What Would Put You Off Viewing?

Does anybody have any advice on how we can attract viewers to our house, please? We've been on the market for a little while and would like to give things a push.

For background info, things have been a bit slower in this area due to HS2 uncertainty, but very similar houses on the estate have sold for more than we are asking over the summer.

I know not very helpful to you but the things that put me off viewing are

Bad extensions (dark, flat roof)
Very small third bedroom
Living dining room (I prefer a separate kitchen diner)
Area

price - if you look a semi sold in august for the same price they paid in 2015, another sold for less then they paid - you're asking £30k more than you paid- have you extended.

won't comment on the house as its not one i'd even look at due to limited parking / small garden

I may be wrong lovelyupnorth but they bought for £180k and they're asking OIEO £175k and £180k in their 2 listings.

@namechangedtoday - i looks like its number 54 up for sale if so they paid £149,950 .

also add another similar house has just gone under offer (listed at £164000) though no idea what it may have sold for..

Without being too specific for the OP, I don't think the OPs house is number 54.

even if its 52 that was only 154...

what i'm saying is everything has sold of either less or similar to what was paid in 2015 so why is this one worth 25 or 30k more.....

That's the point, as said above, looks like OP paid £180k so it's not £25-30k more.

As soon as I read HS2 I suspected you may be in Mexborough (I live 15 minutes away).

Is your estate the one that's slated for being demolished if the HS2 plans are approved? If it's not it may still be a reason why people are put off by it.

It's a lovely house but I'll admit, I'd be put off about moving to Mexborough at the minute due to all the HS2 drama.

How comparable are the ones you say that have sold ?
Yours has lots of things that are very offputting to me - the 'one massive living area' rather than separate rooms / the unusual kitchen / the mass of whiteness across all living space / the fact the toilet goes off the living space, not a hallway / the fact the living room has a tiled floor / the fact the 'garden' is just some decking - no-one for dc to run about and play, no grass etc.
Now, all of these are matters of personal preference, but, if the houses that have sold are completely different from yours in terms of all the things listed, then might it just be saying that a lot of people looking for a family home might think like me ?
Which means having a BIG rethink about the price, or holding on - potentially for years - until you come across the next person with the same tastes.

Apart from a couple of minor tweaks like adding a rug I think your house looks fine and presentable. Are there newer houses nearby which are priced similarly or lower? Unfortunately once the brand newness wears off houses like yours can be difficult to shift. Also is yours the middle one? Were the sold ones on the ends?

For me it would be the flooring - wonderful in Mediterranean countries but screams cold here, so yes I'd be thinking of adding a rug or two and some soft touches to bring the buyers in (although I always get annoyed at people who can't see beyond another person's taste when they are house hunting - it does happen though)
