Help me sell my house please!

It's been on the market since early January. About 7 viewings so far, turned down an offer about two weeks in, and no viewings this month at all. Right Move report shows that the number of hits is still consistent with previous weeks. It's an immaculate detached new build in a gated development with extensive gardens, three storey, 4 bed, 3 ensuite bathrooms, garage. The photographer did a fantastic job and it was presented like a show home.

It's pricey, but we are in the suburbs of west London and it's actually £50k below what Zoopla say it is worth. We have asked the agent to recontact the person who made the offer a few months back, but they didn't engage. My husband is already overseas, I'm joining him in August and we really want to sell the house before then. We have a relatively small mortgage, about 30% LTV.

Other than reduce the price, what else can we do? There are 10 detached houses with 4+ bedrooms within a mile and ours is the second cheapest. Thank you!

I've no idea what made the people in the flats think they needed a gate between me and them!

Usually they don't, the developer does Smile
IMHO the service charges will bother some but usually not those looking for that sort of house and are happy to pay for everything to be pristine around it too.

I feel for you OP, it's a perfectly nice house in a nice area, but I think these are the sort slowing in the current market, where they are newer builds, not quirky, relatively expensive etc. Thanks

Plus looking at the crime stats- reported crime is rising particularly in violent/sexual assaults (quite a few reported in January) in and surrounding the estate

Sorry, that's mean. But really, crime stats are shut anywhere in London just because there is always dodgier / busier areas eg transport next to housing.

The furniture has to go if possible. Either photograph it empty or hire furniture. It's cheap and out of touch and doesn't go with an expensive property.

Change the curtains if you can too.

Other than that a lovely house.

Much better picture and easily as good as the ones the estate agent did -but as pp said bin and microwave foreshorten it

I honestly do think it is worth tweaking a few things about to get the kind of photos that draw people in.

Also think - what do you like about the house, what is nice about it to live in and focus on emphasising that.

I would rethink a package of a few new pics with superficial tweaks and a lowered price. (maybe even taking it off listings for 3 weeks and putting it on afresh). Also - what price do you really actually want/need? What could you sell for?

Physically it's detached. Anyone who's ever had noise issues will recognise the benefit of that! But probably not enough to pay 200k more.

It's only the kitchen that would put me off. And proximity to neighbours. It's a beautiful home.

I wouldn't pay £945000 for it though. Would you consider dropping the price or is that what it's valued at? I guess this is just the reality of London house prices. I live in Kent and it's still costly in parts here but you can get a lot more private land for your dollar.

I think it's overpriced for today's market and the service charge is off putting as it will only ever go up. I have friends in Kingston and Richmond trying to sell family homes who have started around £1M last summer both have reduced to £800-£750K and still no sale. If you just want to get rid of it ask 3 local EA and get them to price it realistically for a quick sell. They'll have people on their books who will buy at a particular price point. If you don't/can't take the price hit consider renting it out for the duration you're abroad and get a management company to look after it for you to reduce the hassle.

Can you take a photo from higher up - that angle looks like you’re crouching. Also try from the other end looking into the dining room.

Out of photos 14,15,16, keep 16 only if you want to show that bedroom. It shows a normal window - other photos made me think the bedroom only had a skylight (would put me off).

I agree with the majority it doesn't have the wow factor in terms of decor and for many people the ground floor layout would be a big compromise.

The reason it won't sell is not because that poster hates the decor or doesn't like the layout. Plenty of others will. It's beyond ludicrous to not buy a house becayse you don't like cream walls. She is not selling her furniture and viewing houses is not like on the tv. There is no mystery house, you see the layout before yoh decide to view. That's how it works.

People have been nasty on here. No two ways about it.

I think the house is fine. The only issue is that it's priced as a detached house which it is, but only barely.

It's not quite a "forever" home because the kitchen is too small, and there is no space to expand. The garden is also small even for West London.

Hence price it for a couple sizing up from a flat (like a terrace or semi) and you're more on the money.

Prices were I live are still overpriced and are sitting on the market forever. Agents are saying to put in offers substantially below the asking price as they may be accepted.

It's a nice house but as others have mentioned a bit bland and imo souless. You need to dress the house a more luxury way, better bedding, some throws , good quality curtains etc also the price needs to be more realistic. Hope you sell soon

You have a very high level of insulation in that house. Something all those 1930s houses won't have.

Can a bullet point be added to that effect I the details? The energy bills must be pretty low.

I don’t think it’s the styling, it’s the kitchen and private outside space as others have said. There’s nothing you can do about those though which brings it down to price.
