Hey all we've decided to leave London and after a thread on chat Grin and lots of personal debating we've decided Leeds would be a really good fit for us.

We went up and looked around a couple of areas and liked horsforth, chapel allerton, roundhay, otley, Ilkley etc etc. Basically we liked it all Grin

However we have a modest budget of 300k, 350k at the absolute maximum and have some criteria and realise it may be hard to get property in any of those places.

We want,
Big garden, planning a family and we work from home so would like to have space to sit outside and work etc.
Train station close by, maximum 15 minute walk.
3 bedrooms, preferably 3 double bedrooms

Could anyone help as we can't seem to find anything fitting the bill.

I can see why you’re struggling. Unfortunately the nice parts of Leeds are a lot more expensive than people imagine!

What about looking at Cookridge? Not as nice as Horsforth, but still 15 minutes walk to the station.

Otley doesn’t have a train station (hence is cheaper), maybe Guiseley would be a better bet.

Thank you, yes I realised that Leeds is actually pretty expensive Grin, will have a look at Coleridge now.

The bottom end of Horsforth by the train station is lovely - as is cookridge going up Tinshill Lane, also very close to the station and great links to Leeds and Harrogate. I would stay away from Roundhay and Chapel Allerton.

Ilkley is gorgeous but has awful traffic problems as main route to Skipton and the Lakes (A65) runs right through it.

Have you looked further east like South Milford or Sherburn in Elmet? Some lovely houses out there and good transport links to city centre.

Try Farsley very close to New Pudsey train station and you would easily get a house for your budget with a garden etc. It's got a lovely community feel and was where I wanted to live however my "modest" budget of £150k didn't stretch to it. It's also not far Driving wise from Horsforth and considered an up and coming area. Has a lovely high street with a butcher and several coffee shops/ bars and pubs and I dependent shops if that's your sort of thing. The old mill has recently been converted and now has a wood fired pizza restaurant and gorgeous coffee shop.

Rodley is also nice but not really walking distance to a train station. Cookridge is very nice and as PP stated not far from Horsforth train station. Headingley has a train station and can be quite studenty but there are some nice areas heading up Otley Road towards Lawnswood roundabout.

@bosswitch that's amazing, it's hard to see what the garden is like, and I hate loft bedrooms Grin, but it's an amazing house and we will definitely look further into it.

I'm loving cookridge at the moment, been reading up on it and it sounds lovely.

Look at Mirfield - train station with good routes everywhere including direct to London. Half hour into Leeds and Manchester. Sheffield not too far either. Lots of shops and a good local community (a bit nimby but lots of places are). Your budget could get you these....

Think about what sort of vibe you want. Otley/horsforth isn't cookridge. Cookridge is cheaper because there's no pubs or restaurants etc, so if you're young professionals who'd like to walk for a restaurant on an evening think about being closer to horsforth border (which will push prices up).
Farsley and chapel a are fantastic with good access to the city. However chapel a borders some less salubrious areas so be careful with estate agents generous descriptions.

Ilkley has everything you need - traffic a non issue if you commute by train to Leeds. Great schools & very family friendly. Moors, park, river, fabulous Lido, lovely independent shops & restaurants, plus great character.

You'll struggle to get what you want for 300k in ilkley. We've just moved Horsforth to near ilkley.

Have a look at places along that train route - burley in Wharfedale and menston both lovely but a little cheaper.

Ilkley is brilliant for days out and pubs and bars etc. I much prefer it to Horsforth.

Yes Ilkley, Farsley and Horsforth are fantastic and have a lovely vibe but unfortunately they are also extremely expensive. OP needs to compromise on area which is why i suggested Cookridge and Guiseley.

Be aware that there's a uni in horsforth so quite a lot of students & recent graduates around - house shares etc will be common so there's a bit of drunkenness going on!

Have you looked at Moortown? (In between chapel allerton & roundhay areas). Also alwoodley?

Says 2 bed but an occasional room and a dressing room which could be good for a nursery. A little above budget but I love a period property.

I grew up in Cookridge. It’s fine, but a bit m’eh. I’m not exaggerating when I say absolutely NOTHING ever happens there. It’s pretty boring, there’s no centre as such, just one soulless convenience store. That said, it’s a great place to raise kids - safe, lots of other kids around and you’re just a 10 min walk away from beautiful countryside. Definitely worth mentioning that some of that lovely countryside is being/will be built on, however.

Chapel A and Roundhay have far more life and are closer to Leeds centre. Neither are anywhere near a train station though but buses are pretty decent if public transport is important to you.

Horsforth has a train station and a variety of shops and cafes. It’s very popular - I don’t know why but I’ve never wanted to live there, we even viewed some amazing places there but I just didn’t feel it was right for us, it’s pleasant enough if it ticks all your boxes though.

Guiseley is pretty similar to Horsforth in that it has a few shops and a train station. It’s quite a bit further out than Horsforth though. Again, it’s not for us but have friends who are extremely happy there.

Otley is very far out with no train station and poor links to Leeds centre. It does have a shopping centre, but nothing to write home about - you’d end up travelling to Leeds anyway. Ilkley is pretty similar but a bit more upmarket and has a train station.

We currently live in Moortown/Roundhay for reference, and I wouldn’t really consider anywhere else in Leeds now. Horses for courses though!

Bit lacking in outdoor space but the houses are oh so lovely. Thank you for showing some amazing possibilities though
