

seaorrell · 10/06/2019 19:48

Violetroselily, same here, my solicitor emailed today
Hi I’m waiting to hear from the solicitors again today as we do not appear to be getting anywhere or receiving any definitive responses. I have asked whether their client is serious about purchasing your property and I have also stated that you are at risk of losing your onward purchase. I cannot say whether they have the mortgage offer or not albeit I have asked the question.
I know that you are both now reaching the end of your tether and I don’t know what to advise you. Keep waiting and waiting and being in limbo is not desirable for anyone and regrettably, you are at the mercy of your purchaser
.
I have had a little cry this evening and resigned myself to the fact that we will not be moving into our lovely flat. We are going to see the estate agent tomorrow to see if she can shed any light

sandybayley · 11/06/2019 08:32

Apologies people - some of my posts included a bit too much detail about the ongoing situation so I had to get them deleted.

I'll need to be a bit more cryptic for now....

Aargh how long do enquiries take. I can find the flippin building regs and planning permissions online myself. That's all we are waiting on. Is exchange likely by Friday or am I dreaming 😫

Violetroselily · 11/06/2019 13:12

Angry vendors solicitor have told my solicitor that they are waiting for the vendor to respond to them.

Estate agent still not answering my calls Angry

seaorrell · 11/06/2019 14:06

same here, Violetroselily. Buyers solicitor not in the office and buyer not answering phone!!
Hope it all comes through for you, BeauticianNotMagician81, have you given a completion date?

BeauticianNotMagician81 · 11/06/2019 14:13

@seaorrell everyone in the chain has asked for 28th June for completion and the solicitors have agreed this is likely. However, everyone also knows we want two weeks between exchange and completion.

seaorrell · 11/06/2019 14:50

BeauticianNotMagician81. It should be sorted then, if everyone agrees completion date (although if things are delayed you may not have your 2 weeks). Good luck!

isseywithcats · 11/06/2019 15:45

got the land registry, sellers pack and letter from solicitor today he has a copy of the sellers sales contract says hes just got a couple of enquiries to sort, looked at sellers pack nothing to worry about so fingers crossed we will not be tearing our hair out like you guys, i hope everyone who is having mares gets sorted soon

Minnie881 · 11/06/2019 17:31

Well our vendors still have not provided answers to enquiries, or provided a completion date though we think it is 28th June. Urgh it drags on. We won't know a date until next Monday apparently as the builders are slightly behind due to the weather...

Violetroselily · 11/06/2019 18:58

So the vendor is showing signs of life. He has told the EA he will complete the remedial work on fuse box as a condition of sale.

EA will speak to the solicitor tomorrow. Slow, slow progress.

Sorry we all seem to be having a shit time of it at the moment Sad

seaorrell · 11/06/2019 19:20

Violetroselily glad Lazarus has revived. Hope you get a date soon

Solina · 11/06/2019 20:19

Had our mortgage accepted and we ended up not having to check up with the solicitors as they came back today with all the searches, contents lists etc.

Our solicitors have gone back with the enquiries, we shall see how long it takes to hear back from the vendors. I am very pleased with the solicitors we went with. They have been great so far and updating us the whole time with even the smallest of things. They were a bit more pricey than the other solicitors but came with great reviews and I do not regret choosing them and paying a bit more.

Also feeling very lucky things are moving smoothly and fast but I am now waiting for something to go wrong as it seems too easy in comparison to everyone else! I really feel for everyone who has been having a stressful time with it. Keeping my fingers crossed for everyone!

The only thing outstanding now for us is the results from the survey. And I want to find out when the vendors would like to exchange as that has not yet been mentioned.

Minnie881 · 11/06/2019 20:34

Yes sorry to everyone having a crap time of it at the moment. Really crossing my fingers for everyone Grin

seaorrell · 11/06/2019 20:49

Solina, glad things are going well, hope you get a date soon

maggycool · 12/06/2019 19:16

First viewings for two weeks planned for Saturday. Please keep your fingers tightly crossed for me.

Violetroselily · 12/06/2019 20:07

@maggycool fingers firmly crossed for you

maggycool · 12/06/2019 20:21

Thanks @Violetroselily

Minnie881 · 12/06/2019 20:56

Well we finally have our enquiries answered yay! Still no date as such for exchange or completion but crossing our fingers for 28th.

Now I'm starting to panic about the fact the new house has no bath and we have a toddler who hates showers.... any ideas anyone?!

Good luck @maggycool crossing my fingers for you

BeauticianNotMagician81 · 12/06/2019 21:25

@Minnie881 yay for the enquires. Our buyer told us today that our solicitor hasn't sent our answers to the enquiries over. Our solicitor says he sent them all on the 4th. Aargh I just want to exchange.

@maggycool fingers crossed for you. I'm sure they will go well.

@Solina hope things continue going well for you.

seaorrell · 12/06/2019 21:26

maggycool fingers crossed here for you

Minnie881 · 13/06/2019 08:43

@BeauticianNotMagician81 what a nightmare! They are the kind of situations you worry about where it's someone's lost the communication somewhere and everyone blames everyone else! Hoping you at least get them soon then and can get a date in minds sounds like things are doing better than the July previously mentioned!
