Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

@JonestheMail that's absolutely awful. I really feel for you. Complete time wasters. I hope something even better comes along for you.

@dimmu well done on an offer. Maybe they will up it in time. I'm not sure about starting searches etc. Can you even do that? I would wait I think as you don't know what's going to happen.

No feedback received as yet from second viewer yesterday so I'm not even sure they turned up. I don't know whether to reduce again or hold on for a while.

@dimmu you can instruct your solicitor before you have accepted an offer, but their work is led by the enquiries from the buyer so they can't do much until the

@BeauticianNotMagician81 Waiting for feedback is agonising as well isn't it! I've concluded that unless I hear back from the EA fairly quickly after a viewing It's probably not good news.
How long you been on the market and have you reduced once before? I would be tempted to see if there is gonna be any clarity with the Brexit any time soon before reducing.

@TiddleTaddleTat Thank you for your reply. Our LA can take notoriously long to produce any paper work, that's why was wondering if we started the initial searches now we could potentially save 3-6 weeks of waiting around once we have had an offer that we can accept (if that ever happens!!!).

@dimmu we have been on the market for 5 weeks. Started with an asking price of £270,000 which we have reduced to £265,000.

@BeauticianNotMagician81 I am by no means an expert but I would have thought it's better to have one larger reduction rather than lots of small ones? Five weeks isn't that long in the current market climate so maybe worth waiting and seeing for a bit before reducing again? You are still getting viewings aren't you?
We have no further viewings booked in yet, really hope at least one of this week's viewings would results in a second viewing.

@dimmu as I understand you are selling, though? So it's the buyer that orders and pays for searches. If you are buying as well as selling, I wouldn't spend anything until the chain is complete.

Eek second viewer from yesterday has given great feedback. First time buyer but is just slightly unsure about the overlooked garden. I've offered to put some willow screening up on the existing fence to help with privacy. Fingers crossed. At least we are getting somewhere and have people interested. Others that have been interested are just non proceed able.

@TiddleTaddleTat Thank you for your reply. Our flat is a leasehold and we will have to obtain the management pack from our freeholder (the council) and pay for it ourselves, it can take a few weeks to obtain. Our solicitor also gave us some initial questionnaires to fill so was wondering if I should get the ball rolling now so that we are ready to proceed quickly once a buyer comes along.

@dimmu I would definitely wait for all the searches. When we bought the house we are in now the searches came back really quick anyway. Our whole process took 12 weeks last time and we had an awkward vendor at the very end of the chain that had promised to go into rental but then didn't.

We have a second viewing booked by the interested buyer on Wednesday. I'm pleased I'll be at work to keep me busy.

@beauticiannotmagician81 glad to hear you’ve got some positive feedback and fingers crossed for this latest viewer.

We signed contracts on Friday ready for exchange but there is a hold up with our seller. Annoyed their solicitor is only telling us about the holdup now (they havent even instructed for the searches to begin).We are so close to exchange I knew it was too good to be true!

@dimmu we had a similar situation with selling a flat and had to request a management pack. The EA told us to request it before we had a buyer but my solicitor advised against it, because they can go out of date after a few months.

Hey guys, I’ve been a long time lurker.

So my story is we accepted an offer on our house mid January. We then found a house 2 weeks later which we had an offer accepted on. This was 2 months ago and our vendor still hasn’t found anywhere. Our buyer has agreed to move into rented on 20th May as they are very keen on our house but I just feel a bit stuck.

We are keeping an eye out but nothing is coming on. What would you do? Just sit and wait? I’m finding the whole process pretty stressful x

We were set to exchange when Barclays noticed the purchase price on the mortgage offer was 5 pounds higher than the actual price of the property we are buying. So now it's gone to underwriters for a new mortgage offer to be issued. No idea if we can complete this week or not. This whole process is incredibly frustrating. I feel sick with it.

It gets worse. Barclays have completely messed up with their figures. Our mortgage adviser seemed to think there was a 5 k difference, not 5 pounds and was confused about the correct purchase price. We've not been able to get through on the phone, just via email. It's incredibly frustrating. The mortgage adviser kept asking for an updated form with the purchase price on, to the confusion of bellway' s solicitors (We are buying a new build from them) as he already had the correct form!! It could have been sorted out today but for their incompetence.

How frustrating @Farontothemaddingcrowd what a silly error they have made!

Ours continues to stall .... nearing 5 months in and I am toying with the idea of readvertising... the buyers solicitors are just insistent about pointless enquiries just stalling. I'm sure it's to do with Brexit. Come on Theresa, we need some certainty!

I'm.so relieved that we've sold our rental property but very frustrated that our main house hasn't sold yet. Viewings have virtually stopped as well.

Hello everyone, we have today accepted an offer but have nowhere to go! Okay, not strictly true, if we had to we could live in my parent's annexe for a short time to avoid loosing a sale. However, things are going so fast here, I am registered with all the agents but still found that a property that went online today had already been viewed on Saturday and our viewing for tomorrow has been cancelled as the Saturday people have had their offer accepted. Wtf?!

@TiddleTaddleTat - that's beyond annoying. Fingers crossed for a bit more clarity from Parliament tonight.

@Farontothemaddingcrowd - also annoying. You'd think someone would have checked all the figures.

So our offer on House B has been rejected, thought it would be. DH does love a bargain but I've told him to go back tomorrow with an offer very close to what they've said they'll accept - 0.3% under the suggested EA figure and 3.5% under asking. Fingers crossed!

@firefirefire hopefully the upcoming holiday will bring some more viewers.

@cazinge we have three houses that we cannot decide between if we sell. I'm worried they will all go and we won't have any choice as there is nothing being added.

We have our second viewing on Wednesday. We have also had someone else request a viewing on Wednesday after them. I guess that looks good with someone viewing straight after. I can't relax at all.
