Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

@Fleabag123 - good to hear from you again. Sorry that the purchase didn't work out.

We had four viewings today and all were proceedable. We've restricted viewings because our purchase is ready to go and we'd like a quick sale. I think we're very competitively priced now so fingers crossed.

House is looking cleaner than it has in ages and DD (15) amazed me with her hoovering and tidying. DS1 (17) did a street clean (our road is prone to litter) but DS2 (13) wasn't much use. I was very pleased to get help from the DC - I think they were shocked by how upset I was when our sale fell through on Tuesday.

We have a dump run planned tomorrow so at least we're decluttering! DH has a few DIY jobs planned as well - every little bit helps.

Good on your DC @sandybayley for getting stuck in and helping. Sounds promising with those viewings, hopefully they will turn into either offers or 2nd viewings on Monday

Yep we're doing more dump runs tomorrow as well!

Here we go again...another week of waiting.

I found it much more stressful when you have just 1 remaining issue which then takes forever to resolve! It was actually less stressful at the begin when there were a lot of things to do, which kept us busy.

@tenapenny2018 I found it was much easier when there wasn't only 1 thing left also; as it did keep you busy, so one last query is such a pain - I hope it is resolved soon for you.

Our purchase/ sale changed a little on Friday; our buyers buyer pulled out after all the faffing around, luckily my buyer already planned for this and his ex wife had already put in an application for remortgaging current house and buying my buyers share. Hoping the offer comes through for this today/ tomorrow then maybe I can exchange towards the end of this week!

It is frustrating @tenapenny2018 I’m not sure where we’re up to. Our solicitor tried to contact our buyer’s solicitor last week re dates for completion but we haven’t heard anything since.

I just wish the process wasn’t so stressful. I’m on tenterhooks all the time worrying if our buyer pulls out. We’ve never met and don’t have their details and it is harder than it is with the house we’re buying.

Our solicitor hasn’t updated the online timeline thing in ages which doesn’t fill me with confidence. I know the people we’re buying from have responded to their enquires but we’ve had nothing.

Fingers crossed for everyone that things start coming together!

@ALadyofLetters The back up plan is very good! stopped it from all falling through a second time.

Had an update that provider isn't doing mortgage valuation for ex-wife until Friday, so won't have a mortgage offer for her until Monday 4th March at the earliest but I have asked my solicitor to ask the buyers solicitor (dealing with my buyer + his ex-wifes stuff) a bunch of questions to find out when we can exchange in this process.

Still very nervous and can't believe I have to wait yet another week!

Hi everyone just checking in. Still looks like everything's going ahead for me for Thursday so we have booked a van and I've scheduled workmen to come Friday and so some measuring up etc for us get quotes and prices. We also have a skip arriving Friday morning and were hoping to knock down the wall we are wanting to go on Friday. We have a timescale of 6 weeks max to get things done so need to work towards this. Keep your fingers crossed everyone

@aladyofletters I know....its just a constant waiting game Sad so frustrating! I find it more so when you work in a fast paced industry where you expect answers to things immediately and then conveyancing seems to be one point at a time...or one point per week!

We made an offer on a very similar place to the one we lost before but now I’m worried we’ve gone in too high. It was “best and final” and they called me just now to say the vendor is keen to go ahead since we are chain free. However it’s at the very limit of affordability. Now panicking it’s the wrong thing to do and maybe we offered too much.

I don’t love it in its current state but it’s perfectly habitable, just needs some brushing up and a lick of paint Won’t have much spare cash depending on how long it takes to go through (if it does🤞🏼) - there will be a chain as vendor is buying in the area

@Milly90 - great that things are still going to plan. I have everything crossed for you - so close.

So a 'no' from 2 of the 4 viewings nfs at the weekend. Both liked the house but not the road. Another couple liked the house but are due to have twins next week - who on earth looks at houses at that stage? One couple seemed very positive (according to EA) but haven't fed back yet to EA so will assume a 'no'.

Reflecting a bit on our proposed purchase. I do like the house and would have been happy to exchange but...

The vendors have not been helpful or co-operative. They have adopted an 'our way' approach and it has got my back up to be honest. No budging on anything, you'd have thought we were doing them a favour by purchasing their house! They even wanted to delay completion to accommodate a family party even though one of DC has exams coming up and DH has work commitments we needed to avoid.

There are two other houses we'd happily buy - one we can afford and one we could maybe negotiate on. If we do get another offer I suspect we'll renegotiate on our proposed purchase and maybe even walk away. The money spent on searches and survey will be lost but that's not an issue in the bigger scheme.

It's a cautionary tale. Be careful how you behave as a vendor. Things which you might feel are just tough negotiation could inadvertently lose you your sale ultimately.

@Fleabag123 - I think that's a very normal response. If your offer is accepted you worry that it's too much and that you e somehow missed out on a saving. I don't think you should think like that though.

You've agreed a price both parties are happy with. It may be that you renegotiate if something comes up in the conveyancing of course. But if you have really doubts about the house act on them sooner rather than later.

Sorry to hear your viewings didn’t turn into offers but maybe the fourth couple will come through.

I totally agree about stubborn and unhelpful vendors! The previous ones we were dealing with were utter nightmares

So, got offered dream job today. I have to take it for so many reasons. Of course it would come at a bad time though.

Now I am just beyond stressed about getting in the house before I leave my current job so I don't f**k up the mortgage offer :(

Had devastating news today...we were due to complete on Friday but got a call from our agent today saying our buyers mortgage has been pulled by nationwide.

Our seller is going mad and threatening to pull out and rent the house out instead.

Apparently our buyers broker is confident they'll get another mortgage but I am just despairing it'll ever happen now Angry

alifelessordinary OMG, I feel for you. This is such a nightmare.

It's very strange for a bank to cancel a mortgage approve like this. I had my mortgage approval extended twice over almost 9 months; and kept the save deal

I think it will be at least 2 weeks before your buyer can get an other mortgage approved?

I'm wondering @Milly90 if they suspect some type of fraud re their deposit. They have a massive deposit for ftb.

@tenapenny2018 would think it would be at least 2 weeks ..god knows if the house we're buying will stay on the market, think he's completely fed up as are we!!

So...

The house two doors up from us is going on the market tomorrow. We're a terrace so it's an exact match of ours. We're not n at £20k life as than they will be. I'm thinking this is good but our next door but one neighbours must be peeved. Possibly potential vendors will wonder what is going on?

Hi can I join?
The surveyor the bank wanted would not sign off on our property! So that bank wont now give us the mortgage... despite a local surveyor and a roofer and joiner all looking at the property and saying it was completely fine!!
Mortgage broker wants to try another bank who would hopefully use a local surveyor...

I dont know what to do now really... it's because the house is a flying freehold, overdwelling, which is really common round here because of the hills.
The surveyor the bank sent was from the south! And he seemed amazed by the overdwellings existence!

Anyone else here tried to buy an overdwelling?
