Finally exchanged contracts on ours this afternoon.

Put it on the market just before the Christmas holidays. Had quite a lot of interest (probably 50 odd viewings and 6 offers in total) but unfortunately the 2 offers we accepted (both from Chain Free buyers) ended up with the buyers pulling out both times about 2 weeks after accepting their offer.

Got a 3rd offer beginning of March which we accepted, but in a chain of 4 and where the buyer had only just put theirs on the market so weren't hopeful of anything moving quickly.

Fortunately, the chain moved quickly and our buyers solicitors ended up being the slowest link in the chain, but got the call this afternoon to say all done.

Putting stuff into storage and moving into rented now before starting the search for a new house to buy. Hopefully some more houses come up in the areas we're looking at as there is a scarcity of decent properties around the areas we're looking.

Ellieboolou27 · 29/05/2019 17:17

Evening all - so I got a call from agents today saying the viewing we had Saturday wants to make an offer! She will email agents tonight - talk about suspense!!!

@WBWIFE that sounds like a nightmare - poor cats, my cat hates going in the car! Hope your all in now and congratulations

@morningbell whoop whoop great news

Ellieboolou27 · 29/05/2019 17:21

@sandybayley glad your rested, what a frustrating situation, has there been anymore updates? Note taken about divorcing couples, I'm hoping the house we were purchasing can hold our a bit longer - married 51 years so think we are safe on that front 😆

sandybayley · 29/05/2019 17:49

@WBWIFE - congratulations on completion. I'm hoping you and the cats are in by now.

@Ellieboolou27 - congratulations on the impending offer. All I can say is 'expect the unexpected'. Definitely feeling better after a nights sleep, hoping that I've broken the cycle but am least I know I have something I can take if needed. Not sleeping fir an entire night can send someone loopy.

@morningbell - well done on exchange. I wish DH would consider rented but he just won't. His reasoning is we've sold our house at an OK but not brilliant price so it's not worth selling until we have somewhere to go to. We have 3 DC and a dog so a short term let wouldn't work. I'm sure we could find a casual let on our network of friends and acquaintances but he doesn't want the disruption.

No word from Mr Vendor today but he has read my latest WhatsApp message. Not responded though. Don't you just hate it when you can see a message has been read and not responded to?

@sandybayley here's hoping Mr Vendor replies soon - very irritating that he has read and not replied!

We've had over 6 months of the unexpected - please god let the expected happen for us now 🤣

Minnie881 · 29/05/2019 20:50

No news here still waiting for progress ho hum... congrats @WBWIFE hoping you are in and settling now.

WBWIFE · 29/05/2019 22:56

@morningbell congratulations!! Amazing news!

So I'll just copy and paste my fb status for you all..

Ready to move in they said, itll be fun they said 😂😂😂😂😂

Completed at 2pm, didnt get keys until 430pm. Bare in mind they had an arctic lorry and Luton van loaded by professional packers which left at 12!! Disgusting 🤮🤮🤮 Garden and garage both full of dog shit as well! They left much more stuff but cant fit all the photos on😂😭

Oh and we had to hire the van for the extra day £103 later as they wouldn't get out at 2pm!!

WBWife - that is awful, and i was worrying about cleaning the skirting boards!!

WBWIFE · 30/05/2019 03:59

@seaorrell honestly there is shit and piss on the floor, skirting boards, throughout the garden, there was in the garage. They've left used soap on the side, flannel in the bath, dead flys and cob webs all in the window sills. Empty wine bottles behind curtains! Its absolutely vile. Carpets and flooring out now so it smells better already but it's still disgusting, didnt even wanna leaven cats in it, it's that bad so we had to RIP floors out right away and mopped floorboards with zoflora throughout!

Minnie881 · 30/05/2019 07:39

How awful for you @WBWIFE. It really gets to me that people think it's acceptable to leave a house like that, I assume they ticked the box of leaving it empty and in a clean condition? all I can say is keep taking photos and if I were you I would be tempted to claim for the additional expenses and delay to being able to enjoy your new home. Not sure how one goes about that but it seems so unfair.

dimmu · 30/05/2019 08:01

@WBWIFE that is dreadful! I thought it was now illegal to leave a property in that state. Are you gonna do something about it, I mean in legal terms?

