Completed this morning but vendors still in!

Aargh, I could cry.

Completed and money wasn't received by the vendors solicitors at 9:30am.
We are all ready and waiting, it the eatat agents say they need a few more hours. No chain, and they have somewhere to go, so no idea why.
Is this common? When do we start kicking up a fuss about wanting to go to our house?

Very common to give until lunch time. Moving takes time!

They have to empty their stuff out of it and clean it - that takes ages! You can't really expect them to by out by 9:30 on moving day.

You need to speak to your solicitors
As far as I am aware, the property now belongs to you and they have no further right to be there

Money takes a few hours to show, it will early afternoon by the time you get the keys.

Don’t worry, you’ve exchanged, they are legally bound.

Yes it does belong to us now. They have the money.
They've been moving out all week, so I thought they'd be all ready for handing keys back when completion happened.

We were in the position of your vendors a couple of years ago. Moving van was late and very small so required several trips which they had to offload into the garage of our new hours because we didn’t have the keys. Then we discovered a stray cat had got in the house and sprayed pee so we were cleaning the carpet. I then mopped and cleaned so the place was absolutely sparkling.

Sometimes stuff happens. They do need to get a move on though as they need to leave as they are now in your house.

From a purely practical point of view, you kicking up a fuss and calling lawyers is not going to make their packing faster... Do you have a way of letting them know they should hurry, but then leaving them alone to get their stuff out?

I’d say give them until 1pm. Really no excuse for any later. They should have been packing and cleaning for the last week at least. Kitchen cupboards emptied into boxes 2 days ago and cupboards cleaned then. I’ve done it twice with young children, once on my own as dh was away and I managed to be out by 11am each time.

So annoying, but it seems to be the thing that some sellers don't start moving/packing their stuff until completion day. I have usually had the keys by lunchtime bt last purchase was very late. Seller was running out to her car with arms full of clothes whilst we sat in the car.

If the money hasn't changed hands yet, you haven't legally completed.

It usually takes until about lunchtime on completion day (when the lawyers and EAs are out at lunch...).

Everyone sits around having lunch, the removers take this chance to drive to the new house and have their own lunch read to unload when the keys are handed over as soon as the solicitors have said completion is complete!

But at that moment they need to be able to give you vacant possession. If they do not, talk to the EAs and your solicitor immediately.

I'm just hoping when it gets to 1pm, they don't ask for more time.

I've been stalking the house all week, and no curtains up or blinds as they have gone to the new property. Wasn't expecting this.

Fingers crossed they get packed soon.

ScrubTheDecks-solicitors have called the EA to confirm completion has taken place and that keys can be given. But we're unable to do so as they need more time.

Have you got a removal team sat waiting?

I would tell the EAs if I were you.

Call you solicitor if you have not already done so - they should speak to vendors solicitors who should kick arse

When this happened to me we had a removal team with a 'finish the job' deadline.

I eventually told the vendors that they would start coming into the house with stuff.

In the end the EAs sent some helping hands to empty the house.

You have a legal right to the keys and to enter the property, just go over and tell them you're paying people hourly to help you move and unless they go within an hour you'll be passing on the invoice for lost time to their solicitor.

Happens all the time.

Legally EA should hand over the keys. Have you been in so they know you are waiting? We collected keys to one house, opened the front door and vendor was still there in empty house waiting for their phone call to leave.

We had a problem one time, moving out. Our purchasers came in and helped us. Even did a couple of van runs over to our new house!

Some people are a bit slack, they think because you have completed today they have ALL day. When we moved we were up at 6:00 and loading the van. Everything was boxed and dismantled ready for loading in advance. We only had the kettle and tea left unpacked and even had bacon butties from the café for breakfast. We had loaded and done a final last minute sweep and clean by 10:30.

The vendors were still moving out when we got there. Fortunately it was only half a mile away and when they eventually got out at 15:00 the house was immaculately clean even if it did whiff a bit of dog.

They are committing trespass and illegally occupying your property. Of course you should kick up a fuss. They are in your house without your permission.

Conveyancer for 22 years. The house belongs to you. Turn up at house. Ask for the key or just walk in.
