What Would Put You Off Viewing?

Does anybody have any advice on how we can attract viewers to our house, please? We've been on the market for a little while and would like to give things a push.

For background info, things have been a bit slower in this area due to HS2 uncertainty, but very similar houses on the estate have sold for more than we are asking over the summer.

I think it looks cold. I can see the benefits of showing a blank canvas but if I were you I’d add some touches that make it look more homely yet are easily removed and cause no lasting damage.

Things like plants, bunting, fairy lights, floor lamps/ornaments etc

I really like it, very fresh and airy! I agree with a few points that have been made though - you’ve moved the cot round, rug in the lounge, try and section that area off a bit more with the chair so it seems a separate area to the dining area. Also, the coffee table by the side of the sofa - can you turn it round? I know that’s really picky, but it’s sticking out beyond the wall, and I always post things like that! Totally irrelevant really but hey!

I couldn’t get the floor plan to open - not sure if that’s just me?

Really random aside - the blanket box at the bottom of the bed in the spare room, where’s it from?! I’ve been looking for one and it looks lovely! (Sorry to be cheeky!)

While I hate photos that are so wide angled that the TV seems to be 3 times as wide is it is tall, these seem to go to the other extreme, so not enough of a room is visible in one go, which makes it hard to visualise room sizes.

The tiled livingroom floor looks cold and uninviting.

The floor plan doesn't work on my phone. I don't know if that's the same for everyone but it's at least as off-putting as the tiny link. I want to see how the rooms in a house go together before deciding whether to view. One of our requirements when we were buying, last year, was that both boys could have decent sized, non adjecent bedrooms, as they desperately needed space away from each other. In a situation where bedrooms were on more than one floor, we would have needed to have Ds2 on the same floor as us and absolutely not alone on a floor with DS1. It's a fairly specific requirement but I'm sure other buyers have their own.

The online agent possibly puts buyers off, too.

I think it’s lovely, I would also add a rug but I wouldn’t change anything. It oooks lovely and unclutttered which gives an airiness and sense of space

Every time I see one of these threads I think “town house”
For some reason they just don’t work for a lot of people, especially with small children
It’s a nice house OP with plenty of space, I agree about the garden not being child friendly though

Quite a lot of I’m honest.

It’s doesnt look homely or cosey, it’s cold, bland and off putting. It needs rugs, cushions, ornaments or something to give it a homely feel.

Furniture doesn’t create zones and there is no flow so it feels disjointed downstairs.

Pictures are abysmal - not doing you any favours.

Garden looks really small due to layout there so no were to put furniture or kids toys.

It’s all stuff you can do something about and it doesn’t have to cost a fortune.

Also you need something to give it some kerb appeal to create a positive first impression when people get their first look.

I think it's really nice. I love your garden. I agree about making it a bit more homely with a rug, Coloured cushions etc. Maybe put some plants in pots at front door so it looks more welcoming. Floor plan didn't work for me either. Location of bathrooms and toilets wouldn't bother me at all. Lots of space for the price. Good luck.

I don't know if it's just my phone but I can't see the floorplan, that would make me skip over the add before reading the description.

I like the decor and style though.

It’s not my sort of house so wouldn’t be on my radar at all but if I were looking for something like that the things that would put me off would be the fact that it’s a townhouse and the pylon, neither of which you can do anything about.

I agree with ops that it desperately needs some ‘life’. A few big houseplants and a bit more colour. Other than that it’s really nice :)

Actually, that's a good point. The living area furniture are all round the edges - maybe even turning the armchair so it backs onto the dining table, plus a rug, would create a zone.

The floor plan shows Bedroom 1 with two doors: the first opening off the stairs and the second opening onto the landing where there is another bedroom and the family bathroom. It gives the impression that access to these is through Bedroom 1. Is this a mistake, or is the layout really like that?

Agree with all the pps that say the photos are awful! Sure they’re not doing the house justice.

The main thing that would put me off is that you’re using an online agent. To me that just says “cheapskate” and it’s going to cause issues further down the line. I also hate guide prices.

I can't get the floorplan to load, and I hate ads where I can't see the floorplan.

The pic of the sink with the cot changer in front needs to go as PPs have said.

Also not something you can change, but the first pic is of all 3 houses and to me, at first glance it looked more like a block of flats or office than a family home. It's not ugly or anything, it's a smart house once you've got your eye in and nicely presented, but I would get that photo retaken.

It looks like a house for robots to me( except for the nursery which has a human touch and is very sweet). I’d want plants , flowers and rugs in the pics, and the furniture more placed in the rooms, not flat against the walls.
It lacks Softness and texture.

I live in a 3 storey Victorian property and love all the stairs, so it’s not off pitting for everyone.
Hope you sell soon.

My initial thought would be the location but if similar houses on same estate have sold for more then that probably isn't the answer

They don't particularly work for those of us with older children and knees that aren't what they used to be, either! Just the one staircase is more than enough for me, some days.

Is your house on the market with 2 agents at different prices? Very odd - other house is same address and interior but no front external photo (instantly puts me off) and is £5k less. Either that or someone is copying your interior scarily closely.

Town houses can be tricky and this time of year plus Brexit is a bit of a disaster for many. How desperate are you to move? May be worth trying again in the new year.

I'm puzzled by all the comments re house plants. I only know one house that has them and that's my parent's. I hate them and none of my friends have them either. The rug idea I get but plants inside are just clutter and a pain. Nobody under 40 has them and I imagine the audience is 20-30s.

I loved my old town house as you get more space for your money.

I'd show the outside as a working space with seating and maybe a little swing or something so people can imagine it being used.

Downstairs WC door is right off the open plan living area so doesnt offer much privacy.

That and the hard tiled floor which must show up every speck of dirt would put me off.

I think most of the rooms look fine except the lounge which is anything but cosy.
The front is also a bit "stark", can you get a couple of big pots with plants in