@sandybayley I hope there will be an update soon. Mr Vendor probably doesn't have any news if he's not replying.

@Ellieboolou27 fingers crossed a decent offer is on its way!

Not much happening here. Valuation was done last week and the EA said he was expecting the mortgage offer to be released soon, he was supposed to catch up with the buyer yesterday but no update yet. We have started looking at rentals in the new city but not much available yet for late July.

sandybayley · 30/05/2019 08:28

@dimmu - unfortunately there was news. Don't want to go into detail here but it sounds like it is getting messy between them. I'm getting more pessimistic about the whole situation but am utterly powerless. It's my birthday tomorrow though and I have an amazing day at planned with my lovely family (mother/daughter pedicure, afternoon tea with DH and theatre in London with DH, DS1 and DD). Am thankful for what I have.

@WBWIFE - that looks revolting. Take as many photos as you can and send to your solicitor, totally unacceptable. We had to rip up all the carpets in our house when we moved in as there was a massive flea infestation. They'd also let their cats pee in the corner of the sitting room. He was an A&E consultant hit heavens sake!

Stay strong everyone. Biscuit

@WBWIFE that is shocking! I am sure you can claim expenses from vendors , what an absolute disgrace people would leave that, I'd be on the phone to my solicitor.

dimmu · 30/05/2019 09:14

@sandybayley oh no sorry to hear that, hope It's not all gonna get really messy.

Sounds like you have a wonderful day planned for your birthday, hope you can forget about everything else tomorrow and just enjoy yourself!

seaorrell · 30/05/2019 10:33

WBWIFE you wonder how people can live like that, I know there can be dust and damage when furniture is moved, but that is digusting.
The shite in the garden should have been taken to the tip. It is disappointing whren your dream house looks like that after all the waiting

Minnie881 · 30/05/2019 11:27

I've had a really crappy email from our solicitor this morning. I asked for an update on where we are with our enquiries having asked them to raise them over 2 weeks ago only to me met with a shirty response saying they only just sent them as they were managing the searches and our file has to be progressed alongside other clients. None of the enquiries would be answered via searches so just seems like a massive waste of time when we are planning to exchange in two weeks or so?!

seaorrell · 30/05/2019 11:56

Minnie881Solicitors are a law unto themselves! Has the solicitor given you a date for exchange? If so, they should be aiming to that date - keep faith. I agree they do seem to do things arse upwards!

Ellieboolou27 · 30/05/2019 12:35

Had the offer and it's lower than the first one! 37.5k under asking - I'm losing the will to live!

dimmu · 30/05/2019 13:23

@Ellieboolou27 Is that their best offer though? Our buyer upped his offer by 15k after their initial offer.

Minnie881 · 30/05/2019 13:28

@seaorrell tell me about it. Our solicitor hasn't set an exchange date but our vendors are buying a new build at year end and has to complete by end of June so we know time is running out..

Urgh.

Wishiknewthen · 30/05/2019 13:52

Ellieboolou I saw the picture of your flat. It looked lovely and seemed well priced. I'm sorry you got such a poor offer. I don't know how people have got the cheek! What did the agent say?

Ellieboolou27 · 30/05/2019 14:48

I've said we are looking at 235 so they have gone back to buyer, agents didn't really say much, will wait and see.

seaorrell · 30/05/2019 16:49

Minnie881- we were hoping for an exchange date this week - but buyer and solicitor seem to have gone into hibernation! I am really panicked as our last buyers pulled out

Smart123 · 30/05/2019 18:00

@WBWIFE congrats on completion, sorry the place was left like that for you, its so unfair, I was so conscious of leaving my place clean and empty, sadly not everyone is the same.
Hope you get sorted and will be settled soon, and you can put the nightmare behind you 😊
