@FlatPackPat - waiting for viewings is awful. It's the right time of year to go on the market though so fingers crossed. Still not great the EA was short with you, did you share info about your position before you booked the viewing? As a seller as well you have to appreciate that allowing viewings from non proceedable buyers is not ideal. After we lost our first sale we didn't allow anyone to view who wasn't proceedable.

Things still moving ahead for us. Just received request from our solicitor for us to pay for an indemnity policy to cover lack of buildings regs certificate for our knock through lounge. It's a bit ridiculous as we've lived here 17 years and it was probably done about 30 years ago. £200 down the drain but if it keeps people happy....

Morning, may I join you? We've had an offer accepted on a flat and I'm trying not to count my eggs etc but it's so perfect for us.

Also trying to sell a buy to let we've owned for a while but it's not part of the chain.

Our solicitors have asked for a letter from DH's employer confirming funds. We don't want to do this as the new property is 300 miles away so we would be effectively announcing we plan to relocate by asking for this! Has anyone else been asked for similar?

Welcome @DreamingofSunshine that is strange, why would they need to know 'confirmation of funds', is the company is some way holding some of his money? If it's wages payslips should suffice?

Well things here have taken a dramatic turn. Our vendor has pulled out of their onward purchase (after survey results, sound familiar?!). But decided to go for a new build instead that is due to be ready by the end of June and want exchange in 28 days!! No searches apparently they are getting an indemnity to sort this?! Are sorting out a small bit of mortgage they need and keen to progress ASAP. Part of me is happy, yay we might actually be in by July but part of me is thinking Christ how is this all going to get done, especially after my list of enquiries went out which was rather long yesterday... eek.

Does anyone know if there's a name for the type of damp survey that checks under the floor coverings for structural damage?

Apparently now there's a building completion certificate which is outstanding at the top... I had been told the other enquiry was the last one... as we are at the bottom of this chain I can't help wondering that we are simply being strung along. Yet at the same time the solicitors seem to have said to each other all along that our proposed completion date was acceptable and apparently still saying this...

It's like plugging a hole in a dyke. You sort one thing out and another one appears.

Still waiting to get 8 enquiries answered from our vendor. But at least our solicitor is back from paternity leave tomorrow.

@sandybayley have patience . The number of times we thought we were on the tip of exchanging on our sale, and then a dozen new enquiries arrived... it was worth it in the end.

Apparently I was misinformed earlier, the enquiry is now resolved (something had gone missing and solicitors were arguing about it)... then I got a call at 4.30 from EA saying solicitor at the top would try to exchange today, called our solicitor who was like 'eh?' That's not going to work!

So fingers crossed it'll be tomorrow for exchange. Otherwise the poor elderly people in our chain will have their plans for a move on Monday thrown in to disarray. Unfortunately I won't be able to check my phone in the morning but once I am able I need to move several hundred thousands by phone so that it arrives on Monday in time... which is terrifying

Oh good lord, it's never ending isn't it? Tiddle, so hope you can get some clarity and a straightforward answer tomorrow - I know you must be feeling close to the end of your tether. Here's hoping you're moving money around tomorrow like you're playing Monopoly and completion gets confirmed. Fingers crossed.

Sandy, the things we have to do to ensure it all goes smoothly, eh? Getting an indemnity policy for changes that were done 30 years ago is madness, but if it means it all keeps on chugging forward, I guess it's worthwhile.

Minnie, that is a big reverse turn from your vendors - hope it all goes smoothly and you're in before you know it.

We've not had any enquiries yet, but I'm bracing myself for them...

Got a letter from our solicitor today stating the bungalow we are buying is an unregistered title. They are charging us another £300 for them to go back through decades of paperwork.
It's children selling dead parents property, what if they can't produce the title deeds? Most annoying

So our previous solicitor who we bough he house from paid for our indemnity policy as they missed a restrictive covenant. So now we only need to pay £40 to top up the policy instead of over £200 for a new one.

I've told the solicitors we need to complete by end of may otherwise we may need to consider pulling out.

Gosh I'd forgotten the headache of the searches. The property we are buying is a flat converted from a house in 2012 so I'm naively hoping that the paperwork should be in order.

As much as I'd like to be in ASAP, financially the start of September would be best for us so I've put that to the solicitors. Hoping the vendors are OK with it

Our searches weren't all that bad, it's the enquiries after that i hate.

September seems realistic. We started at the start of Feb and we are stil waiting to exchange.. the first time buyer at the bottom of the chain has held everything up.

Just about to list. EA around this afternoon. I've been ill for the past few years and let the house go a bit, it has been an absolutely mammoth task to paint the place inside and out, damn painted render! and damn you Victorian architraving and high ceilings! The house looks so lovely I really don't want to leave, feeling a bit broken hearted as having to sell as Self employed and paying the mortgage whilst ill out of savings has almost wiped me out (but I won't tell the EA I'm hard up)

What should I do to make keeping the place pristine a bit easier? I'd forgotten how much cleaning there is to do for viewings. Towels in bathrooms for a pop of colur or not? Some toiletries left out or all cleared? Toaster out or cleared, not sure how much to clear in kitchen and running out of hiding spaces.

Feels like I've already climbed a mountain to get it on the market but know there is yet more to climb!

Sympathies to all tou with search problems, we basically accepted in then end that wwe weren't going to get paperwork on this house but now worried it will stymie the sale. Thought I'd be here till I popped my clogs.

Our house purchase had a chain of 3 properties including a flat at the top. Took 2 days 3 months!

@TiddleTaddleTat - I'm beyond pleased. It's always great when someone 'graduates' from this thread but I have a special place in my heart for the old timers. Go now and join @TokyoSushi in new home heaven.

It looks like we're ready fir exchange to n our sale but our purchase isn't quite there. Have just asked our solicitors for an update. All parties isn the chain (three houses) discussing 27 or 28 June for completion.

@Trippedupagain we haven't started packing yet but we are majorly clearing and selling lots or taking to charity shops.

@Minnie881 yay pleased tour draft contracts are finally sorted. Onwards and upwards now. Just read your next post. Wow. It can be done. New builds are always done super quick presuming it is finished and ready to move into. Exciting. Good luck.

@FlatPackPat We viewed a couple of houses when we first started the process before we had sold but did explain this to the estate agents. It's really not worth it as those houses sold before we did. I wouldn't get your heart set on anything now until you are sold.

@DreamingofSunshine Usually proof of funds when buying is just an agreement in principle and I take a screen shot of my savings account. That's what I've used both time.

@SapatSea Welcome. I just cleared al the clutter for viewings. So all toys and bits on the side in the kitchen put away. Left the toaster, kettle, coffee machine etc out on show. I always take to a house better if it looks a little lived in as I can see myself there.

So our vendors draft contracts haven't been sorted yet as he hasn't made the initial payment to his solicitor. The vendor that's been pushing for a quick completion date. Buyers are saying that they won't be able to complete before our vendor goes on holiday in mid June. They want the first week in July as do we. However, vendor has now said they won't be able to complete until the end of July as they are out of the country. Gah. In good news Halifax have taken our survey fee and survey should be booked for Monday or Tuesday next week. Does anyone have any experience with Halifax. I've heard they do most of the underwriting before the survey.
