Would you buy a home without a bath?

Just pondering this question.

We will be starting a total renovation soon. It will be our family home for 5-10 years but we will then sell on. We have not used a bath for years - youngest is 11 years old now but obviously did when they were small. So I'm thinking, why install a bath when we could have a lovely walk in shower...

However, would it put people off buying a house with 2 bathrooms but no bath? Or would people just look past it and put in their own bath if that's what they need.

I would love to hear thoughts please.

Happily, if everything else was right for me. I bought a house with a black and gold, eightiestastic bathroom, after all!

daisychicken · 27/01/2019 10:57

Yes, we did. When we redid the bathroom, we did put a bath in as at the time we had a very young child. But we've done the bathroom again since then and now only have a shower.

Do the house to suit you and your family, you are the ones living there and using it.

Cailinnua · 27/01/2019 10:57

If it was a lovely bathroom that you couldn’t justify ripping out I wouldn’t buy the house. If it needed to be redone and there was room for a bath I would.

Fantasisa · 27/01/2019 10:59

No. We wouldn’t even rent a house that didnt have a bath.

PotteringAlong · 27/01/2019 10:59

If it was a choice of 2, one with and one without a bath I’d go for the bath every time. But if it was the house I wanted I’d buy it and just put my own in.

ScreamingValenta · 27/01/2019 11:01

No - I've discounted houses for that reason in the past. I know it's possible to put one in, but I wouldn't want to buy a house with the prospect of troublesome works in the immediate future (and possibly months without my daily bath).

Strugglingtodomybest · 27/01/2019 11:02

It would definitely be a negative aspect of the house for me as I would have to put one in if we bought it, but if the rest of the house was perfect then I'd do it.

Neolara · 27/01/2019 11:04

We renovated and didn't put in a bath as, like you, we never use them. These threads suggest that lots of people do want baths but some don't. If you're going to be in a house for 10 years, I'd just please yourself.

Aridane · 27/01/2019 11:09

Probably not

Asdf12345 · 27/01/2019 11:11

One of my pet hates of our current place is the bath. No bath would be a plus for me.

Bluewidow · 27/01/2019 11:13

If your living here for 10-15 years then make the house how you want it. It may put people off it may not. Worse case you just knock a couple of grand off to make the sale. If you don’t use a bath it’s jyst wasted space and something else to clean.

MrsSteveMcDonald · 27/01/2019 11:14

Loft conversions and no bath would be the 2 biggest internal things to put me off a house.

Not liking decoration is something that can be lived with until ready to repaint but a bath would have to be put in immediately and I wouldn't want to deal with that on top of moving.

TooExtraImmatureCheddar · 27/01/2019 11:14

Personally, I wouldn’t buy a house without a bath because DH loves baths and has one most nights. But if you won’t be moving for maybe as many as 10 years I would do the bathroom exactly as you like.

Squirreltamer · 27/01/2019 12:43

MrsSteveMcDonald why do loft conversions put you off a house? Granted I don’t like box dormers as I like period houses but some conversions are great! No dormers, shed, segmental, gabled or my favourite eyebrow dormers.

But in regards to the OP post. Didn’t put me off my present house. Thought I’d miss the bath but in reality i only used it once maybe twice a year. When I was viewing the house I heard a few people mutter about it. Didn’t stop them getting several offers.

But as you have space for one if needed and a second bath room to use whilst any potential purchaser puts a bath in, I can’t see it being a huge issue. It will put some people who want a turn key move or no liquid funds to put in a bath if wanted in near future. Would be a thumbs up from me.

Some bathrooms are super simple to swap out bath for shower if you kept a spare box or 2 of tiles. Obvouisly depends on layout!

My walk in shower is 1700 by 1000 if I wanted to swap to a bath. I could do so just by cutting/replacing the screen. Replacing 2 tiles which had fixings (could probably rough up holes and fill as limestone) and putting the bath in as it’s tiled underneath. Drainage would be easily swapped.

Bluntness100 · 27/01/2019 12:47

Yes I happily would on the condition there was space to reinstall one.

I'm considering when we redo ours not having a bath also, just a huge walk in shower, but like you I keep thinking of resale. Which is probably daft to be honest, but there are people who it's a deal breaker for.

MrsSteveMcDonald · 27/01/2019 13:37

Loft conversions are a no as I use my loft. Where do you store everything if you don't have a loft? I don't want to waste cupboard space by using them for things I only want once a year like Christmas decorations.

MissSmith80 · 27/01/2019 13:40

I would want to have a bath in any property I bought but if the house was right in all other ways, I'd just put one back in. If you're going to there for around 10 years, do what's right for you now.

lll77 · 27/01/2019 13:44

I am househunting at the moment and have not bothered to view a couple places because they had no bath, but had a newish bathroom that was too good to take out and redo. If there is no bath but the bathroom wants upgrading anyway then it wouldn't put me off.

10 years is a long time though, so if you are confident you will stay that long I'd just do what is right for your family and not worry about resale.

TheFatberg · 27/01/2019 13:46

I imagine people with young families would want a bath. Can't imagine trying to shower my toddler.

ClanoftheCaveBear · 27/01/2019 13:46

No- I love baths- am in it now!
We redid our house and have 2 en-suites both shower only and house bathroom- bath only. The bath has a shower attachment for hair.

Somerville · 27/01/2019 13:47

It's easy to add in a bath, and compared to the cost of buying a house, very cheap. So I'd definitly buy one without it. However I suppose if two houses in same street and otherwise alike were up for sale I'd go for one with a bath.
If you won't use it then don't waste the space on it though!

BowBeau · 27/01/2019 13:49

I’d offer less to cover the cost of having to install a bath.

justforareply · 27/01/2019 14:18

I would if there was obviously room for one and houses hard to come by in that area/perfect in other ways but otherwise, no. We are a bath family.

pinkhorse · 27/01/2019 14:24

No way. Even on holidays abroad I won't go anywhere without a bath.

Northumberlandlass · 27/01/2019 14:27

We bought a house without a bath. I don’t see the big deal. Personal taste!
