Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

So the Thursday phone call to the solicitor....he has received a reply from the vendors solicitor saying she is still working on getting the correct version of the contract sent to us....3 bloody weeks and still this. So OH has a rant, and our solicitor said he would get it sorted out, he then phones the vendors EA and had a rant too Grin.....the EA then admits that the Vendors Solicitor only works 2 days a week......I just shook my head in disbelief at this.....no wonder this is dragging on and on, an empty property that the vendor wants to sell ASAP ( it's an estate sale) with us as chain free cash buyers and it's dragging week after week with the vendors solicitor unable to provide even the contract with the correct spelling.
Sorry for the rant but I'm at the point of needing a very large glass of wine and it's 3:30 on a Thursday afternoon Blush

It's so utterly fucking draining Miss I totally feel your pain. We're not going to exchange today but to keep the agreed completion date we should be able to exchange by 10am tomorrow. Yeah, right Hmm

I've also caught our EA in a lie, but can't call him on it as I shouldn't know what I do. This has pissed me right off but I'm at the mercy of everyone else with this process.

Just jumping on this thread. We had our offer accepted in May and finally feel closer to the end of this process.

Went to see the solicitors yesterday to sign everything. Apparently there’s been a nightmare with the land registry - property was built by current owner who also built a few houses in the same cul de sac. However the original land registry documentation was all mixed up with the properties numbered the wrong way round and the street given a different name. All a bit of a nightmare for the solicitors but they’ve sorted it, thankfully, just have to do new searches on the property because the searches were done using the old land registry info.

He said we should be close to exchange/ completion in the next 2-3 weeks though. Fingers crossed!

i think ours is looking more positive now.

Actually received the mortgage offer from the bank this afternoon. Which means that our solicitors will get it on Monday (apparently this is their procedure, it goes to the solicitors two days after the customers recieve it).

Had quotes from two removal firms. Much of a muchness. One was a couple of hundred pounds more but they were recommended to me by a friend (who moves house quite regularly).

Need to get packing more boxes now. Books are so heavy! Grin

I feel for you cakey we were told to avoid a few solicitors where we are for this reason, the conveyancers are part time. We've been lucky that it's all ours does and she is on it.

We're getting pressure from our buyer to complete ASAP, she wanted t do it tomorrow but our mortgage offer isn't in yet and I don't know what our vendor is doing. Told the EA yesterday that if they can't move quickly then they'll need to vacate the property so we can complete.

@legolimb How long has it taken to get your mortgage offer? I'm impatiently waiting for ours and don't know how much longer we have to wait! The survey is done and the lender requested more info which we submitted today so hoping it won't be too much longer.

Well we had the full mortgage application p;hone call mid May.

Then instructed the survey. This took place two weeks after we'd arranged and paid for it - so mid June.

The bank then asked for futher paperwork from us - we are self employed and were told incorrectly that they wouldn't want last year's accounts. So we then had to send that in.

I was surprised that this has taken so long - as our existing mortgage is with the same bank and we clearly can pay it. Annoying.

Let's hope yours happens soon too. I phone all parties regularly just to check that they haven't forgotten about us.. Grin

After both solicitors and the EA pointing out to our sellers how childish they are being over refusing to discuss dates, we may have a date if the rest of the chain agrees!

I really hope we don't see them on completion date.... words will be had!

I had our mortgage conversation with the bank yesterday and now waiting for the survey to be done. I don't have to pay for it so that won't slow things down. They said it'd take 14 days before I can get to the offer although have passed all the checks and can clearly afford the little bit extra we need on top of our current mortgage to buy the house.

Vendor is on holiday and hasn't done anything before going. So my solicitors haven't received the contract and can't do the searches yet.

Meanwhile my buyers are well on track and I've turned everything around the same day. First enquiries have been responded to already, not sure if they will have more.

My solicitor is sending me the contract to sign.

Yet not even heard from vendors solicitors in the purchase!!! Aaarrghhh.

18 weeks since our offer was accepted. 4th attempted exchange date today. I never wish bad things to happen to people, but I hope our vendor (who is screwing things up to punish his ex) always has an itchy spot just out of reach, develops an allergy to alcohol and becomes irresistible to biting insects.
So glad our buyers are patient and understanding.

I've had mortgage offer and got valuer going, so not as far as most. But found out that last yr both neighbours had large fir trees chopped to stumps, and am terrified of the chance of subsidence caused by this.
Also that new soffits and fascias last year caused condensation on ceilings in December (friend knows seller) but apparently this was checked and needed ventilation-ie window open.
Should I do a structural survey as well? the property is ex council.
Sorry to hijack, am a single mum and it is stressing me.

We sent over the funds today, hopefully exchange will happen either today or Tuesday with completion two weeks today!!

So our vendor didn't respond to anyone today and his ex-wife is now activating a court order to evict him (and apparently as a default she'll now be entitled to all the money from the sale). Am happy she's going to be able to get the money from the house but slightly worried about how bad the next week will be. And about any nasty surprises he might leave for us.
