  1. The picture of the downstairs wc is really irritating-the drain plug in the basin has made me irrationally angry.
  2. If you had the money to spend painting it white rather than magnolia would be a huge improvement.
  3. Don't re do kitchen or bathroom or do carpets because most people would rather do it to their own taste.
  4. Curtains are a bit off putting so that may be a cheap way to improve the overall impression if the property.

Agree with DairyisClosed about the plug lol.

Perhaps just adding a bit of colour to the lounge and dining room pics, (some sort of ornament or colour on the shelf next to the fire) flowers or candles? And maybe some fluffy towels in the bathroom, just to make it a little more homely.

I think you might have overdone the decluttering!

Downstairs loo and bathroom both look very austere and empty.
Downstairs loo needs pretty bottle of handwash liquid on basin.
Bathroom needs strong coloured towels to deflect from the avocado suite.

Dining room looks empty - if the table extends, make it larger. Or put something on table.

Open blinds in conservatory so that you can see garden.
Photo from front door back up path is odd and adds nothing apart from making accessing car like climbing a mountain

Not really advice as such but ditch the photo of the downstairs toilet and the one up the driveway to the road. They are pointless. Retake the photos of the garden on a really sunny day if you can.

The pictures from when you bought it are still visible on Rightmove on the sold prices page - they show that you haven't done anything in the 2-3 years you've been there other than massively increase the asking price. As a potential buyer I'd be put off that it was overpriced when it has an avocado bathroom suite, the same terracotta carpets, dated fitted bedroom furniture and a 1970s faux stone fireplace.

Are you getting viewings and, if so, what's the feedback? It looks clean and tidy, but it's a bit soulless - no pictures on the walls, etc.

how much are you willing to spend?
I would be put off by the avacado bath suite and carpet in bathroom, the fireplace downstairs and the brown/orange carpets you have in a lot of rooms.

It has a bachelor pad kind of look - I know that's a stereotype, but where are the homely touches? That living room light shade is the kind of thing you'd expect to find in a kitchen btw - it stands out due to the colour and draws the eye.

I had to zoom in on the bathroom, carpets is a huge no and I would question the floor under, removing the carpet and putting in more suitable flooring could be wise!
I agree that the some fresh paint and curtains that fit the furnishing better would be an inexpensive route to go, baby blue and orange is not a very nice combination and honestly I found it hard to look past. No other major changes to the kitchen or bathroom as lots of people like to do those rooms up to their taste.

I think the plug is cute. Like it's waving at it's new owners.

Paint woodwork white. Fireplace, behind the toilet.

Clutter under the bed looks like no storage.

Reasses the cupboards in the main bedroom. Do you need that many?

Looks a bit bare and unhomely.

I think trying to sell at £74k more than you paid for it not long ago when it needs updating and last year a similar house on the same street which had been updated went for more than £10k less than you are asking now is the big issue. God that sentence was convoluted!

  1. the two pictures hung in the piano room in the corners of the wall?
  2. two less blue cushions on the sofa but a nice vase of flowers on the side
  3. I agree with the others too many cupboards in the double bedrooms, the bedrooms feel suffocating
  4. neaten the folds of the curtains so they hang perfectly
  5. artfully arrange the books in the study so the shelves look nice
  6. cut the grass out back

Stone fireplace in the living room is a big no no from me.

The house looks like elderly people live in it.

OP, I clicked on the link and thought it was a probate sale - it looks like it's not been touched (in terms of updates / decorating) for about 20 years and appears as though no-one lives there. I know I jumped to conclusions but was then expecting the price to be considerably less than comparable (more modern) properties, reflecting that buyers are going to have to spend quite a lot on it to update it. My advice was going to be it won't be worth spending money on it - it is fine for a quick probate sale.

I'm really surprised therefore that it appears to be quite a new purchase and it's asking price seems very high compared to a) what you bought it for and b) sold prices in the street.

I agree with other pps that you've perhaps declutteted too much but the main issue must be the price.

I'm confused too. I thought it was a probate sale. If I was a potential buyer I'd be questioning the price and why you've decided to sell up so soon - what's wrong with it?

Given all that has been said about the price and the work to be done, I would expect to make a very low offer as I would want to refurb the whole house.
I say this as my house also needs a refurb. Not as old as yours, about 18 years old and still with all fittings that were included new. When put on the market offers were £30-40000 below the asking price. A neighbour renovated hers and sold in 3 days at £100,000 more than the offers I had. 'Lifestyle' is everything, in promoting a house for sale unless you are offering it below market value as a project. You do have good sized open rooms, so potential.
Newer houses at the same price we found to be much smaller.

I have decided to spend on mine and stay.
