Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

Right I've cleaned so much even polished the bin fgs. We've got a second viewing this afternoon so making myself scarce by looking at three properties ourselves including our dream house which hasn't sold yet either. Fingers crossed.

Jamtart - polishing the bin! You should sell your place now, with that attention to detail. I've rearranged the flowers and changed the quilt cover to something more modern, sanded down the kitchen table to stop it looking so shabby, and have rearranged the garden pots. Off to polish the bin now...

Can I join too?! We have spent the past few months gearing up to sell but were really unsure as to how much we should list it for - valuations ranged from £350 to £600k but looking at similar stuff on the market we decided to go for £395.

Well, our house went on the market yesterday lunchtime and we've already had 3 viewings and a fourth booked! One of the morning viewings has said that they are considering a second viewing later this week and the viewing from this afternoon knocked on our door a few minutes ago to ask about council tax banding and to say that they're seriously interested. I know it's early days, but I'm wondering whether we pitched too low - we're in an area where prices are falling a bit and agents all said the market is very difficult.

On the down side, the house we viewed on Tuesday and were planning to offer on has just been taken off the market. We don't know why, but they've been on the market over a year and we were told that they needed to sell because they were divorcing. Gutted is not the word!

I'm joining in, house went on the market yesterday. The EA has advised that in this area for the price bracket they're slow to move but I already have a horrible feeling we won't sell. Not sure why.
I've my eye on a house but can't do anything not being proceedable eurhhh.

No viewings for us today Sad dh went to check the flat and said the blinds were pulled up so completely exposed it’s empty, kitchen lights left on and front door not double locked - will be speaking with agents Monday morning.

We've got a viewing either Monday or Tuesday. As expected, DH has fallen for a property so if we don't get an offer next week we will recalculate and go for a quick sale.

Our bin is plastic, but I will definitely be going over it with a cloth.

We had photos taken on Thursday and went on the market today. We have 4 viewings booked in for next week, 1 at 9 in the morning on tues. Eek! I had a mad clean and declutter (shoving things in cupboards and the car) for photos but was hoping to have some child free time to do more bits before the first viewing and fix a few things and now I haven’t really got that. The agent wanted to show someone around today but dd was up all night puking and on the sofa all day with a sick bucket.

Any advice on keeping the house clean and de cluttered with a small child? Or are most people doing block viewings?

Also we’ve put our place on for £375k which I think is the realistic value based on what has sold and what we want but I’m wondering if we should have put it on for higher as not many people offer full amount.

@paleimitation we only went on the market yesterday and we have 5 viewings booked in so far for next week. Whether or not they show up is another matter.
There’s not many 3 bed houses on the market in our price range (£375k) so I was expecting it to get a bit of interest but my friends selling a similar house in the same area (Portslade) really struggled to get offers so I have no idea what to expect.
The other issue is that there’s not much around to buy. We’ve only looked online so far. Have you found anything?

Our house is a 2 bed and there are a few similar that have been on the market for ages, but we're cheaper than them though and if we don't get more interest soon, I will reduce again. We're moving out of Brighton, but the haven't found anything we love, like you say there isn't much coming on to the market.

It's been two weeks since our offer and all going well, starting to pack and getting excited. Also had an offer accepted on a house in a great area, hopefully in by end of June.

So we sacked off "dream" house. Turns out it's not so dreamy after all. But we've found one incredible house... with an incredible price tag. Wwyd? It's on at £1.225m but has been for sale since June. What would be an acceptable offer? (Nb: we can't afford the asking price).

Oh and a close second is on at £1.050m but the house next door is so ugly. Would you be put off by that? The instant kerb appeal is definitely negatively affected.

@jamtart30 - you need to do a bit of research on recently sold similar properties to work out what a reasonable asking price would be. You can't just deduct, for instance 10%, from asking price. Unfortunately people don't price consistently.

A 'reasonable' offer is one which can be backed up with evidence. My DH had a spreadsheet (he is an accountant) which he used to compare properties that we looked at. He then used this to justify the offers we made (condition, sq metres, location, garden size etc). You can also adjust your offer if you can exchange quickly.

I haven't posted on here for a little while as I didn't want to jinx it, but we have now sold to ftb at 10k over the asking price. In the end we had 4 offers to choose from, including some cash buyers that came along right at the last minute and offered full asking.

We have been blown away after all that stress and desperation - it was almost as if it all clicked up a gear once viewers knew there were some offers in already. So, still early days yet, sale only just agreed, but such a relief. I should add that we reduced the price by 25k after 4 weeks, so the 10k over was made by people who knew we had reduced, though I don't know if that made a difference.

We had 24 viewings over 6 weeks. Totally exhausted now and happy to let the house get dirty and untidy again!

How's everyone doing? We had a great viewing but the couple were seeing more properties so we won't know until next week. They appreciated the space and location and are, apparently, ready to go.

I just hate the waiting.
