Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

Glad some of you are inching closer. Yes, parts of the roof are rotten. It needs dp8ng in the next 6 to 12.months. A very competent roofer has looked at it. It's a 18th c cottage with dormer windows. He said it would be a "ballache" to do ha ha!
So our choice is massive renegotiation with a vendor who was previously quibbling over 2k. Or pull out. And rent as we need to keep our buyer. DH wants us to look at another house as a back up. Tbf it does look .perfect I just don't know if I can take it!!!

WE EXCHANGED! Finally, after almost 2 years! Shock Proposed completion in February now for our new build. Just need to find somewhere temporary to live now! Confused

I am so sorry RangerLady. That does sound like a bit of a dealbreaker to me. You can try renegotiating with the vendors, but it doesn't sound like they'd be receptive to making such a massive reduction. Sad I agree with your DH, that its time to start looking elsewhere. Flowers

13 Oct - sold house
23 Oct - offer accepted
24 Oct - buyer's valuation done
30 - passed lender credit check
2 Nov - vendor changed solicitor
6 Nov - our homebuyer's inspection done
12 Nov - vendor still not instructed!! EA chased
13 Nov - our lender arranged valuation

Congratulations @MovingNextYearHopefully! You are giving me hope.

Yes, vendor still not offered OR instructed. If they don't commit this week, we will drop out and offer on another house. I know it's harsh Blush we're just backed into a corner by our circumstances and can't see any other way to get this move done in time.

PB are essentially a pay upfront DIY listing service, not a 'proper' estate agent, and the way they receive payment means there is no incentive to progress a sale through to exchange/completion.

After signing up, I found this:

It's a list of what they are meant to do post-sale. I.e. the square root of fuck all. Funnily enough, this isn't presented to you at the valuation appointment.

I don't mind the admin or chasing really. They're cheap for a reason. I do resent the fact that I have to ask our EA to make calls to keep our sale from falling through, though.

In fact, our experience of PB has been that you have to harass them to get anything done at all.

Last minute stress with stamp duty - thought I could pay with credit card but my solicitors won't allow me to.

Valuation had been done. Now just waiting (rather impatiently!) for the results of that and hopefully an offer. Really keen to start ordering stuff as I have absolutely nothing, but don’t want to tempt fate!

My mortgage broker has gone quiet and doesn’t respond to contact. Supposed to complete a week today and haven’t heard anything since I was told when the house was being valued. Getting a bit nervy.

New to this thread but I'm getting so worked up I need to vent somewhere.

Was due to complete tomorrow but not even exchanged yet as when my buyers mortgage offer came in it had a condition where a 2nd independent solicitor had to sign it. Then apparently he hadn't supplied enough documents for his proof of funds.

EA is now saying he has sent this off today so solicitors should have it tomorrow with a view to exchange tomorrow or early next week.

I'm feeling irrational keeping on at the EA and solicitors but my anxiety is through the roof. I woke up in the night thinking about it and worrying that it might not happen.

It's just us 2 in the chain as I'm waiting for a new build so have already moved out and in to temporary home with family.

Is it normal to be so anxious?! This is my 3rd time of doing it but I think because I've got so much riding on this I'm going crazy.

@FlyingUnicorn1 I’m feeling the same. I’m a FTB buying a new build and was told it should all be simple but it seems to have stalled and I don’t like the silence! I’m living with family so no rush to leave anywhere but I have my heart set on this now. It’s making me so anxious, it’s all I think about!

@WinterBerry7 thank you for replying! When is your new build due to be ready? I've never done a new build before so no idea what to expect. Mine isn't due to be ready until March but I have to exchange on it within the next few weeks

@FlyingUnicorn1 it’s ready! It was ready when I bought it. I’m probably not going to move in until Jan but my whole worry throughout this process has been not getting a mortgage and with every day that goes by I think the silence is because something has gone wrong! The broker is just ignoring me now. So frustrating!

@WinterBerry7 are you still waiting from the results of your valuation as the buyers for my house took up to 10 days before they issued the mortgage offer.
Thankfully I've had my survey and got my mortgage offer for my new build but that only lasts until April so I'm just hoping there is no delays

After some chasing it’s transpired my valuation has come in under the purchase price. Apparently they are trying to get the decision overturned. They’re calling me on Monday with all the details.

My solicitor is still waiting for the buyers solicitor to have everything ready. They have one more thing outstanding as far as I am aware. I'm hoping Monday brings good news.

NatWest have valued at 5.5k under the asking price so the broker and Barratts are trying to get it overturned. If that doesn’t work then it’s whether Barratts will reduce the price. What’s surprising is other properties in the same road have gone for more than what I’m paying, completed in September!

Joining in:

May: Went on the market.
Lots of viewings.
July: Accepted an offer.
Early August: Had an offer accepted on onward purchase.
End August: Moved in to rented (had to move for work).
Early Sept: Chain collapsed. Our buyers buyer lost their buyer (!).
Mid Sept: chain back up and running. Our buyer found a new buyer.

Everyone is now ready to exchange - we were hoping for today but apparently the bottom of the chain had a delay with their deposit. We are still in rented, paying both rent and mortgage.

We're still going nowhere. Our "friend" the builder hasn't given us a written quote 3 weeks on so we don't feel able to go an renegotiate. The drainage issues are sorted at least thanks to an obsessively knowledgeable old boy who's pumped the system for 15 years!
Not the land registry shows the shed (which only opens into "our" garden) belongs to the neighbours! Solicitor doesn't seem to know what to do about this.
Our buyer who has been insanely patient is starting to ask for us to pay her rent....

Rejoining this group after the seller pulled out two months ago and left me high and dry; and £2,000 out of pocket!! Found something and offer accepted today, so the wait starts.

Hopefully, this seller is really serious. Well, everyone says they are "serious" until they pull out! Being told that generally people selling around this time of the year are people who actually want to move, And it is a chain of just 3 including me, so fingers crossed.

New one is a bit smaller than the previous one, but better layout and cheaper as well.

Hi can I join

First time seller.

House on market early Oct, few viewings and had our first offer this week.

No onward house-moving in with family to save some more money and our buyers are FTB so no chain really.

Anyone any ideas how soon things could get moving? Since accepting the offer I have instructed a solicitor should I do anything else?

Hi @Milly90 IME it can still probably take around 12 weeks but should be straight forward with no chains. Once your solicitor has received your instruction they should send out the paperwork you need to fill out and request anything else they need.

We’re so close to exchange yet seem so far still 😩 all searches done, mortgage deeds signed etc, enquiries dealt with but haven’t heard anything since last week.
Does anyone know if there is a cut off point to move before Christmas??
