Like a pp I thought this was a probate sale as the lounge fire is very dated, as is one bathroom. It also doesn't look like anyone actually lives there. There is quite a lot of work that would need to be done to the house for it to look reasonably modern so it would need to be priced to reflect that, I don't know if it is? Equally you find find an older buyer who was happy with the look?

get rid of the blue stuff- cushions and throws. Straighten the loo looks broken and THE PLUG! hahaha i like the pic of the drive personally. I guess its down to the price really though. Good luck!

I'm a fire place nutter so the fireplace didn't bother me, would shrink it down(take away the extra bricks on the sides) and give it a lick of paint personally.

Don't know the pricing in the area, but if it's true that you have out priced yourself compared to nearby houses in better condition then you will have a tough sale ahead.
And the advise to not touch bathroom/kitchen is debatable.

Need to lower the price to reflect the work needed on the place, which is a lot! Or go off the marked for awhile and update the kitchen/bathroom and all the carpets- hopefully remove for good, carpets are nasty. This would cost you a fair bit of money but you would be able to sell nearer the asking price.

The picture of the house from the bottom of the garden bothers me- I would be put off by the slope

TV looks odd on top of the fireplace.
Rooms look dim, can you brighten with lights and mirrors?
As pp said it does look a bit lifeless.

It needs a new kitchen, new bathroom and new flooring throughout.

Surely the price should reflect that?

Lose the pillow and crumpled blanket on the end of the chaise bit of the sofa. It dominates picture 2 and is distracting in the other shot.

Do something about the wonky plug, even if it's just to stick it in your pocket for the photo.

It needs to reflect the fact that most buyers will be costing in gutting the house. It looks like the heating might need a replumb too/ new radiators. You need to be priced about £40k less than similar "done" properties would be my estimation to get interest and make it affordable.

On the plus side, people like a blank canvas to put their own stamp on- but it needs to be priced for them to be able to do it and not overpay.

I would find the odd layout and sloped garden the most off putting, so unless it was very competitively priced I wouldn't even consider it.

Very, very overpriced compared to other recent sales (including this one)

It's the classic case of although it's been ''well maintained'' it's actually all very dated and needs gutting in reality.

The interior is tired as pp have said so I won't comment further on that.

The garden, however, looks like it has quite a lot of potential for a keen gardener. I don't know what it looks like now because the photos were not taken that recently, but you could get a firm in to tidy it up, weed and edge the borders, clean and empty the greenhouse and prune any plants that needs it. I'm suggesting employing someone because it's a lot of physical work and you probably have other things to worry about. (No, I'm not offering, I live a very long way from you!)

If you can show the property on a dry, or even better sunny, day I think the exterior might interest someone who is looking for a reasonably blank canvas to get to work on as a future project.

Hi Griffers, nothing useful to add but wanted to say that I viewed a house in Stones Paddock a number of years ago :-) First on the left if I remember rightly - it was at the bottom of the slope and a bit gloomy if I remember rightly. Ended up moving to Leigh on Mendip in the end.

It feels a bit tired. It looks spacious but also looks like it needs lots of work. I’d want to refit a kitchen, bathroom and new carpets which would set me back about £25k. So then. I looked at similar houses in the area to see if I’d ‘get my money back’ doing it up and found that the price of yours is already comparable to refurbed property nearby.

It looks like it could be a lovely family home and that aspect needs to be played up more. Nice big garden and good room sizes.

I do think you need to look at some changes.

  1. Lounge. I Agree, those orange carpets need to go. I'm all for putting my own stamp on a property but for your asking price I'm not going to spend £500+ per room putting new flooring down.


Would also think of getting rid of the stone fire place. My great aunt had that in her home, but a good look for most young families. I also think the room needs to be staged as it would be if people were living there. Why is the TV balanced on top of the fireplace by none of the furniture is facing it? Who watches TV like that?

  1. Same goes for the bathroom. Replace all of it with a white suite. I don't know anyone that has their own particular taste when it comes to bathrooms apart from maybe the wall colours? Most buyers will want a white one.


  1. Bedroom. Get rid of those above bed wardrobes and cupboards,they belong in a caravan only.


These changes may cost you a couple of grand but I think you'll have more chance of getting your high asking price if they're done. Can't see it selling for what you want as it is.

Good luck OP. I don't mean to be harsh but I do think you need to consider the points raised here.

The OP needn't spend that kind of money - they can likely still make a decent amount just by pricing it more realistically to get it away to someone who wants to modernise it to their own tastes.
