I have emailed my solicitor and the buyers solicitor is on holiday till next week!! I hate this uncertainty and will never move again - pass the gin ;)

sandybayley. That sounds a lot of extra stress for you. I would imagine one of them doesn't want to sell, I am glad the property we are buying is empty, I just worry about losing it!!!

@WBWIFE I am absolutely astounded anyone could think that was acceptable! Shock You should def try and claim for the effort it is no doubt taking to get sorted.

@sandybayley sending hugs. Must be so frustrating for you with all this going on.

@seaorrell try not to worry too much, could be as simple as people taking overlapping holidays (I’m ever an optimist with these things)

Today is D-Day for us. Packers have half cleared the house so all feels very odd here. This afternoon feels so far away!

@Alwaystimeforcakeandtea we went for house over location. It's only a ten minute drive to our desired location and the houses are double the price in that location.

@Trippedupagain hope things continue to go well for you 

@Violetroselily we had to wait ages for our vendor to sign contracts as he hadn't paid his initial fee to solicitor. Yet he was the one in the chain pushing for a quick sale. We are waiting for searches and enquiries now that's all that's left. But our solicitor has advised mid to end of July for completion. I hope it's not that long.

@WBWIFE wow you left your house immaculate. So sorry that the house you bought was left in such a mess. I hope you can claim some compensation from them. Take loads of pictures and keep receipts for skips, cleaning etc. I've a feeling that's how our onward purchase will be left. We have nowhere to stay so no idea what we will do if it does happen as we have four children.

@morningbell Congratulations on exchange. Hope it all goes well at completion.

@Ellieboolou27 I hope you can get the offer upped. We offered £15000 under asking on the house we are buying and he accepted £10000 under asking. We accepted £9000 under asking on ours.

So we are just waiting for searches to finish and equities to be answered. Our solicitor has put mid-end of July for completion. I don't see why it would take another 8 weeks for searches and enquiries. Aargh.

@BeauticianNotMagician81 that's seems like an awfully long time to wait? I'd say we seem at the same stage and we are looking at end of June. Unless there is something serious in the enquiries that can't be answered simply..

@Minnie881 ours should all be straight forward. The only slightly delaying enquiries on the property we are buying are the building regs for the summer house and the top floor extension. But those things were in place before our vendor bought the property so should be easy enough to sort out.

Some very slight progress since Wednesday. Vendor has sent some of what my solicitor has requested so he thinks he will be able to do some work, but is still waiting for draft contracts. Feel sick thinking about all feel other things that are needed - it's a leasehold flat so freeholder and managing agent both need to be involved.

I have an electrical test being carried out on Monday as advised by the surveyor. The vendor may well have a recent safety cert as it was a rental property, but I just don't have time to wait and find out.

Working myself up into a tizzy trying to make contingency plans for if I haven't completed before August. Feel like I'm going to be sofa surfing for a few weeks.

Our buyer wants to come and take some measurements tomorrow, that's a good sign I hope? He has only seen the property once, and put in his offer right after. He had a valuation done last week and is happy to complete early August (our time line, we would like to let our DD1 finish the school year in her current school before moving).

The eternal pessimist in me is worried that he's gonna change his mind or something as it's only his second viewing tomorrow.

So we had buyer come back and offer 225, we simply can't take lower than 230 as we are borrowing 10k from parents as it is, so we can still buy in the area we like.

waiting to see if they up by 5k, also reduced price today by 20k so now OIEO 230k which will at least push viewings up. Felt a bit bullied by agents to do this.

@dimmu be positive, measure up's are quite normal (however I always find it odd as they presumably have floor plans on RM). Survey done so he is hopefully now trying to sort out how he'll furnish.

@Ellieboolou27 I would take off the offers in excess off and put it on for £240000. We tried OIEO last year and I think it puts people off viewing that feel they can't afford much over asking price. Yet they may be the people that love the house and end up offering higher. We just found our viewings reduced after putting offers over on. We had ours on for £270000, dropped it to £265000 after a few weeks and sold for £261000.

@Violetroselily no I'm not sure how long are local LA takes for searches. Is there a way I can find out? Hopefully you aren't waiting too long either. Why can't solicitors just get on with what we pay them for. It's so frustrating having to phone up all the time.

@dimmu measuring up is a good sign. He's probably seeing if new furniture etc will fit. That's what we've gone in to measure up for last time we bought and this time.

The exact same flats as mine are (block next to mine but same LA so standard) currently on for 270k and 250k so agents said this would blast out competition. As it's now on for OIEO would it not look strange if it then changed to 240? Once we sell and find a house I am NEVER moving again 😫

@Ellieboolou27 I don't think it would look strange. You could see how it goes. A lot of agents don't like doing OIEO so I'm surprised yours pushed for it. The other problem is some people will still offer under it and you want that as your minimum. How long have you been on for?

@BeauticianNotMagician81 been in since 30th April, others same as mine since Feb for the 250k and January for 270k. If we can't get 230k then we will have to rent it out again and continue renting ourselves, will give it until end of June then rent.

Agents were pushing me to do this 2 weeks ago but they do know we need to sell fast.

Was on this thread months back, then things all started dragging and our original buyers pulled out after messing us about for weeks Angry

The vendor of the house we are buying flipped out as our EA lied to him about us losing our buyers, and when he found out he list it at tge agent, ripped the 'under offer' sign out of his front garden, and threatened to put his house on with another agent for a higher price ( that was easily achievable as market has moved in since Jan when we first offered) if we didn't find new buyers asap and complete by end of May 😱

Anyway we have miraculously managed to find new buyers and push a second sale through in just over a month.. exchanged last Friday and completing next Friday.

To say we are wrung out is an understatement. £600 down thanks to timewaster original buyers, but we got there.

House we are buying needs a ton of work.. real project house but has the space we desperately need so exciting and terrifying in equal measures.

Just thought I'd update in case anyone remembers me!

hi update on ours we have the survey results took my son who is a builder round the outside of the house (as we dont have keys)and he said its all minor stuff expected for a 90 year old house and he can do most of it for us, so paperwork arrived yesterday from the solicitors for OH to fill in basically details about us and source of finance papers, so hopefully take that in monday and we will get the ball rolling and as its empty hopefully wont be long after 30th jun which is when the money hits OHs bank account so hopefully by mid to end of July we will be moving
