@sandybayley I'll be packing all week now. we are hiring a van for a day so packing be evening before, cleaning house evening before and be ready for move day.

Luckily we are staying with my parents whilst we do the Renovations so I am actually looking forward to it this time round, not having to live in it!!

Fingers crossed for you for tomorrow!

Well our solicitors contacted our vendors solicitors today and apparently their draft contracts and paper work should all be received by Friday. Fingers crossed. Halifax are doing our valuation survey tomorrow. Our broker has asked for a tax credits award notice as he thinks Halifax will ask for one as our tax credits payments haven't been equal sums over the past few weeks. It takes ages to get an award letter. We can afford it just without tax credits if I pay off our credit card so I'm hoping that will work or that Halifax will manage without the letter as with HMRC and letters it could take flippin ages. Aargh.

It is such a relief and I am actually excited with packing. Done a good chunk today but thankful with the bank holiday Monday so we can be fully packed and sorted.

Currently in bed looking at house stuff 🥳 feels good to finally be able to do it

I'm still looking to buy a small place but having a rest before the estate agent and solicitor starts again.

Beyond stressed.

Our vendors are a divorced couple and sale of house is part of the divorce settlement. Mrs Vendor refusing to sign contract. Mr Vendor has requested court order.

I do not need this.

Plus my DSis has just phoned. DM has just had biopsy on lump on face,

Not a great day.

Tiddle I'm so pleased for you, hope you enjoyed your bubbly and the walk around your house. Did you keep pinching yourself?

WBWife hurrah, such a shame it didn't happen before Bali, but what a relief you're finally there. Big celebrations next week!

Amroc again, what a relief - these things often feel like they'll never happen, but yay, you're proof they do!

Sandy reckon you'll be next with the good news - any developments today?

Beautician they don't make it easy, do they? We had jump through 100 hoops and send things umpteen times, and it can drag on and on. Hope your process isn't too long and drawn out.

As for us, we've had draft contacts and seen the fixtures and fittings list which was great to see - especially as they're leaving the stone statues in the garden, the stools that go around the breakfast bar and even the TV on the wall in the living bit of the kitchen. They've also text to say they've reseeded the lawn, and they've had the chimneys swept and the gutters and fascias all cleaned.

Searches all are underway now - should be back in a week or so, then it's time for any queries. I have no ideas what kind of queries this could throw up - I seem to recall an issue with a shared driveway many years ago on another house. Hoping it's all plain sailing and we can still complete end June.

Oh no Sandy, just seen this - you posted as I was writing. You poor thing - you're right, you didn't need either of these things. Firstly, your DM - is she OK? Really hope that this is an innocent cyst or something and not anything serious.

Do you know why Mrs Divorce is refusing to sign? She agreed to the sale, didn't she? And accepted your offer? It could be just to score points over Mr Divorce, or there could be more to it. What a miserable situation for them and for you and the rest of your chain. Does your solicitor have any insight into how to get it resolved, or how long it could take?

@sandybayley oh no sorry to hear about your mum, hope she's ok. And with regards to Mrs Vendor, does make you wonder if she's trying to get back to Mr Vendor about something, still a horrible thing to do so late in the process.

@LeopardPrintKnickers sounds like things are going rather smoothly for you!

Our buyer had their valuation done today, the guy took a photo of each room just to prove the property actually exists. I've started looking at rentals but not much available yet for late July.

Sandybayley - so sorry to hear about your mum and hope she is okay. We had a similar thing with the divorcing vendors when we bought our current house - it all stalled as he refused to sign at the last minute but then I think his solicitor talked some sense into him about possible costs of delay, courts, etc, and it moved on. Hope the same happens for you as I know the stress we had for that week while that all went on. We ended up knowing far too much about their marriage by the end of that (they used Purple Bricks so the vendor had to talk to us about it directly, which was awful all round). Good luck with it anyway.

Hoping that Mrs Vendor sees sense overnight. My DSis has a number of buy to let's and has encounters court orders being deployed successfully.

Evening all, no news here apart from the exact same flat as ours has gone under offer, same price, one block down from ours, I'm gutted, why didn't they want mine - I'm chain free, it's exactly the same bar decor. Believe in karma so wish them well but still feel bitter

@sandybayley so sorry to hear about your mum! That must be so stressful and to have Mrs Vendor mess around like this is awful, any reason given for not signing?

Ellie that is crap, I'm not surprised you're feeling gutted. It's so personal, isn't it? I still can't understand how my house was on the market for so long - people clearly have no taste! Smile

Had our first visit from removal people yesterday to quote to move us. It's feeling very, very real now. I'm just so damned impatient to get in!

One idea - does anyone fancy sharing pics of the house they're buying? I'm intrigued to see what everyone's buying...

@Ellieboolou27 that is so annoying and really hard to not take personally. Was that property on the market before yours? They may have just seen it first, or the owner accepted a low offer or they just liked the view from the window better or something, who knows..

@LeopardPrintKnickers - thanks for the kind thoughts. I didn't sleep at all last night and am feeling pretty rubbish. No news on my Mum but I'm planning to see her on Monday (long drive away).

The EA has put me in touch with Mr Vendor and we had a good chat. He's applied for the court order and it may take up to a week. He's fairly confident it will achieve the end result - either by going to court or her realising she has to sign. We didn't talk costs but it sounds very expensive. He says he will try to keep to 27/28 June for completion even if exchange is delayed.

We now have a WhatsApp chat for updating each other which is helpful but a bit odd. Keen to keep our buyers on side and happy - don't want to spook them.

Our solicitor says he had a similar case a couple of months ago and the reluctant vendor saw sense when she realised the costs that would be incurred.

That's a bit more encouraging with regards to the vendors. Fingers crossed Mrs Vendor will come to her senses when she finds out about the extra costs. Also good that you were planning to have a few weeks between exchange and completion anyway so didn't have movers booked or anything.

@LeopardPrintKnickers clearly no taste 🤣how long was you on for? We've 2 viewings Saturday with one independent agent, no interest with the major chain agents.

@dimmu the flat was listed in October last year at 260k they reduced to 250 in March, mine went on at 250 30th April- trying to remain positive, how is everything progressing your end?

@sandybayley glad to hear things are a little brighter today and hope some good news comes your way soon
