Help me sell my house please!

It's been on the market since early January. About 7 viewings so far, turned down an offer about two weeks in, and no viewings this month at all. Right Move report shows that the number of hits is still consistent with previous weeks. It's an immaculate detached new build in a gated development with extensive gardens, three storey, 4 bed, 3 ensuite bathrooms, garage. The photographer did a fantastic job and it was presented like a show home.

It's pricey, but we are in the suburbs of west London and it's actually £50k below what Zoopla say it is worth. We have asked the agent to recontact the person who made the offer a few months back, but they didn't engage. My husband is already overseas, I'm joining him in August and we really want to sell the house before then. We have a relatively small mortgage, about 30% LTV.

Other than reduce the price, what else can we do? There are 10 detached houses with 4+ bedrooms within a mile and ours is the second cheapest. Thank you!

The house is a genuine freehold. The service charge covers the landscape gardening, electronic gates, gritting in icy weather and other necessary maintenance. If they don't spend it all, we get the balance back.

I think it may be slightly overpriced. I know isle worth/twickenham well and I think things are slowing down.

What are schools like near you. They didn't used to be great in isleworth though that may have changed.

Having said that it's a lovely house!!

You’ll have restrictions on your title up to your eyeballs. No matter how many Porsche’s your neighbours have. If I’m buying a freehold then that’s what I expect to get

lostjanni there are two living rooms, people could use the upstairs one as a bedroom if they chose.

I don't really like your pictures tbh. It makes the house look bland. Take the table out of the kitchen...it looks cramped. Same with dining room...it looks squashed in.
I'm not a fan of the beige. Maybe add some house plants or photos? it doesn't shout home for me.

I wouldn't buy a house in a gated community no matter how well presented it was. I used to love be opposite site on which gated flats were built - totally ruined any sense of community in the street. I've no idea what made the people in the flats think they needed a gate between me and them!

If I had that money to buy I wouldn’t want to buy a townhouse, there isn’t much space- two of the bathrooms put together are the same size as the kitchen. Plus looking at the crime stats- reported crime is rising particularly in violent/sexual assaults (quite a few reported in January) in and surrounding the estate

I won't lie - the service charge and other legalities put us off buying on a new build estate earlier this year BUT loads of people do so it clearly doesn't bother some people .

Thanks moving good to hear schools are good! I only asked because I know in Richmond etc people are obsessed with schools so it's usually the first thing they check Smile

Check the nearby houses on market info. I can get a large semi for 750k. And a bigger detached for 850k. Drop the price.

tissue all of the viewers so far have been people who live within a few miles of the house. Presumably they know what the area is like, although having said that I work in Streatham and feel much safer in Isleworth!

It must be price. It's not just the houses on the estate that you have to consider, there are beautiful 4 bed period properties and other townhouses nearby for £100k + less; and two on the estate sold at £750/£710 last year, it's on your listing. Being detached/garden view may simply not be worth £200k more to buyers.

You’ve been sold a pup as they say OP. Suggest you put in a call to your LL, Management Company, Managing Agent and residents association to find out how much each of them will charge you to let you sell your “freehold” house. If you’re lucky they will accept an undertaking to take it from the sale

The small kitchen would put me off.
However I’m assuming that the other houses on the estate has an equally small kitchen.

I would drop to 850k. In all honesty that is the max I would pay. However could you contact the people who put the offer in earlier and accept it?

The thing is OP (and I mean this with kindness)- the locals aren’t snapping up your property! The crime thing could be putting off people looking to move into the area, that’s all. It’s definitely much safer than Hayes and Southall!

This one has the kitchen knocked through and seems much better. Not sure about the mahogany girl on the floor though.

I think it's lovely op. However when I look at four bedroom houses which have sold nearby the price is in thr range of 700 to 750. So I think it's substantially over the ceiling for the area.

It doesn't matter what people put their house on to sell for, it matters what they sold for. And no one has sold for anywhere near what youre asking.

So sure, some folks on here don't like the layout or the decor, it's irrelevant. Assume those who view do. But it's the price, and to be honest, it always is. Priced right, everything Sells. You're too far over the ceiling for the area and that's why no one wants to view.

Wow - 41 photos! You normally only see that many when its a mansion listing. I think some of them aren't great either at giving a sense of space - i think after the first photo the only one that adds value is number 7, the shot of the living room except maybe one of the kitchen shots which makes it look small. I only got to number 19 before i got bored - sorry.

When I'm viewing houses i don't like to see multiple photos of every room. I like a little bit of mystery. Id just pick one photo of each room that makes it look as good as possible and take the rest down. Maybe people feel like they've seen everything your house has to offer and that's why they aren't viewing as there's nothing to be curious about.

simon all of the other houses are like that one, they are terraced with an open plan kitchen but smaller bedrooms and only two bathrooms instead of three. There are only 7 detached and they were marketed for £200k more than the cheapest of the terraced houses.

lostjanni we asked the agent to contact them, she tried four or five times and they wouldn't respond at all.

I wouldn't buy it because of the kitchen. It's one of the main things that sell a house yet it's really small for the size of the property.

Op, again it doesn't matter what the developer marketed them for, and I suspect you already know with so little space between the properties they aren't a kick in the ass Off being terraced.

I think you were very lucky with your first offer. I'd put the value in the region of about 800.
