Time to start another extension thread. 2019 for lots of newcomers and hopefully lots of finishers too!

We're Day 5 of builders on site and have a roof framed. V excited about the big velux

Stokey I have a friend with a resin floor and she said she wouldn’t recommend as it marks very easily. Microcement on the other hand looks fab, I saw it in a house recently and there wasn’t a mark on it.

We’ll be having a ceiling extractor over our island hob, hopefully one by Novy as they are very quiet, just awaiting price info (eek)

Has anyone been using a 3D mock up app they could recommend? One that lets you play around with colours , furniture layouts etc?

We have an electric opening skylight and one fixed one.

The plastering in the extension has been finished today... although there's still more to do in the hallway, new downstairs bathroom and other rooms 🙈

Our hob is going on an island, but we have an extractor going in the wall 😬 The ceiling slants, so it wasn't working putting it above the island - hope this option works out ok!

Yes we will be @Myextensionisgivingmeaheadache .. not done much looking into it yet but the builder said electric was much easier and cheaper to lay as water heated would mean digging the floor up deeper, and the running costs are similar.

Oh really? From reading online (generally on here Grin) I am seeing that electric is much more expensive to run?

So if we want water heated I suppose we need to decide earlyish on in the process.

This really is a minefield!

This is the dug up section of our hallway where we will have underfloor heating (we’re having it in the kitchen too) - all filled in. I’ll have to update with a photo when I visit the house tomorrow.

Can anyone tell me ... the specs on the drawings for likes of insulation etc are these what it HAS to be or are they a minimum requirement and you can go higher? Is anyone doing that?

We have wet underfloor heating (which I understood to be cheaper to run than electric) and electric opening velux windows. I think we open them more as they are so easy to open. They make a massive difference to the air circulation and sometimes it’s nice to have air without having the big doors open which might be a bit much if eating dinner or something. I

Yes we will have wet ufh on our ground floor, however only where we are creating a new subfloor as there isn’t enough depth elsewhere (eg hallway). Electric ufh going in the bathrooms.

Good to know about the resin floor Minipie. I did go and look at one in a shop that was very sc ratched but thought that was just because of the footfall - it was in Covent Garden so really busy. I think my concern is that it may look either a bit clinical or nursery like. Leaning towards screed.

We're having wet underfloor heating in the kitchen and downstairs shower room myextension. I've decided not to have it in the utility room as this will be mainly a transitional area, coat, shoe storage & where the boiler will be. Think we're going for a wall hung radiator instead to save on heating costs. I'm hoping the boiler & tumbler dryer will warm it a bit anyway!

We're still awaiting a window due to the useless window company but the builders have gone!

We're first fixed and plastered only 5 weeks 2 days into the project. Unless there's a dramatic issue that surprises us we'll be on budget and if we only count this builder on schedule.

Flooring 6th May, kitchen delivery w/c 13th May and kitchen fitting 20th May 👏🏼👏🏼

I really don’t think we are going to be able to do ours. The quotes we are getting are just so high. Not that they aren’t fair because when you work it out per sqm it is in the figures that you hear. We’d been hoping having just the shell done would mean we could afford it.

Even employing separate trades and project managing ourselves doesn’t look like it’s going to be much cheaper. I’m contacting so many builders in the hope one gives me the magic number but then I’ll be suspicious as to why they are so cheap. Can’t win.

£11000 for foundations alone Confused

Wow 4 years you must be made up. Were you expecting it to be done so quickly? We have been told 4to 5 months in total

How come there is a gap between now and getting the flooring fitted? Is it that you are waiting for stuff to dry? Will there be any work done between now and 6th may?

@Rhica he'd said 3-4 weeks for the shell but I didn't really believe him!

The screed is drying, hence the wait. We will start painting next week. We'll probably be 4-5 months for a completely finished room as we're having granite so that adds another 2 weeks

Looks great 4 years. I have timber envy. We wanted zinc cladding but could only get planning to finish in brick from our annoyingly old-fashioned council.

We've got big trenches in our garden now. Very relieved they haven't hit any roots. Building Control came for the first time yesterday and they're going to start pouring the foundations today.

Prices are crazy Myextension. We were originally going to do two stories but didn't get planning for the second. We're now easily going to spend the budget and more on one. The pound is so weak, means everything is more expensive.

4years that looks awesome! What a fantastic space.
Our planning submissions have been validated and are now on the portal for all our neighbours to critique 😂. We’ve spoken to both sides and they’re happy so I’m crossing fingers that it will just be a matter of the 8 week wait. Is there any chance it will be approved before the statutory timelimit is up?
We have appointed the structural engineer as well and he’s doing a site visit next Friday.
Totally agree about the cost of things - our indicative quote was just within budget so I am fully expecting it to go up once we’ve done detailed planning so that we’ll just have to do the shell of some of it.

Allegedly the end is in sight and scaffolding due to come down this week but I think builder unwell again. We don’t have the budget for render so that will have to wait.

Done some figures, we’re at around 52k for a 30 m2 two storey extension and totally remodelling the downstairs. The front door moved from side to front of house. It’s given much bigger downstairs reception, utility, 4th bedroom and ensuite, more landing and hall, plus internal porch. Looking at it like that I’m amazed at what our fantastic builder has done, pretty much single handedly. I designed it and am so pleased.

Am now sorting out the front given it might be ages till we can render and we will need to sort something out to Exit the French doors so we can get signed off by building regs.

Lowest build moment was clinging onto to rafters, wading through huge containers to catch the water which was coming in everywhere whilst DH had to do a dash to be with DD at University as she was struggling. We paid £100 for 600 roof tiles and then had 5 loads to pick up from somewhere 45 mins away but they blend in seamlessly so well worth it.
