Help me sell my house please!

It's been on the market since early January. About 7 viewings so far, turned down an offer about two weeks in, and no viewings this month at all. Right Move report shows that the number of hits is still consistent with previous weeks. It's an immaculate detached new build in a gated development with extensive gardens, three storey, 4 bed, 3 ensuite bathrooms, garage. The photographer did a fantastic job and it was presented like a show home.

It's pricey, but we are in the suburbs of west London and it's actually £50k below what Zoopla say it is worth. We have asked the agent to recontact the person who made the offer a few months back, but they didn't engage. My husband is already overseas, I'm joining him in August and we really want to sell the house before then. We have a relatively small mortgage, about 30% LTV.

Other than reduce the price, what else can we do? There are 10 detached houses with 4+ bedrooms within a mile and ours is the second cheapest. Thank you!

(From a styling point of view though, the family room needs rearranging so that the table I usable without having to pull it out and the rotary line in the garden should go. Buy some patio furniture and the list it on freecycle when you move out if they buyers don’t want it)

For kitchen photo, remove the bin and take pic from a higher viewpoint.

Bluntness you may well be right if the price was less nobody would be put off by cream walls. But if OP wants anywhere near asking price she will be selling a lifestyle. Bullcrap its not like it is on the TV. It so is.

OP - can I suggest you take the photo of the kitchen in the morning, assuming you have taken the others you have posted this afternoon? Or late afternoon if the sun isn't directly on that window. I.e. take photos when the light through the kitchen window isn't so bright and there isn't so much glare. I wouldn't just close the blind as that just looks odd when it's clearly daylight outside.

Take several photos from different angles and compare them to see what looks best. You need less floor in the photo though!

It's a great house. Probably more to do with Brexit or people worrying about falling house prices which is slowing things down.

Id discuss with dh what is the lowest price you’d accept and if after 3 months it doesn’t sell rent it out

Your house is lovely but if I had that kind of money, it won’t work because the kitchen is too small for the kind of house and then it’s layout as a town house, I love bedrooms on the same level. I don’t like the gated community part of it as well, would rather not be paying an extra fee

Kitchen looks better now. It's made me think there's space for people and I could put a breakfast bar above the radiator, so it's piqued interest. I hope the changes and price reduction help to get it sold very soon.

I'm sorry I haven't read the thread. Others have already highlighted the main issues. I think the EA photos are dreadful - really poor. I also think you have removed too much - it looks very bland and unloved. Furniture is poorly laid out.

OP is appreciating the feedback, so there's no need to continue to be snippy about it. I don't think anyone has been overly harsh.

I think you need a refund from a photographer - they screwed you over! Don't get him back - have you got a friend with a good camera who can help improve on what you already have?

Essentially it does come down to price, but the staging is a bit off to me. I had to flick back and forth between a few photos to work out that the sofa upstairs was facing a tv that looked a million miles away from it! The furniture is often so far from the rest with nothing to bridge the gap that it conversely makes the rooms seem the wrong size and unpersonal.

For me if I was going to spend nearly a million on a house it would have to be much more private and with a bigger kitchen/open spaced kitchen.
I think it feels big and airy but soulless and a bit depressing. There are no features or anything thst make it homely.

It's an awful lot of money for a big amount of plasterboard

Also whilst there's a lot of open ground in the gated part the garden itself is underwhelming to say the least

It still amazes me how some prospective buyers don't do even the most basic research on a property before viewing, especially if they are from out of the area Because it could be the proximity of your house to LHR that is affecting the lack of offers.

Don't take Zoopla's estimates as actual valuations, they are not.

Bear in mind that zooplankton track historic prices ie sales that have already happened. In a falling market this means whatever zooplankton says is too high.

Hi, our house was up in August 17 and was sold within 3 days, that buyer pulled out as he basically lied on his mortgage application so it went back up in November 17 and we only sold it again a few weeks ago (we had 2 offers in between which were far too low) ... i think the truth is, if somebody wants your house - they will buy it!! its the harsh truth and so annoying.

Had a look on the link and theirs lots photos which is great for a potential buyer. Keep on at your estate agent, they should be selling your property

I know when iv been looking at houses, i have always liked to read "what the owners say" part if the estate agents add that in... its always nice to know how long somebody has lived there, why they are leaving and what they love about the house/area

Zoopla's estimates are way off. My house is a 5 year old semi and absolutely identical to next door, yet Zoopla values next door at £100k more. The only difference is my neighbours bought theirs from new and we bought off the first owners 18 months ago (both houses originally sold by the builder for exactly the same price).

I don’t see anyone being ‘orrible, but I for one will admit to being envious that, if successful, the OP stands to make a cool quarter million pounds or so, merely for sitting on a small patch of land for a short while. Nice work if you can get it.

I hope you don't mind me saying but if that's the improved kitchen shot I have to wonder what the original was! I'd put a rug down if you can't get rid of the glare as it makes the floor look lumpy - as a few others have said I'd also not take it from low down, it looks odd though all your photos seem to be like that. I'd also make sure it was ordered after the lounge shots - second photo in being the most contentious room will make a lot of people click back whilst not seeing the lovely big rooms you do have!
