Help me sell my house please!

It's been on the market since early January. About 7 viewings so far, turned down an offer about two weeks in, and no viewings this month at all. Right Move report shows that the number of hits is still consistent with previous weeks. It's an immaculate detached new build in a gated development with extensive gardens, three storey, 4 bed, 3 ensuite bathrooms, garage. The photographer did a fantastic job and it was presented like a show home.

It's pricey, but we are in the suburbs of west London and it's actually £50k below what Zoopla say it is worth. We have asked the agent to recontact the person who made the offer a few months back, but they didn't engage. My husband is already overseas, I'm joining him in August and we really want to sell the house before then. We have a relatively small mortgage, about 30% LTV.

Other than reduce the price, what else can we do? There are 10 detached houses with 4+ bedrooms within a mile and ours is the second cheapest. Thank you!

If it’s immaculate, then the problem is the price.

The price of the other ones only counts if they are being actually sold for those prices.

We turned it down because it was £65k below asking price and it had only been on the market for a fortnight. We did try to negotiate but I don't think they could afford more and they admitted that their offer was well below market value.

Its probably over priced. If there are 8 similar houses cheaper in your area then why would buyers choose yours over those other ones?

No, there is only one similar house cheaper than ours, the other 8 are all more expensive (all over £1m).

Ok said there's is 2nd cheapest so there's only 1 cheaper.

But 65k as a % must be 5% reduction?? Why not accept if you want to sell or st least negotiate?

I would say price and a dipping market. People are wanting to offload properties they rent due to BTL tax changes. Two bed flats most affected? But it is contagious.

Are most houses in same price range 3 storey?
For a family home, I'd prefer 2 storey-- all bedrooms on same floor

All of the houses on the estate are 3 storey and 4 bedrooms, but only 7 of them are detached and only 5 back on to the communal gardens. We bought in 2012 and none of the others on our row have been resold since new.

You mention gated community. Which suggests a management company. I’m out. As is everyone else who wants a freehold house which really is a freehold house

There are annual fees of around £1100, paid in two instalments, which shouldn't really frighten anyone who can afford to spend £900k on a house. For example, our next door neighbours have a Porsche Cayenne, a 6 series BMW and a Ferrari which is just for fun!

The house is fine. It’s the service charge. Cost of management pack and deed of covenant that will kill a sale

Alabama we debated moving the table out of the kitchen, but decided it was better if it was clear that there was room for a table!

I don't like that you have an upstairs living room. I think would it be better to have it marked as another bedroom? And sell the dining room as a living diner?

Honestly, your kitchen would put me off.

It's too small for a four bed. If you take the table out of it it might look bigger and get people through the door.
