Completed this morning but vendors still in!

Aargh, I could cry.

Completed and money wasn't received by the vendors solicitors at 9:30am.
We are all ready and waiting, it the eatat agents say they need a few more hours. No chain, and they have somewhere to go, so no idea why.
Is this common? When do we start kicking up a fuss about wanting to go to our house?

What time is agreed for them to move today.

I realise they’ve had ages to move but they haven’t, so when they are meant to move today is relevant

Keep phoning your solicitor. They should be back from lunch by now and should be able to help get the matter sorted for you.

It does slightly taint what should have been a really exciting day for you but you will get into your house eventually.

Perhaps contact a local locksmith and make an appointment for them to come to the house, in an hour or two so that you can get the locks changed. Give the vendors that length of time to get out. But only if your solicitor has said that taking such steps could be seen to be reasonable and not aggressive in any way.

It's not a guess and a wish on the speed of the banking system, it's a time agreed in advance! (the fact that it's rarely respected is a different problem).

Then with the best will in the world, things take time. It's even worst when you sell to a first time buyer or someone who hasn't bought in 20 years, because they have unrealistic expectations.

When we moved we didn't get the keys till 3pm! I thought this was fairly average 🤷🏽‍♀️

CHECK THE CONTRACT FOR THE TIME OF COMPLETION. It will not say '9.30 in the morning'!!

Do not change the locks or any of the daft suggestions on here.

The time in the Standard Conditions of Sale 5th edition (the current edition) is 2pm, so if that hasn't been varied they are currently only 26 minutes late.

Check whether the money hasn’t been released to them.

It should be held in their solicitors’ account until they have handed the keys to the estate agent.

trumpetoftheswan-as I said they came over to my inlaws car and gave the finger. They seem a bit rough and angry, so they left them to it.

it doesn't really matter if they feel bloody harassed. The moment the money has gone through the house is no longer theirs and they have to vacate. That is the law. The money went through this morning.

But no one (except OP) expects to get the keys the moment the money goes through, do they? It's an unknown in advance! It seems that OP has been lucky (and the vendors unlucky) that it went through so quickly and that both sets of solicitors confirmed essentially instantly. That could very easily have happened much later. While I agree that it's getting a bit late now, OP seems pretty unreasonable to me to have imagined they were going to get the keys the instant the money went into the account and to have considered them 'late' ever since that. And they are vacating - no one thinks they're going to squat!

In addition to what peppermint says, there's usually an expectation that completion will happen before lunch and people will vacate in the afternoon.

Not really relevant, but there are some decent /trusting vendors. When we moved here, we had cleared our previous house by 11, drove to the EA but the money hadn't gone through. So we went and had a leisurely lunch and went back around half two, when we were given the keys. Came down here to find that the removal men, who had driven straight here from our old house, had been let in once the vendors had finished at around 12, and had very nearly finished unpacking everything for us.Thank god it completed as arranged, and also that all the boxes were labelled as to which room they were to go in. 15 minutes later they were finished and off.

Given that it's not that uncommon for there to be a problem with the transfer and so for completion to have to be put off until Monday then yes, you were lucky that it all went through so quickly and that you knew it was all ok first thing this morning.

Sorry, I missed the middle finger bit.

In that case, they clearly are feeling harassed, even if that isn't the intention of your husband and inlaws sitting in the car looking at the house.

If they've agreed to be out today and are doing just that, can you just not give them a bit of space?

I agree lisa. In terms of all the things that can go wrong on moving day, a bit of a wait isn't that high up there.

People's expectations should be closely managed by their solicitors. I never ever tell people exactly when they should or shouldn't be in. Rather, I tell people that if the money happens to move across early, they may get in early if the seller has vacated or the property is empty for example, but they should not bank on it until the time specified in the contract.

All this speculation is not helping the OP.
OP, if you are still not in now, call your solicitor and get them to deal with it for you.

Can people not see what @PeppermintPasty has said. I helped my mom move recently and a time to vacate irrelevant of money moving was specified in the documents. If it's over that time fine but has the op read those?

Have you spoken to them at all? When we kept our buyers waiting we spoke to them and came to an arrangement - basically we unloaded the remainder of the house into the garden while they loaded in the front door.

It wasn’t ideal but it worked out in the end.

Despite an entire thread full of people pointing out that keys don't get released at whatever random time the bank transfer goes through (and, to be fair, the odd bonkers post suggesting changing the locks, which would be bound to speed things up)

I thought house sales normally go through around lunchtime. By the time the money has transferred and solicitors have spoke to each other etc.

Don’t anger them if they are leaving, they may do some damage.

What? They came over to give the in laws the finger? How did they even know that was them? They sound horrible.

I mean, a bit of sighing, eye rolling and pinched smiles while swearing under their breath would be fine. But they sound bloody unhinged. Hope they're not shitting in your fridge, OP!
